I am rejecting this response because:When we moved out I understand there was in inspection reportThe carpet company was unable to remove the gatrade stain, but that was itEverything else was not us they have indicatedAs for the utilities we only owed $for waste/trash and $for sewerI have no idea where $is coming from$should have been included in the $that was issued to the company upon move outAlso, I went ahead and contacted the city of Sacramento and they said nothing was ever paidI sent that payment, not my fault they failed to send the *** payment

I am rejecting this response because: see below for my inserted replies:I hesitated to respond to this complaint, because it's publication it may start a negative "Review Storm" from this owner. However, I also feel we need to take the mission of the Revdex.com seriously. I share the following only to tell the other side of the story. There are partners for this rental home, one of the three owners is a gentleman who responds appropriately and professionally when we need to contact him The other two owners are challenging to work with. They were often disrespectful in the way they communicated with us, saying they have been landlords and they knew how to do our job better than we did>>Saturdays are the busiest days of the week for property showings, so this delay caused a lot of re-scheduling work by our agent, which resulted in potential tenants not showing up or complaining that they were inconvenienced. During the inspection of the property, the owner continued his way of communicating and was repeatedly rude to our agent, responding to answers our agent gave to his questions with comments like "do you think I don't know that!" >There have been gardeners working at this home, not >Nothing in the photos submitted by the owner of the yard are unusual to find at the end of a wet, windy winter Having an owner participate in the selection of a big ticket replacement, like a kitchen appliance, is not an unusual happening. All expenses over $require the owner's input and approval My partners and I have had properties over a year period and have NEVER had such a terrible experience as we've had with HRAnd we are not alone>>Different personalities, different expectations, or we just don't like working with each other. It is still legal to quit a job for any reason. It should be ok to terminate a business relationship that is not working well for either party without resorting to disparaging each other

These tenants have been to our office and have been shown our mo& move-out photos They know that what they are claiming is untrue.This website only allows photos to be attached We are submitting photos of the microwave at moand how it looked at move out
Please note the handmade wooden handle the tenants attached to this microwave We are also submitting photo of the large red stains they left in the carpet.We have written mo& move-out inspections, we also have many photographs from both inspections that show that our deductions from their security deposit are correct Since we are unable to attach any more photos, we can sent copies of the inspections and more photos to the Revdex.com, if necessary.Utility deductions were made based on unpaid bills sent to us by the utility companies The tenants were sent copies of the utility bills attached to their Security Deposit Disposition statement

are 3 partners for this rental home, one of the three owners is a gentleman who responds appropriately and professionally when we need to contact him.   The other two owners are challenging to work with.    They were often disrespectful in the way they communicated with us, saying they have been landlords and they knew how to do our job better than we did.   In the weeks prior to the meeting referred to in this complaint, he repeatedly told our staff that he "might as well take over managing this property" since in his opinion we were unable to handle the job to his satisfaction.   This owner showed up for the scheduled inspection at the property 50 minutes late (not 30 minutes), on a busy Saturday morning.   Saturdays are the busiest days of the  week for property showings, so this delay caused a lot of re-scheduling work by our agent, which resulted in potential tenants not showing up or complaining that they were inconvenienced.    During the inspection of the property, the owner continued his normal way of communicating and was repeatedly rude to our agent, responding to answers our agent gave to his questions with comments like "do you think I don't know that!"    There have been 3 gardeners working at this home, not 12.   Nothing in the photos submitted by the owner  of the yard are unusual to find at the end of a wet, windy winter.    Having an owner participate in the selection of a big ticket replacement, like a kitchen appliance, is not an unusual happening.   All expenses over $300 require the owner's input and approval.  We had discussed prior to Saturday, terminating this contract, due to their behavior towards our office staff.   After the meeting on Saturday we had had enough and sent them a 30 day notice of termination of contract.   30 days notice  is required by our contract and would have given them time to find another property manager.    When this owner received our notice,  he responded that he wanted the contract terminated immediately.   We have accommodated his preference, cancelled the contract and closed his account.   We will not be refunding any management fees.  We did our job.   There are no costs associated that I know of with finding a new property manager.    I hope that any prospective customer or business owner that reads this response will understand that sometimes business relationships don't work out.  Different personalities, different expectations, or we just don't like working with each other.   It is still legal to quit a job for any reason.   It should be ok to terminate a business relationship that is not working well for either party without resorting to disparaging each other.

Review: We had $355 deducted from our deposit return: $290 for a heavy clean & $65 for a carpet cleaning w/stain treatment. We questioned the charges in general as we had cleaned the house prior to our lease term date (4/27/13) & had also provided the professional carpet cleaning receipt per our lease agreement. We also questioned the stain treatment charges specifically as the carpet was stained prior to us moving in. In regards to the heavy cleaning charge we were told that we left extensive dirt & pet hair throughout the house. In regards to the duplicate carpet cleaning charge & stain treatments, we were told that there were multiple urine stains, in addition to the stain already present when we moved in, & that it appeared as though a dog we had over had created new stains after we had [redacted] out. It was also noted that our [redacted] receipt was dated almost 2 weeks prior to our lease term date. In that same conversation we were also told that they photographed the clumps of pet hair & dirt left behind in the house & that the refund & statement we rec'd is final & will not be adjusted. I stated that we had moved out of the house on Saturday 4/13/13 & that the carpet cleaning was done the following Monday (I mis-stated; the carpet cleaning was done the following Wednesday, 4/17/13), which means there was no dog there creating additional stains after the professional carpet cleaning was done. We rec'd no response. Obviously there is a discrepancy between how we think we left the house vs. how property management thinks we left the house & we have been told they have pictures to justify their charges. If we're wrong then we are, but we don't believe we are so we'd like to see the proof. We have requested these pictures multiple times via e-mail & leaving several messages on the business answering machine. We finally got in touch w/the receptionist, [redacted], who stated management had decided that they're not going to forward the pictures to us & that no refund is due.Desired Settlement: DesiredSettlementID: Refund

As stated above, if we're truly wrong then we want the pictures to prove it; we're requesting the pictures proving we left extensive dirt/dog hair throughout the house as well as the pictures showing multiple stains in the carpet. If pictures can't be provided then we believe a refund of $355 for duplicate cleaning charges is in order.

Business' Initial Response

I am enclosing copies of the invoices from our cleaning company and our carpet cleaners for the house in which [redacted] recently moved out of. These invoices serve as our independent contractors observations that the house was not left clean as Ms. [redacted] claims. I have also included a few photos of the dog hair left behind and the urine stains in the carpet. There was more dog hair found by our cleaning crew that was inside closets and behind the appliances in the home when those appliances were pulled out for cleaning.

Ms. [redacted] was well aware that the dog was not allowed per her lease agreement.

I understand that Ms. [redacted] is unhappy about the deductions from her security deposit, but the fact is that she did not leave the home as clean as it was when she moved in. We are allowed by law to deduct for the services we required to return the home to the level of cleanliness she received it in. Unfortunately, even with the additional carpet cleaning, we were unable to entirely remove the urine stains and odor that her pet left behind.

1st & foremost there are no date stamps on the pictures showing when they were taken. There is 1 picture of a clump of dog hair but we supposedly left extensive dog hair all over the house including behind the appliances; where are those pictures? The picture of the stain in what appears to be the middle of the carpet is comparable to the picture we have of the original stain prior to move in. We don't know what the stain up against the wall is but are curious to know how we had a dog that supposedly managed to stain that area of the carpet without also affecting the wall. We did not have any unauthorized pets living w/us.

Business' Final Response

Our position is that the Tenant had an unauthorized dog in the home and she left the home in a condition that required us to have additional cleaning done after she vacated. We deducted the cleaning charges from her security deposit in accordance with current tenant/landlord law. There will be no further refund offered to this tenant.
