Complaint: [redacted] I am rejecting this response because: The statement from Tracy is the couple that the apartment was given to was guaranteed to them the entire time they were under the impression that it was theirs and that they had time to submit the deposit They were never told that it could be given to someone else if they were approved before they had their deposit submitted I encourage somebody with authority to speak with them they were promised the apartment the entire time and it was never available to other renters when it was still being viewed and applications were still been excepted! The applicants were approved but not guaranteed tenancy, as we did not yet have security deposit In this line of business, people often change their mindTherefore, nothing is guaranteed without securable funds and an agreement in writing It is not my job to explain that to ms [redacted] I am an agent for the landlordThese accusations are so offensive and based purely on presumptionsI received about calls on that same property that same day Therefore, to ensure placement of a qualified tenant, and to perform my obligation to the landlord at our highest performance, I arranged a few more viewings and received two more applications, at which time the property was still available In addition, the [redacted] s were informed that there was another application in competition with theirs, at the time they submitted itThe original applicants submitted their deposit and the owner accepted their offer over the other two applicationsIt is as simple as thatThe allegations made by Ms [redacted] are absolutely and we were professional, forthcoming and ethical in every instance of this situation

on our website and on the application itself. The first time we showed the mentioned property, we received one applicationThis application was approved but the applicants could not submit the security deposit at that timeTherefore, we had to keep the property on the market to ensure tenancy for the landlordReal estate agents and Rental agents alike, do not take the property off the market until it is secured with an earnest money or security deposit. Therefore we made arrangements to show the property to the ***'s and a couple othersWe received the ***s application and one other from that showingThe ***'s were informed that there was another application at that time they turned theirs in, and submitted their application anywayWe processed both applications and approved the other application over the ***'sHowever, the applicants originally approved brought in their security deposit at the same timeIt is our job and are required by law to present all offers to the landlord, even up to the time of signing a lease agreementThe landlord chose the original applicants, over both of the other two later applicants, which is absolutely the landlord's prerogative.Furthermore, I even offered to refer them to a couple of other properties but they refused to comply with the pet fee requirements on one of them and the other would not even consider their three dogs. Ms*** falsely accused us of stealing their application fee as well as others because of the original applicant that was approved but had not yet submitted depositIt is not my obligation to inform anyone that an application was approved but deposit not received, because as a result, the property was still availableShe also threatened to tell as many people as she could this accusation as well as post this information publicly, which is slanderous. Finally, the *** will not receive a refund for their application fee, as their application was processed for a property that was available and the application fee is non-refundable
