The walls in the house were freshly painted before these tenants moved inThese tenants touched up the walls before they moved out WITH THE WRONG COLOR PAINT! They should have verified that the touch up paint they used did not matchIs this
the homeowners responsibility?? We have pictures showing the house needed to be cleaned upon move-outWe have pictures the air filters needed to be changed upon move-outWe also have invoices of the air filters being changed & the house receiving a full interior cleaning before they moved inPer the lease agreement the tenants are supposed to change the filters every monthsThey say they only changed the filters times during their whole tenancy, which was monthsThey carpet in front of the fireplace was black from the fireplace when they moved outOne thing that these tenants have failed to bring up while refuting this is that they had a pet on the premises in breach of contractThe house smelled like pet when they moved out, which we had to clean & enzyme for the odorThe outside trim of the patio door had pet damage and there was a hole dug under a section of the fenceline with chicken wire attached so a pet could not get outThere was also damaged trim underneath the cooktop that had been chewed up by an animalAnd lastly, the tenant in the adjoining duplex unit has confirmed that these tenants did indeed have a dogWe find it hypocritical that a tenant deliberately & covertly breached the contract with an illegal pet on the premises and are complaining about being held accountable for the condition THEY left the house in

We used the correct color of paint; However, because it is a fresh coat of paint it has a shine to itI only know this because the same situation occurred in the most recent house we moved inI was told this information by the handyman that rectified this issueWe used the paint that was stored in the attic
The hole in the backyard is caused by poor drainage, as well as the construction that's going on the other side of the fence, not by a pet! We tried many times to correct the issue, by filling it with dirt, but clearly had no successWhen we moved in it was a similar issue, to the point that previous tenants had boards upWe put the chicken wire up TO KEEP ANIMALS OUT, because it became a problemThat may be the bite marks you are refering too
-THe house smelt like cat *** prior to us moving inThis is documented
-We also documented that the cabinets were worn and damaged
-We cleaned the place AND shampooed the carpets prior to moving out
-We patched every hole, and painted with paint from the attic
MOST IMPORTANTLY, there is nothing in there response that warrants the use of the *** of the security deposit! Air filters cost *** Ill admit to the black stains we caused by the fireplace, *** Everything else you are accusing of is wear/tear, housekeeping or things out of our control, like the holeThat is illegal and against the lease

You are in breach of contract for having a pet at the propertyThis has been confirmed by a witnessThere is no documentation on YOUR moinspection sheet that there was a pet odor in the house upon move-inThere was no receipt/documentation that you had the carpets cleaned upon move-out, but the pet odor warrants us having it cleaned & enzymed anywayNobody at Homes4lease told you to use the old paint you found in the attic to touch up your damages to the wallsIt is not our responsibility, nor the homeowners, to make sure the paint you used blended properly with the existing paint on the wallsIt was your responsibility to make sure it matched, and when it didn't you should have painted the entire wallsThe only thing you have documented on your moinspection sheet regarding the kitchen cabinets is that the paint was chippingYou did NOT indicate that there was a piece of trim chewed by a dog
