different areas that ms [redacted] signed of this ackowlgement I am not sure of how to help.I said call the sellers.I also brought to her attention that the report says many stored items that were in the crawl space line item 54# on the report,I also provided a preclosing walk through guide telling the buyer the day of closing to carefully view the crawlspace.There is a responsible to the new buyers to follow my rules from when I do an inspection till they close.If that would have happened I wouldnt have to type this letter.

I more thing I forgot to mention that my contract states rodants and a list of other items are not in the scope of this inspection.This list and this signed contract can be provided apon request

He is not stating at all in his response why he chose not to disclose the issues clearly defined in the dispute, as he now states he saw them. To clarify no request was made to [redacted] to "fix" issues, but rather to confirm he even inspected these areas which he refused to confirm when speaking with him (prior to filing the dispute).
This does not resolve nor does it remove obligation of [redacted] as a home inspector to inspect a home and to disclose issues identified in an inspection.
It is not acceptable for someone who is licensed and does home inspections for a living to say it is the buyer's job to find issues on the pre walk thru on the day of closing. That is why we hired an inspector.
Please see attache pictures of the report provided by [redacted]. He used "unable to see/obstructed" on everything in the house, although when talking with us and explaining the report he did not indicate that he was unable to do the inspection in every room due to obstructions at all. Nor did [redacted] indicate that he did not even attempt to go in the crawl space (it is 6 feet tall and approx 12 x 22 feet in size space, not only can you walk around you can fully stand up. I can obtain statements from the two people with me as well as the sellers if needed that would support that the back wall of the crawlspace was not "fully obstructed" in any way and that had [redacted] even went into the space, he would have been able to actually conduct an inspection.
He also was not truthful on his report as to what time he arrived and how long he was on the property, he shared and I requested that he call when onsite. I have a saved voicemail from [redacted] at 9:04 on 4/6 saying he arrived at the house. I arrived around 10am and he was finishing the inspection of the 3500+ sq ft home on 1.5+ acres. Clear signs he did not do a proper inspection, however this is our first time going through the inspection process and were unsure of what to expect. Clearly we were taken advantage of.
We are now very aware that [redacted] did not fulfill his contract in any way and did not properly inspect the home. HE is not able to explain why he couldn't see the vents not connected to the ceiling or why he couldn't actually inspect a majority of the property.
Please let me know if you require the time stamped voicemail or statements from the two people that were with me or the previous homeowners (Sellers).

Business owner states that he has sent in his response and that is all the explanation we will get. He states that the customer has signed a written contract and that the business does not deal with rodents per the contract. If the customer wants to file a complaint with the business, the contract states how to do that and the customer has not done so according to the contract.
