HomeTech was hired to perform a home inspection at [redacted] ***, [redacted] , IN on July 2, A thorough and detailed inspection was performed by HomeTechFrom the complaint form I see the [redacted] 's are now experiencing problems with a bathroom As part of the inspection my company also certified the well and the septic systemIn order to test the septic system, dye is inserted into the system and hundreds of gallons of water are induced into the septic systemWater was ran from all interior faucets, shower and tubs the entire duration of the inspection (Hours)With the water running, the crawl space was the last item checked during the inspectionMr [redacted] accompanied HomeTech into the crawl spaceNo leaks or damage was present at the time of the inspectionDue to the type of loan the clients were getting, water tests were required by the mortgage companyHomeTech obtained the samples and delivered the water to the Lab in the appropriate time required by the labThe test required were Total Coliform, Lead and Nitrates/NitritesThe clients were to pay for HomeTech's services as part of their closing costs ($595.00)Their Realtor had the fees on the HUD statementAt the closing, Mr [redacted] refused to pay HomeTech's fees and demanded that they be removed from the closing costs, which the title company removedIt is unfortunate that the [redacted] 's are having problems with the bathroomThere was over a month from the date of the inspection and the time the [redacted] 's took possession of the homeHomeTech takes great pride in the work we do, but a home inspection is not a guarantee that nothing will ever go wrong with a homeIf we can be of more assistance in this matter, please contact me at you convenienceSincerely, Jeffery T U***, Indiana Home Inspection License No [redacted]

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.   Jeff U[redacted] and I agreed to meet at the home for inspection at 3:00 pm to discuss the services he head to offer a to talk about the price of the inspection.  When I arrived at 3:00 pm Jeff was already at the home doing the inspection.  When I questioned why he was already working he said he was in a hurry.     I went inside with Jeff to walk through the inspection with him.   I had to point out several issues with them home that he never notice.  He didn't even know about the fourth bathroom in the house.  When we went into the crawl space he crawled around very quickly and didn't seem to pay a lot of attention to anything.  I also questioned this, he assured me he checked out everything.   When we went into the attic we were up there for 5-10 minutes and he said he had to get down because it was "too hot for him".    I was not impressed with him or the inspection process he performed.  He claims in his response that there was "a thorough and detailed inspection was performed" but like I stated he missed a totally rotten bathroom floor that had subfloor so deteriorated that there was subfloor falling down on the pea gravel in the crawl space.  I am attaching pictures of the damaged floor from the crawl space.    Jeff U[redacted] states in his response that our mortgage required water samples, this is false we wanted them for our knowledge.  He also states that we were to pay the 595 dollars for the inspection as part of our closing costs, that is not how we were told to pay.  He told me he would bill me for the inspections, which I called and left messages twice about how to give him payment, he never returned my calls.  I also called about the water sample results that we never received and he never returned my calls.  I even ran into Jeff at a store one day and asked him face to face about how to pay him and why we never received water sample results, he told me again he would bill me and told me he didn't send the water sample results because they were fine, I told him that day in the store that I still wanted the results and he assured me the samples came back fine.  The lead measurements in the water were over the EPA limits.  This, I believe, is why he never sent the results to us.    There is no way possible for that bathroom floor to rot out in the time from inspection, July 2 2014, to the time I discovered the rotten floor on September 2 2014.  As far as I am concerned Jeff U[redacted] and Mike Surber knew about the bad water samples and the rotten floor and they never told us because they would not get the sale on the house, therefore they would not get the money from the sale.     I believe there was negligence on the part of Jeff U[redacted] and HomeTech inspections, and that negligence is going to cost us between 12,000 and 18,000 dollars to fix a rotten floor based on the estimates we have received from various contractors.  I think they should be held responsible.
