Sellers are always welcome to remain in their home during the inspection, and a seller can also have their realtor remain in the homeThis is common with sellers who may not have a high level of trust, and it would have helped in this situationGiven her recent experience, it is unclear why the seller did not either stay or have her realtor stay during the inspection. It is highly unusual for a seller to leave such detailed instructions (four pages worth) regarding positions of blinds, how to lock the doors, and other details of the condition of the homeIt is a sign that a homeowner is especially particular about things, which is very important for the inspectors to knowThat information helps us understand how critical it is to follow those instructions exactly, and the master inspector was keenly aware of that need at the time of the inspectionHe not only followed the instructions, but also went back and double-checked the doors from the exterior. The inspectors stated there may have been some black smudge marks as a result of the excess soot that billowed from the fireplace when he checked the fireplace damperThey did their best to vacuum the floor (with the shopvac we carry) and wipe smudge marks, but I apologize if they missed some. Regarding items damaged or broken during an inspection: sometimes accidents happen, and when they do it is in everyone’s best interest to admit fault, pay for the damage, and keep everyone happyNot only is it the right thing to do, but it is also good businessIt is our standard, and even when it is not our fault, it is usually just best to pay and move on. In this case, the inspectors did not drop or break the itemIn the spirit of the season and as a gesture of goodwill, I am happy to pay $for her inconvenience with the soot, but it would be an affront to our integrity to admit to something we did not doThe inspectors that day were both military veterans; one was entrusted with leading combat teams, and the other was entrusted with nuclear weaponsThey have both proven themselves to be trustworthy individuals not only in service to our nation but also in service to thousands of our clients. It is possible others had access to the home after the inspectionThe complainant should check to see who else accessed the homeThe buyer was present during the inspection, and it is possible others may have accessed the home, either for other inspections or perhaps other showingsWe have no way of knowing that information.*** ***| Home Team Inspection Service
