I have received this complaint and want to address it for Ms [redacted] as Home Boys strives for customer satisfaction.  Ms [redacted] came in to purchase a home from us and her lender WA Trust would only give her a loan that is an "end fund" which means everything has to be done before anyone gets...

paid.  Home Boys likes buyers to get a construction loan, as if anything should happen to the buyer during the construction period or their credit changes in anyway, we would not get paid as there is no assurances that the buyer will get loan until everything is 100% done.  Home Boys only received a pre-qualification letter.  Also buyer never fully executed the purchase agreement (page 8) or paid the required down payment.  Home Boys is willing to sell her a home but she either needs to get a construction loan from her lender or we will need security that this loan will fund.  We will have to order her a home like she was originally going to purchase (circled options on page 11) as we have sold the lot model to another buyer.  We have had 2 price increase since she first wrote a purchase agreement, we are still willing to honor that as long as she gets either a construction loan or security to cover us if she can't complete this purchase.

Complaint: [redacted]I am rejecting this response because: Page 8 was signed and can also be verified with [redacted].  As for the down payment both my orginal sales person Mr. L[redacted] and Mr. R[redacted] were both advised of who to call to have payment forward to them immediately.  At no time was a construction loan ever mentioned this is the first time I heard of it.  They knew from the start of this project that it was an end fund loan. If he had no intention of selling to me under the terms which have been in place since September then why did he insist on having an appraisal done which was completed and forwarded to him on that particular home two days prior to him informing me that he had sold it to another party.  I feel like Mr. R[redacted] has done nothing but lead both myself and my lender on a wild goose chase.  Sincerely,[redacted]

Complaint: [redacted]I am rejecting this response because: He did have all the information he needed as for the down payment he was told on three different occassions what was needed inn order to forward the payment to him. It made no sense that he waited until after the appraisal was done and everything in order to change requirements.  From the very start he was well aware of what type of loan I had in place, he himself had talked with my lender.  They offered me the updated model for the price of what the one was they were going to order for me and as soon as the appraisial came in which was done at his request he changed directions.  I can't help but believe it has something to do with the appraisal coming in quite a bit higher than the loan amount. Why else did he want me to quit claim deed my property (which I own free and clear) to him and then he would order a home and sell me a land package deal, I am not that stupid. I just feel they did not live up to their end of our project, I did everything asked.Sincerely,[redacted]

To whom it may concern, We are very sorry that Mr & Mrs [redacted] had to cancel the purchase of a new home ordered from us.  The purchase agreement is very clear that once we order the home that their downpayment is non-refundable.  See attached purchase agreement and copy of email...

to client prior to her rescinding the agreement.  This was email sent to Mrs [redacted] prior to her canceling order  on 8/22/2017,  before she ever mentioned a complaint to the Revdex.com.  "[redacted],According to our written agreement you can rescind this transaction if you want.  We can charge up to 20% of total purchase price to rescind this agreement.  If you decide to rescind we will keep your earnest money and not seek any additional money from you.  Let me know if you want to cancel this or continue this transaction. If you intend to cancel this agreement I will need both you and [redacted] to sign a rescission agreement.   We would prefer you continue with this purchase and not cancel this agreement.Let me know how you want to proceed."It is very clear that once they ordered home downpayment is NON refundable (see page 1 & page 5 of purchase agreement). I am rejecting this response because:This response does not resolve my complaint.  As I said in my first statement, Jr. pressured me into entering into the purchase agreement with him, by telling me that he already generated an order with the builder prior to me entering into the purchase agreement.  This is an intimidation tactic.  He knew there was a chance that I would not obtain the required permits and always said that he would "work with me".  I took him at his word for this, and now he refuses to refund even a portion of my down payment, which makes him dishonest.

We offered to still sell her a home at price originally offered.  She either needs to get a construction loan or we will need security to make sure that loan goes through.  We will still honor price until 12-16-2016 if she can meet these requirements.  FYI this purchase agreement was never completed as buyer didn't full execute purchase agreement or pay any of the required down payment.  If she doesn't complete purchase by then we will consider this a dead deal.

I had a great experiance in dealing with Home Boys. They did everything they said they would in a timely manor. I would definately use them again.

Excellent and knowledgeable staff. Very convenient having all services I needed for my project under one roof. Several of their competitors talked negative about them when I was shopping around so I felt I should go and look at what Home Boys offer and am sure glad I did. Got a better value and everything went down exactly as Home Boys said.

Do not believe them when they say your home will be ready in a month.Get something in writing if it is not ready and get a hard price on paper.

Review: This summary illustrates the timeline (May 2013 to May 2014) and attempts on my behalf as the purchaser, to resolve outstanding issues with my CMH Manufactured [redacted] mobile home purchase from the Home Boys, who operate out of Spokane, Washington, and who also sell in British Columbia, Canada.

1. My purchase agreement was finalized in May 2013;

2. Land preparation extended longer than anticipated and the CMH Manufactured [redacted] “display” mobile home was delivered in September 2013;

3. Land prep directions and subsequent inspection by the Home Boys representative was incorrect and additional dirt moving and replacement was needed to finally off load the home in Clearwater BC, onto the cement foundation;

4. Once a determination was made that the home was in fact new, not used, the seller, Home Boys, agreed to fixing the interior settling damage as listed in the purchase agreement;

5. Connections were made by the purchasers contractor;

6. Once the home was energized, several issues were found that the Home Boys agreed to repair, as supervised by the purchasers contractor;

7. Those issues were identified in October and November 2013:

a. Leaking hot water tank with incorrect overflow

b. Electrical panel incorrectly installed according to BC code

c. Systemic water lines clogged with construction sawdust

d. Toilets and faucets clogged with construction sawdust following pressurization

e. Hot and cold water lines crossed, directly hot water to cold and vice versa

f. Multiple loose plumbing connections contributing to leakage, not found till months later when the underbelly was soaked;

g. Missing tub water spout and ceiling light fixtures

h. Sliding door installed upside down

i. Repair of underbelly exposure to complete above

8. Repair of these issues took several months as the home was located in a small rural town in BC and certified tradesmen are booked well in advance. Delivery of parts from the manufacturer was also time consuming, and parts ultimately delivered did not fit, further delaying repair;

9. The Home Boys did not wait for these repairs to be finished and called my financial institute demanding release of the final holdback as final payment for the mobile home also stating that they would not release the title of the home to my bank until this final hold back was paid;

10. Despite my constant email updates about the state of repairs, the Home Boys did not respond to my requests for direction;

11. In January of 2014 I submitted an estimate of the cost to repair the more than 40 settling cracks. Most so significant that they ran from top to bottom at each door frame and window, with the 3 most severe running width wise across the ceiling in all 3 sections of the home. Repair costs included preparation, mudding, sanding, taping, mudding, sanding, painting and painting, etc. The entire home required a complete interior paint job to match color. To this request I received no response;

12. A general inquiry from the Home Boys in January asked for a report on the status of events, the email address the request originated from was different than previous email address’s of which I was not of or informed of;

13. My response to the new email address remained unanswered;

14. Still having no direction from the Home Boys, I moved ahead with the interior repairs and the re-paint was completed the end of February 2014;

15. Despite commissioning, directing and liaising with my contractor to discuss the repairs and to coordinate with [redacted], the Home Boys have not, in good faith, paid the man in a timely manner;

16. The tradesmen that I and my contractor enlisted to complete repairs were now being paid out of the holdback as Home Boys did not provide any instruction to my repeated emails;

17. As a result, there remains an outstanding balance payable to my local contractor who supervised and worked on completing all these repairs that the Home Boys commissioned;

18. There also remains an outstanding balance payable to myself for covering all the repairs needed to bring the home to purchase agreement terms;

19. There remains the issue of modular home owner certificate, which resides in the hands of the Home Boys and should now be delivered to my financial institute to finalize this purchase;

20. Despite my repeated requests for resolution directed to the sellers representative and finally to the owner of Home Boys, who initially replied that he would address this following my email of April 5, (and who is no longer responding, stating on April 28 that “I will try and finish this tomorrow”), there remains no resolution;

21. A satisfactory resolution is for the Home Boys to settle the financial obligation of $1,766.20 to the contractor, $925.00 to myself, and to immediately send the home owner certificate to my financial institute*;

22. That if the Home Boys were truly interested in 100% customer satisfaction, this kind of business behavior should never come to pass or need Revdex.com assistance in resolving.

*Calculated as follows:

$4744.00 holdback, less $500 for last minute dirt changes to facilitate offloading, less $1032.80 for electrical, less $4137.00 for repair of setting and full interior paint, less $1766.00 for the contractor (to assist with listed repairs and electrical).Desired Settlement: The desired outcome and satisfactory resolution is for the Home Boys to settle the financial obligation of $1,766.20 to the contractor, $925.00 to myself, and to immediately send the home owner certificate to my financial institute*

Everyone was so helpful there! They made it such a great experience buying a house! We would highly recommend Home Boys to anyone who is looking for a home. They had so much patience with us answering any questions that arose.

We have a complaint with Home Boys. We bought a modular home from them in 2011 The price was in U.S. funds. They keep saying how our home was getting cheaper because of the exchange rate at that time . That we were not to worry, that we would get back the difference . But when the time came , he was paid in Canadian funds by the banks notary , he refused to give us all the difference . He gave us back $3,000.00 , but $5,000.00 is still owing to us . When our home was set up , we were told that they would be back in a years time to fix all the cracks that occurred with transit and settling of the home, and to relevel it . Home Boys are not honoring the warranty. We have not heard a word and we have a lot of issues that has to be dealt with . the cracks are getting worse . The Home Boys [redacted] Spokane, Wa 99218 . My husband and I worked with several different members of the Home Boys team to choose exactly what we wanted. They were very helpful and responsive as we worked with them over the course of a few weeks. I would highly recommend them based on such a great experience!

Review: This complaint covers several issues.My Mother and I purchased a new manufactured home April 8,2013, we paid cash for it so there is no money owing on the home. Well they finally delivered the home within the first part of Sept.,2013, (5) Five months after initial purchase. They came the next week to block up home, then they came and put it together only to find that they did not block it properly so they had to come back out and relevel. Then they came back to do some patching of seams. We had to force them to lay the carpet, when we first purchased the home we were going to have linoleum laid, and ask them to just leave carpet. Then because it took so long for them to deliver it we were unable to lay the linoleum so we spoke to them about laying the carpet and they gave us a song and dance about the carpet being old and it might not stretch, and could possibly tear, yadda yadda yadda. Since then they have not returned to finish fixing the cracks and window leaks, hanging doors, etc. in the home. We have called them and told them about the window which is leaking and asked about keys, even to find out when they are coming back to finish up. We have no keys because they say they have none. The home was not delivered complete. There was water and sewer pipe missing, and a faucet, heat duct work, etc. We purchased a complete home, and that is all we want is a "COMPLETE" home.Desired Settlement: We want them to come and finish our home so that it is completely livable. We cannot start skirting in the home till they finish, and the weather is getting colder making it harder for us to do what we need to do. We could understand this if we had ordered a special home, but this is one right off the lot. All they had to do was deliver and set up, and even that has been almost impossible. We have upheld our end of the deal by buying the home outright. Now they need to uphold theirs.
