Please see the attached borrowers authorization that was signed BEFORE the payoff was ordered Also again, I know the borrower insists that WE ordered the payoff...but again I would like to insist that we do not The payoff is ordered by a title company, and charged by their current lender We do not receive the payoff from the lender, we receive it for the title company I do apologize that the transaction between us did not work out in the past, but I really do not feel that we should pay back money to the borrower that we did not charge, and we did not receive With that being said, we had the loan approved the exact way we proposed to the borrowers (and they accepted by signing the disclosures) We did everything that we said that we would do, and the loan would have been completed if the borrowers did not cancel the process with us

fee this customer is referring to is for the loan payoff This is a

This is NOT true at allWhat they are failing to tell you guys is that "they" ( Homeland Financial) had to call my bank to get a pay off loan request, which I was NEVER informed by *** *** at Homeland Financial that there will be a "fee" for them to "request for a payoff loan form" on my behalfNOT ONCE, did they inform me that I was going to get a charged fee from my bank, NOT ONCE! Homeland Finanical failed and never informed me of a fee that my bank will charge "me", to simply get a pay off request form to see how much I owe???? really???? AND AGAIN, Homeland Financial charged me "TWICE" back in May and August to request a pay off request form from my bank again, why? Why charge the consumer TWICE for a form that they know darn well the numbers have not changed much at all within a couple of months???? They are honestly crooks and that's how they get a fee for "simply looking up rates for you", NOT even closing a deal!
Now, in regards to the documents that I " signed and authorized" as they say, those were simple darn documents for them move a step further and lock up a rate for me !!! This had NOTHING to do with the fact that I was committed to them! They keep saying that I was committed, what the heck are they talking about??? I simply gave them authorization through signed documents as "they requested", in order to get the darn privilege to proceed and lock in a rateBY NO MEANS am I committed to their darn loan UNTIL I SIGN THE FINAL DOCUMENTS, SAYING THAT YES WE AGREE TO LOCK IN THE RATE! THIS is what they are failing to admit to you guys, in order to justify their wrongful actions to us!
Again, this is what Homeland stated "The
borrower signed and Intent to Proceed disclosure, a borrowers
authorization, and the full set of state and federal disclosures
allowing us to move forward, and act on her behalf." Ummm what does that mean exactly?? Again, just in case they need to a lesson or two on their mannerism and their work ethics, this statement is VERY VAGUE !!! I, signed darn papers to proceed for them to get my credit score and other personal information that they will need to FIND a darn rate for me, NOT to FINALIZE a refinance!! And this is what they are failing to tell you! If I signed papers and was so committed to the rate, then how come I didn't refinance with them???? That's because I was NEVER committed to them! I was shopping for a good refinancing rate just like I would do with ANY lender and IF the rate was good for us, THEN we would sign FINAL DOCUMENTS !
The bottom line is that Homeland Financial is determined to go in circles and not answer the main issue that I asked or I'm disputing from the start, " THEY NEVER INFORMED ME THAT THEY WILL BE CONTACTING MY LENDER FOR A PAY OFF REQUEST FORM "TWICE", WHICH I HAVE NO DARN CLUE WHY THEY DID THAT, and THAT MY LENDER WILL BE CHARGING ME A FEE !!! HOMELAND FINANCIAL FAILED TO EVER DISCUSS THAT WITH ME! Had I known that will get charged for simply shopping around to find good refinancing rates, I would NEVER have gone with them! NOT once did Homeland Financial tell me that I was "committed", like they told me over the phone when I was disputing this issue later on ! AND, why did they request for a pay off request form in May and August??? that's a $fee everytime they ask for that! If they were that smart, did they really think that my pay off amount would have changed so much in a couple of months? Did they even ask me or tell me that they will be asking for it AGAIN???? NO ! And the worse thing about all this too, is that these charges NEVER showed up on my loan mortgage statement, until this month!!!! So, it took them months to charge me for their bad conduct???
Basically, Homeland Financial was trying to get ANYTHING out of us for simply "looking" up rates for us and for their "time" that they took to do so! And when they found out back in August through my last email to *** *** that we will not proceed with a decision due to our financial situation, that's when they decided to charge us nowThat is simply dirty work and cowardly act on their behalf and their lender company! Like I said, I have all emails to prove that NOT once, were we EVER committed to themIF anything, most emails from *** *** was asking " if we are still interested; have we made a decision?; the rates are low now; the closing fee is down/up"NOT once, were we EVER committed to them, UNTIL WE SIGN! How dare they even have the nerve to say that we were EVER committed to them!
I'm demanding for them to refund me the $60.75, for the fees that were charged in May and August on my behalf, by calling my mortgage company as asking for a pay off request formI was never informed by Homeland Financial that they will call my mortgage and that I will be charged for a fee, NOT ONCE was I ever informed of a feel being applied!

Review: Back in May of 2013, My husband and I decided to "shop" around for good refinancing rates. Therefore, we came across this Homeland financial Network Inc. I ended up speaking/dealing with [redacted]. From the start of our conversations, I made it very clear that we are interested in refinancing our home and would like to see what the rates were. Therefore, he asked to do a credit check, which we agreed to. Then, he asked for other necessary information, such as our mortgage lender name and social security of both my husband's and I. From May of 2013 until November of 2013, my husband and were still indecisive about the %rate and therefore we NEVER agreed to refinance the home. Yes, paperwork were sent to us in general to get authorization to get "privileged" to lock into a rate. I was told by [redacted] that in order to lock in a rate, he would NEED to get our "blessing" as you say it and have some general paperwork sent to us, in order to be able to lock in a rate if we see it desirable.NOT ONCE, did we agree or sign any final paperwork to refinance with that company. Moving forward, we never refinanced with them. Now, I received our mortgage statement stating that "Homeland Financial Network", charged us a fee of $30.37 in May and August for a request to receive information from our lender for the payoff amount that we owed thus far. Therefore, without my permission, nor was it EVER disclosed by [redacted], that he would be requesting for a payoff amount from our lender and it will cost us some dollar amount. HE NEVER DISCLOSED that information with us. Today, I called Homeland Financial and spoke to him and indicated that I signed paperwork with them to move ahead and lock a rate. However, I told him that NOT ONCE DID HE DISCLOSE the fact that he will request a payoff amount from our lender and that there will be a processing fee! HE NEVER ANSWERED TO THAT ! This request was done TWICE by Homeland Financial in May and August 2013, without my authorization. I have ALL emails for proof !Desired Settlement: I would like Homeland Financial Network Inc, to refund me the unauthorized amount of $60.75 that they took out WITHOUT my permission as soon as possible. This is a huge scam that this company is doing without informing the shopper that there will "be" a processing fee every single time they call their mortgage lender. What a bunch of liars they are and a very unprofessional tactics they hold! This complaint should be on file for good! I really hope that this gets resolved properly by u.Thanks
