management company for [redacted]. 3.       [redacted] uses a lockbox system with their bank ([redacted]) to receive homeowner payments 4.       On 05/01/17 [redacted] called [redacted] and reported that she had mailed two money orders to the Association lockbox the first week in March 2017. a.       E[redacted] in the amount of $51.50 b.      Only one of the two money orders was cashed by [redacted] c.       [redacted] provided copies of the two money orders                                         ... I.      [redacted] immediately contacted [redacted] to have them investigate the missing money order                                         ... ii.      Union reported that they could not locate the second money order 5.       On 05/03/17 [redacted] called [redacted] to inform her that she should do a stop payment on the money order and reissue a $51.50 check to the Association. a.       [redacted] advised [redacted] that the credit union that issued the money order required a $28 fee and a signature on an indemnification form.                                         ... I.      [redacted] advised her that we could not sign the form and invited them to the next [redacted] Board of Directors meeting on 05/22/17 6.       [redacted] attended the board meeting and explained their situation. a.       The [redacted] Board would not sign the credit union indemnification form but would pay the $28 stop payment fee. 7.       On 05/23/17 [redacted] was informed of the [redacted] decision.  She contacted the credit union and they waived the indemnification form requirement.   Settlement: 1.       [redacted] will sign a $28 check at their next meeting 06/26/17 and send it to [redacted] 2.       [redacted] will waive any interest charges that may have accrued since March 3.       [redacted] will sign up for the [redacted] payment system. a.       The $51.50 along with the June assessment will be automatically withdrawn on 06/05/17 from the [redacted]’s checking account. 4.       [redacted] called Mr. [redacted] on 05/25/17 and he confirmed this was the arrangement and that it would resolve the situation completely.

("Association") to respond to Ms. [redacted]'s complaint filed with the RevDex.com against Homestead Management Corporation ("Homestead Management"), Case
#XXXXXXXX.
Homestead Management is the property management company for the Association. The
Association regulates the [redacted] community, including the maintenance of certain
components as specified in its governing documents. Homestead Management, pursuant to its
contract with the Association, acts as the Association's agent at the direction of the Association's
Board of Directors. Therefore, Homestead Management is not responsible for making decisions
regarding the maintenance, repair, or replacement of the unit owners' decks, and the complaints
against Homestead Management as they arise out of or relate to these issues should be dismissed.
The Association is in the process of addressing the desired resolution sought in Ms. [redacted]'s
complaint, namely that the Association "fix" her deck. The Association has hired Community
Preservation & Management, LLC ("CP&M") to assess each deck in the community and has
obtained a recommendation as to which decks need replacement. Based on CP&M's inspection,
Ms. [redacted]'s deck has been included in the list of the multiple units identified for deck
replacement. Therefore, Ms. [redacted]'s assertion that the Association is "refusing" to fix her
deck is false.
The large-scale replacement of the decks is a costly undertaking and, therefore, priority is being
given based on safety concerns as identified by CP&M. It is the Association's understanding
that Ms. [redacted]'s deck will be included in the next ten decks to be replaced. However, the
Association cannot guarantee that Ms. [redacted]'s deck will be replaced within the 60 days as she
desires in her complaint.
Please note that the plywood and astro turf style carpet are not part of the original construction of
the deck and were installed by Ms. [redacted] or a prior owner. The Association is not

responsible for maintaining modifications made by owners. Owners are responsible for the
maintenance, repair and replacement of any modifications they, or prior owners, have made to
their decks. The improper installation and/or maintenance of the additional flooring material is
believed to have contributed to the problems with the original decking material.
The Association is attempting to complete deck replacements in a manner most fair to the
community as a whole and is cognizant that Ms. Mamling's deck is not the only deck in need of
replacement. Neve1iheless, the Association will re-inspect Ms. [redacted]'s deck to verify
whether any emergency remedial measures are necessary.

I did not place the carpet on my deck. There is still a lot of foot dragging and no one will take any kind of responsibility. Everyone is putting it off on someone else. No sense of ownership whatsoever. Every deck has carpet, or did before the current owners removed it. I do not believe that every owner put carpet on their decks. All this response is telling me is that Homestead Management is useless and just a middleman.
