Complaint: [redacted] I am rejecting this response because: How dare you blame the front door breaking on us?! We did NOT break the front door! The door broke my key because the knob would not turn completely as it was old rusted and stuck, which I informed you of the night the door was broken and the women from your business hung up in my faceWe also put this on our move in inventory sheet because the door was giving us issues from the time we moved in! Secondly, you told me you had the blinds the second week of us moving so why now are you saying they will be ordered??? The blinds are NOT the only thing we have requested over the past month to be fixed either! We have had to spend hundreds are things you guys should have had fixed! When I called your company last week, you guys advised me that you didn't even have my work order anymore! You had no intentions on fixing anything from the day we moved in! You just wanted to get your money and swindle us like others have said in their reviews on Yelp.com and other websites!!! Now to make matters worse, we have an ant infestation in our home that we are going to have to pay for ourselves because the Lord knows that you guys wouldn't come out and do anything about it!!! I have pictures and videos I have taken of all of these things!! I will be contacting Legal Aid because this is ridiculous! This is the absolute worst decision I have made in my entire life by renting from your company!! Regards, [redacted]

HNR charged tenant according to his lease and move in thathe mentioned, the property wasn't rented within 7days as he mentioned, also I'm yet to see any tenant in the world that will rent a property with ROACHES INFECTED, so that fact that the property was infected with roaches before they moved in is nothing but big liesHNR charged tenant accordingly and further has no more comment going forward

Everything has been taken off but the blind and that has been ordered and should be installed this week endThe front door tenant mentioned was damaged by the tenant by broken the key inside the key holeWe will also take care of that no with cost to them even though we supposed to charge them for

In response to tenant allegation, complain and request, HNR did charge anything extra outside our lease guidelineEverything charged to the tenant is in accordance to our leases agreement that tenant signed with us, husband has been in our office and we have explained everything to him and we also
have reversed only one charges we found pre-existing, everything else were not pre-existing and they were not exaggerated, if they need more time to make the payment charged them, they will need to contact the office and set up payment plan if not their file will be sent to collection as stated in the letter sent to them, so we will be expecting the tenant in the office to come and resolve the issue and come up with the payment planWe are willing to work with them as much as we could

This complain is outrageous,ridiculous and embarrassing on the part of the person making the complain or request (Mr *** ***)Some of the BIG LIEs in the complain that we can point out is when Mr *** *** said that "....When I contacted the tenant, he informed me of many terrible things and
explained that those things were why he wasn't paying rentHe informed me that the temperature outside had been over degrees for weeks, the AC had gone out, & Mr*** was refusing to repair it...." Another one was "...He promised me that he'd use his own money to buy a brand new one and have it installed immediately..." He also went further and said "...This promoted me to apologize to the tenant and allow him to break his leaseThis also prompted me to fire Mr*** as my property manager and demand that he replace my AC..."
Mr ***'s tenant has been owing rent many months way before A/C went out, as a matter of fact eviction procedures has been initiated against himSo it wasn't Mr *** that let the tenant to brake his lease BUT tenant got evicted for many months of non-payment of rent, A/C issue came up like a week or two before Eviction was finalized by courtTenant had been having issue with rent coming up with many excuses with his pay checks and all that
Furthermore, HNR never promised Mr *** of using our own money to replace his A/C why should we? We are not the A/C Company that messed up the A/C unitThough we hired them and unfortunately and truly the A/C Company messed up the unit but FORTUNATELY the A/C company did the right thing immediately after we informed them and REPLACED the whole A/C outside UNIT for Mr ***What else does Mr *** wants that was better than that? The OLD A/C unit probably since the property was built got replaced with brand NEW
Also for Mr *** to make this remarks ''...I want him to pay for the new AC unit he promisedI have home warranty, who are addressing the issue, but it's the principle of the matterI lost money because of him, he damaged my property, and he lied about the product he was giving me to replace what he'd destroyed....'' This remarks is not only DUBIOUS, but OUTRAGEOUS, SELF CENTERED, GREEDY and RIDICULOUSWhy in the world does he even have another gut to contact us after years he got Brand New A/C? It looks, like due to the greedy nature of him, he just want to keep putting blame on everybody that comes across his path so he can get stuff fix in his house without coming out of pocketOr should we say he wants to Eat his cake and also Have it at the same timeWahoo that is call double dipping
Here was the part of pleading and requesting email he sent us January 17th before HNR allowed him to brake his contract with us with NO CHARGE " I appreciate your time, and your
efforts, but I no longer think that we can continue in this capacity. I still consider you a smart and savvy Realtor who has one of the brightest futures of any Realtor in ***, but right now I have an emergency, and allowing this home to be foreclosed on would ruin my future, and that I cannot have. I really hope you can understand where I am coming from and will agree to terminate the contract so I can move forward and receive emergency assistance with this property. You may have not said so, but I think I can speak for both of us when I say this was probably long overdue as I've been
sick of not being able to live life normally due to all the issues with this house, and I'm sure you've been sick of listening to me bicker about them as well. I have no quarrel with you, but I am not finished with the AC guy because I don't understand why he gets to keep the $389.50...."
In conclusion, we managed Mr *** property as if ours, our relationship was great for a long time because Mr *** was one of our tenant before we helped him to be a landlord, unfortunately
tenant's failure to timely pay rent or even pay at all affected us both and also the issue of A/C came up at the endBut it is VERY unfortunate that after years that his A/C situation was settled with NEW one by the A/C company we hired, HNR received this kind of complain from Mr *** againSo he wants new A/C unit in replacement of old one? That is just unimaginable

HNR has made it clear that none of the charges to the tenant are pre-existing in accordance with the moving in inventory. Tenant violate the lease by having unauthorized additional dog on the property and we have pictures on file to back up this. We have done everything on our side to address this issue with the tenants and we are still open to talk to them if they are willing. Also every documents tenants requested has been sent to them and it seems that this is getting redundant and HNR will not comment going forward on this file anymore on this platform. Again we are willing to work with them the best way possible in accordance to our lease agreement. Thanks

I am rejecting this response because:  The property management company has not followed their lease maintenance agreements or the requests of the owner, Ms. [redacted].  In May, there was a meeting between Ms [redacted], her maintenance person, myself and the property management company in the back yard.  At that time Ms [redacted] told the company she had already paid them to clean up the back yard and would not be paying them to do it again.  They needed to take care of that, the front door and the garage.  Her maintenance person came at a later date and cut down some dead trees at her request.  I work from home and the property management company REFUSES to even attempt to work with my schedule.  I am off every Wednesday and have requested they set up work on that day.  You cannot tell me in 3 months, they have not been able to schedule the work on a Wednesday.  One girl showed up at 9 am on a Tuesday for backyard clean up.  She showed up in a car with no trailer to haul the debris off and stated she was going to talk to them in the office because she knew nothing about the metal and snakes, only the downed trees and brush.  She never returned.  We have a signed document stating since they raised our deposit from 500 to 1000 we had until September to pay the addition in monthly increments.  I have paid my base rent every month.  The company informed us the owner refused to work with us on the due date as I get paid each month on the 8th (which Ms [redacted] stated was NOT the case as she was never even asked.)  I did not pay the late fees or deposit payments only in June and July as I am STILL waiting on the work to be completed that the OWNER requested.  We have submitted numerous work orders, emails, calls, texts and in person requests - all have been ignored.  All of these items were even on our move in sheet!  It took 3+ weeks for us to get working lights in our bedroom and hallway as well as water in our laundry room.  We did NOT break the sink, the elbow pipe under the sink simply broke.  They did get it repaired quickly as water was a big issue.  That was the one and only time something was repaired timely.  We submitted the vet bill immediately as it was from their negligence that our service dog was injured on the debris in the back yard.  We received a letter on 7/30 stating we had until 8/1 to pay in full or eviction process would start.  We went into the office and was told they could not 'find' any of our work orders.  We gave them until 5 to locate them.  At 451 pm we spoke with the office manager and she stated they had been found on the managers desk and he was emailing me a copy of them.  To date I have not received this email or any further communications.  I also informed them on the same date that we would pay everything in full IF they had all repairs done by August 15.  Otherwise, we will take all the business emails and personal emails between us and the office manager, texts, pictures and documents to court when and if they filed.  All we want is our property safe for us, our children and our animals as well as compensation for the vet bill his negligence caused.  A lease goes both ways!!!

Only if we can get tenant to come and pay her July AND August rent and stop destroying the property, this her claim would have been great and solidify, instead she has not fully paid July rent and nothing has been paid in August. Tenant is currently in process of getting evicted for non-payment of...

rent. HNR has fixed and took care of all her work orders submitted to include the Kitchen sink she and husband broke. She decided not to follow our leases rules and instructions but instead creating and making her own rules by PREVENTING and STOPPING our handy-man and cleaning crew from going into her backyard to fix the property.This claim is time wasting and HNR will not comment on this going further. Tenant needs to focus on getting her July and August's rent paid plus late fees to avoid getting evicted, instead of wasting time on the computer with baseless claim and complaining.  Thanks

I am rejecting this response because:what they had stated is a lie we have the copy of the 30 day notice we gave them on feb 27 2017. HNR has been compleatly unwilling to work with us to resolve this. We did turn all keys in we had. They are falsifying charges  and taking advantage of our situation because we are out of state now. They have multiple math errors on they're statement that add up to over $2,000.00 ( deposit was added instead of deducted, April rent was added.) HNR  is a company based on lies. They're also charging us for normal wear and tear which according to our lawyer is illeagl also adding 40% to collections is also illegal. HNR is harassing us with threats. And have been unresponsive to our last 4 emails. They have not been compliant and have not given all documents requested. They are trying to steal our money and take advantage of us.

I am rejecting this response because:everything he stated is false  And is threatining my wife and I with illegal measures. He is not being professional with this matter. And according to the realty board of bell county and fort hoods realty board this is not the first time they falsified charges it's actually very common. Fort hood is currently looking into this and is deciding whether or not to black list HNR for going after soldiers. They have refused to send documents requested. HNR cannot charge me and my wife for things wrong with the apt that we're wrong with it before we got there. And [redacted] is a liar my wife and I gave him a 30 day notice on feb 27 2017. HNR IS A TERRIBLE BUISNESS

Firstly, The alleged money refers to in this complaint is not up $4,500.0, that is the first incorrect accusation. The tenant never gave no 30 days notice has required by their lease agreement, instead they gave us notice the day they brought us the 1 key surprisingly (1 day notice), stating that...

they have moved out, that was a total shock to us. The tenants after dropping us one key, went back to the property the next day and met our inspector there while doing his job, stating that ''Oh we are not done please give us couple of hours.'' That show that they never turned in all the keys as the lease required them. Our inspector found two dogs locked up in one of the room which one of them is unauthorized according to their lease. HNR has tried our best to resolve this and even talked to their parents but all to no avail. Tenants charges were all totally according to the lease agreement. The Lease, addendum, move in and out inventory, all the invoices for repairs done while they were renting from us ALL has been sent to them, even though they supposed to have their own copies, we still went ahead and sent everything to them. We have done almost everything we could to solve and help them so far. We communicated with them through phone and email several times trying to make them understand the contents of their lease agreement they signed, but all efforts seems effortless. At this point we have rest our case and pray that they comply with their lease agreement they had with us like they supposed to. Thanks[redacted]
