I paid for a home inspection and for a pest inspectionNeither of the two were satisfactoryThey were both incompleteI especially had a problem with the home inspection because the inspector refused to complete the inspection by his refusal to go underneath the house The agent claimed the there was excess water and a flea and tick infestationHe required that an abatement company be called to eliminate the infestation before he would complete the inspection I then hired another contractor to inspect the entire area underneath the houseVideo and photos were takenThe video's and photos proved that there were no fleas, no tics and only dampness, no water I lost time and money because of the faulty inspectionThe information nearly prevented me from purchasing the home as I almost changed my mind about buying the home because I was lead to believe the condition of the house was worse than it actually was I reported this to [redacted] and asked to not be charged

I used *** to perform my home inspections back in September They provided detailed reports identifying several issues that we had remedied by the seller before purchasingIn March 2018, we discovered water damage on interior drywall that required unexpected roof repairsThe licensed roofer was shocked that our inspection did not identify the issue that had existed for many years and should have been identified during the inspection processI'm very disappointed that *** did not identify this issue during the inspection as I'm now dealing with $2k+ in damageWhen I called ***, they sent someone out that immediately claimed there's no way they could have seen the damage to the roof six months priorOf course, he made that statement from the ground before even getting up to the roof to look at the issueI would like a refund of the $paid for inspections to ***

The company is trying to get me to pay for a home/termite inspection that I did not order
HomeGuard has been trying to get me to pay for a home/termite inspection (noXXXXXX) from 7/8/that I did not order The ordering party was JKA Properties of Saratoga, CA and HomeGuard's own invoice noSJXXXXXXT of 7/9/lists the party to be billed as Hoan Tran with Chicago Title of San Mateo, CA I received a letter from MsCrystela Sanchez dated 12/16/stating that my account was "severely overdue" and required payment of $"within days" or the account would be turned over to a collection agency and a $processing fee would be added to the balance due I emailed her back on 12/21/stating that her records were incorrect and provided the two documents proving that and added that if she persisted in her fraudulent attempts I would report her to the Department of Consumer Affairs (which I just did) and anyone else I could think of (you) A few days ago I got a

Inspection based on opinions not factsSeeing oxidized valve under the sink assumed it was caused by water leak, when the wood floor under it had no water damageThe list goes on and on In my opinion, these inspectors never built anything or have real world construction experience, but make key critical judgment based on non-scienctific opinions, rather than actual dataDo not hire these folksThey make even more money for reinspections and to correct their faulty reportsNo oversight on their quality of workThey should be closed down, it's a completely legal scam!

Such poor business practice to send me to collections after only one attempt to contact me by mail back in for a bill that I thought was covered by escrow when I purchased my home in Seriously, years later I get an invoice from a collections agency It's 2018, I'm still in my house, at the same address Registered mail would have confirmed I received any correspondence There should be a shorter statute of limitations to avoid this I am so disappointed

In September we got a Home Inspection with HomeGuardWe moved into our home in November We also bought a HomeGuard Home Warranty, as it was marketed as a convenient afor year long A/C coverageThe Inspection said no immediate actions were needed for the A/CInsulation on the refrigerant lines to improve efficiency, and mounting was noted as a recommendationOtherwise the Inspection says there were no visible defects, no immediate actions needed, and all works fineIn April 2018, the weather started to warm up so we tried our A/C for the first timeIt did not blow cold airWe called HomeGuard Home WarrantyTheir Technician diagnosed the issueHis formal diagnosis: a small rock had been sitting on a refrigerant line for the outside Condenser unitOver a long period of time running the A/C, this rock eventually wore the copper line and caused a leakWe have not run the A/C ourselves since moving in, because it's been cold/rainy up until nowSo based on this di

Please Stay Away from home Guard is a totally Scam I would give them a negative

I hired HomeGuard to provide a objective factual home inspection report based on law and building codeThis organization condones their inspectors requiring action on items they note based on opinionWhen I ask Manager *** *** to reference the building code for several items noted that they were requiring, he advised that they do not note items based on codeThat they note on opinion and possibilitiesI paid $for a home inspection report that is worth nothing because it’s just some inspectors opinion, not based on fact or building code requirementsThis organization is providing a poggus serviceThey are not providing useful recommendations based on California building code

To be completely honest the man who I called on the phone "***" had nothing but excuses of how and why there was 20lbs of rat *** in my house and said I should have fixed it before escrow closedThe only thing I have to say is *** do you think I would have not clean the rat feces before my year old moved in to my houseTo address the section of this about the inspection not required for taking off a return vent, BS I stood there and watched him shine his light in the same place I pulled the soaking wet piles of poison that Homeguard only makes excuses for themselves, so they can keep getting away with advertising and lying to Thier customers saying it wasn't cover in my inspectionThe definition of inspection is to critique or examine something carefully and thoroughly and homeguard did this great in some aspects but we all need to admit when we messed up not put it on the little guyI guess after years of military service one war this is the American way to buy a home and I just didn't know it!!!

I'm not satisfied with the response from Homeguard
The following response from Homeguard (on 6/18/2015) is dishonest and misleading:
"it was noted that the unit may need service in the near future"
The truth is:
In the report from Homeguard, it uses "!" to indicate an immediate improvement recommendation itemThe AC problem was not suggested as an immediate improvementInstead, it states that
"the air conditioning unit is older and may require additional maintenance in the future."
This description fails to highlight the AC problem, misleads and confuses the client and the agent
I do not think the report accurately states the condition of the AC as what the homeguard would hope to express earlier
The manager from homeguard provides names of HAVC contractorHowever, one of them no longer serves my area, and the another one serves the location but did not agree to evaluate the problem
The two resources that Homeguard provided are not helpful
Responding to "If the unit was not working as they say, it should have been disclosed by the seller of the property"The problem with AC was not disclosed by the sellerHowever, it is the sole purpose of hiring a inspection company to report all the hidden problemsThe failure of reporting correctly which reflects to the true condition of property, is a mistake of the inspection company
I want Homeguard to respond on the settlement and update it on the Revdex.com

I do not accept the response from homeguard and I think it is the time for me to leave the conversation
This is my last post here, that means, this case is endI'm very disappoint with homeguard's customer serviceI learned a life lesson and I hope my story here can be helpful for others in the future
I have asked the homeguard to re-inspect the AC unit, they already sent a qualified individual to determine the problem on 6/12/2015)I think their staff should have the capability to determine the problem
So, it is not my responsibility to find a HVAC contractor, if homeguard are not sure what their found when their re-inspected, their should find someone who is qualified
With more than 104F in this area, it is impossible to live in the house without an ACHowever, since my first complaint with homeguard (6/10/2015), there is days that homeguard can earn their reputation back and improve their businessHowever, homeguard still ignore and avoid their mistake
In the past days of conversation on Revdex.com, homeguard refuses to admit the mistake and give a definite proposal and improve their business
