With regards to the claim #*** submitted by Ms*** we acknowledge work being done in the building in which she currently residesThe need for this work arose due to extensive failures in the existing plumbing system which required constant repairsTo access the source of the leaks
it was necessary to open the walls, which the tenants were made aware of and notice was given before work beganWhile we provided an estimated time for completion, we did not guarantee all work would be completed in the time frame she indicates in her complaintIn addition, the tenants themselves contributed to delays by not allowing access to the vendors to complete the workShe is not the only tenant impacted and we have tried our best to be accommodating.Water shutoffs due to emergencies are out of our controlAnd brief water shut offs for repairs were necessary at times and notice providedWe understand the inconvenience that is caused by the work, but we ask that the tenants please consider that the intent is to improve the integrity of the building where they live and avoid additional, more serious problems in the futureBefore work was completed we were already in communication with regards to possibly crediting those that were inconvenienced, but the tenant refused our calls and stated via email that she did not want to be contacted by our office and that she would seek legal counsel. At all times care was taken to minimize the impact of the work on access to the kitchen sink, stove, and other areas in the unitWe are continuing to work with all parties to find the best long-term solution and we ask for everyone's cooperation

Home Team Property charging fees that are not my responsibility with move out. [redacted] also called in September 2015 with false claims and accusations.- Several repair requests made that were never repaired.- September 2015, [redacted] called making false claims and accusations. She claimed that the HOA was sending several letters about a dead tree (that turned out to be the owners issue), back yard not being mowed (there was bad rain & it was wet for awhile), truck being parked on the street (a new rule that was not in effect until the following month), a female and male living there. Then she started asking if my boyfriend (who was no longer on the lease) was deployed & knew about this guy. I denied those claims & told her my personal life was none of her concern. She called him to tell him I had some other guy over. I called back to ask to see the HOA letters. I was told I could not see them. Home Team continued to contact him numerous times after his name was taken off the lease. [redacted] insisted on an inspection. I had no problem with this but told her when I would be available since I could not take off work to wait on them. The time I suggested was still within business hours and allowed for the person to return to work by close. [redacted] agreed to allow me to have a friend present in my place. Inspection lady was late but found nothing wrong with the property beyond normal wear & tear (interior/exterior & lawn).- I have received their list of charges for moving out. I am being charged for unnecessary items & repairs, repairs I reported during move out & while living at the property. I also used one of their recommended cleaning companies that claims to do a passable move out cleaning. Home Team did not use this company to clean any further issues. I also had the lawn taken care of before leaving. I cannot control the weather that occurred. They also want me to pay for the house to be sprayed for roaches. By law that is the owners responsibility. The house was not sprayed for pests prior to me moving nor after when I reported it on the move-in form. When I left that property there were no roaches. I also requested by email that I have someone present for the move out inspection since I had to leave the area prior to the date Home Team was willing to come by. The move out inspection was preformed without my request being respected.-I only received 1 bill from Home Team with a threat that if I did not pay in 2 weeks it would be sent to collections.I have a legal letter written by a lawyer disputing Home Team's claims and addressing the harassment issues that I will be mailing to them.Desired SettlementHome Team drop move out charges in total and remove from collections.Business Response Whenever we get a complaint, whether it's from an owner, neighbor, or Homeowner Association, as the Property Management Company we have to look into the concerns and do an inspection of the property. We were not accusing or making false claims, we were looking into the concerns of a complaint which is our job to do.The tree was down on the side yard, which was the owners to remove but until we got a complaint from the Homeowner Association, not the tenant, we didn't know anything about it. As soon as we knew about it, the owner had it removed.An inspection of the home was completed with no other issues or concerns.As for the boyfriend situation, he was removed from the lease but was still paying the rent and he was the one who insisted, since he was still paying the rent, if there were any concerns, to contact him. He stopped paying the rent but, like she said, that was her personal life and not our concern.The tenant was breaking her lease and she was responsible for rent until her lease expired or until someone else rented the home and all cost in releasing the home such as advertising, agent fee, etc. We did find a new tenant for the home and that was the majority of the expenses that she did incur.Unfortunately we cannot upload any photos to prove damages but we do have them. There were live roaches, crayon & marker all over walls & window sills, damaged walls, chipped baseboards and corner walls, screens torn, missing smoke detector, battery needed for another smoke detector, walls filthy, light bulbs missing throughout, large patch areas where they hung a TV over the fireplace and other areas where they just put large holes in walls, door stoppers missing, outlet covers missing, paint splatters on window sills, baseboards, etc., ceiling in bonus room heavily scuffed, burn mark on bath sink, patched crack by button & paint in bottom of master jacuzzi tub, dispenser pulled from wall in master shower, master bath commode won't flush due to being clogged (awful odor), purple nail polish on laundry room floor & no weeds were ever pulled from gardens around house.She did have someone clean and she was not charged for cleaning.Thanks so much!

The company charged us against out security deposit for scuffs in the wall.First, the employees that work here are rude to their customers. They are completely against customers/tenants. They charged us for scuffs on the wall. There was no damage just scuffs. My wife and I did everything they asked except repaint the house, nor should we have to. I own a rental property too, and wear and tear is our responsibility. How is this our responsibility? If you live in a house, the walls will get scuffed. It can't be helped.Desired SettlementFull return of security deposit. $750.Business Response I usually don't like to respond to these complaints but this is one that I'm happy too because if it was up to us we would be the ones who, on the owners behalf, should be complaining. We are working for the owner of this home and he has been extremely nice to these tenants.They rented this home under a 3 year lease. They contacted us due to a hardship, NOT MILITARY ORDERS, less than one year into the contract because the tenant in their home (we have no proof of) destroyed it and they have to move back in. The owner agreed to let them out of their lease effective April 30, 2015 with no penalties. We put it on the market and immediately had a problem because the tenants didn't want to show it during the day. One of my staff called and tried to find out why they would not let it be shown. Mrs. [redacted] went off on her and she had to hang up and she came to me. We contacted the owner who then got upset and said he would then rescind his offer if they would not cooperate. I contacted Mrs. [redacted] and I almost hung up because of her way of speaking with me so I informed her of what the owner said. She called me back and apologized saying they would cooperate.I just wanted to say what the owner has done for this tenant and now I will lay out what their complaint is. The home they rented was professionally painted prior to them moving in. When we did our move out inspection, there were cleaning issues and major damage to walls. A child coloring on walls, large patches with gobs of caulking not sanded and they rolled the walls using different color paint trying to cover up large scuffs. This is not normal wear and tear. If they tried removing the scuffs with cleanser instead of covering them up with paint, they would not have been charged anything. Pictures tell the whole story which we have. They were given the opportunity to go back and take care of the issues we found on the checkout inspection. They said they would go back but they would not provide us with a completion date. Because they moved out before the end of April, we showed the home available earlier, in the hopes of being able to refund them some rent should someone move in right away. Since they would not provide us a re-inspection date, we had to change the available date to May 1, 2015. I called to try and get them to cooperate to remind them that we are only trying to help. Mrs. [redacted] yelled in the background to Mr. [redacted] to get over to the house and do it so we don't have to deal with these ______ people anymore. They did go over and clean but the walls still looked so bad the owner has to have them professionally painted again within a year's time. He is only charging them to repaired/clean up so he can paint again which he should not have to do a year later.You would think they would thank this owner and us for helping them out of a situation that could have hurt them financially. The owner had no obligation to let them out of their lease 2 years early. But all they see is fault in an owner who is just trying to help. He now has an additional financial cost of painting again (because of their neglect of the crayon stained walls, large nicks & patched areas) after just 1 year. He could have held them to their lease plus charged re-renting costs. Instead of being thankful, they filed a complaint against his agency that did everything to help them. Consumer Response This company always places blame on the owner. If the owner knew how this company treated its tenants, he would find the next Company that came along. The owner has been very understanding. Our complaints against this company have never included the owner.I do not have to prove any hardship to this company. We asked the owner, he said yes. It is as simple as that. We never once had a problem showing the house. We have a pet, which the company knew. When the one, and only, company called to schedule a time, we said no because we were not home to take the dog away so they could show it. Showing during the day was not the problem. One person called to show it. That is it. The owner probably got upset because of the melodramatics of the company that he is using. This was just the first incident that shows how dramatic the company can be.Once again, the owner is not the problem...the company is. There was NO "major damage" to any of the walls. "Crayon marks" (none), red marker (did not exist) and scuffs hardly qualify as "Major damage." There was no caulking used in the house by us. What they saw were patches (that were already there) that had been painted over. The paint that was used cannot be cleaned off without the paint coming off. We tried to make sure that the house was in good order when we moved out. This house already had its problems prior to us moving in that should have stopped anyone from renting. The roof needs redone. The gate to the back yard is broken and was already when we moved in. There is an iron burn in the first bedroom's carpet. The cleaning issue, yes. We hired someone who missed some items on the checklist. They were resolved on the 28th of March.We could not provide a completion time. I had to work the weekend after we spoke with Home Team. We moved out so that they could show the house. We did not want any more drama with this company. The company illegally changed the locks on the house. We still had possession of the house until 30 April, 2015. They changed the locks prior to 31 March. Almost a month before the lease was finished. My wife was definitely frustrated. This company tries to pinch every penny they can out of tenants. The walls do not need to be completely repainted, yet another example of exaggeration by this company. The company does not like to respond to these complaints. It makes sense that I am not the first to complain about their lack of business ethics and poor business practices. They should take into account the good tenants that they do get. We never missed one month of rent. Regardless of what they claim, we took good care of the house for the owner. Our appreciation definitely goes out to the owner. Once again, the owner was a phenomenal landlord. He did not have to let us out early and did. We appreciate that. Final Business Response Our first response is correct and we stand by that. The only addition I would have is that our owner is fully aware of everything that has gone on. He has received all the information including the pictures. The owners are the ones with the final say so on anything we do with the final disbursement of the Security Deposit.

Hometeam has done a final inspection on our home and is charging us wrongfully for yard work. On November 26th we had our move out inspection on our rental property managed by home team. The previous weekend of the 23rd we had raked, mowed and edged the lawn based apron the guidelines of our lease agreements. On the 24th there was a warm front moving across the east coast, bringing heavy rains and wind. All of the leaves that were raked the day pervious were now replaced with new leaves. So we raked again!The morning of the 26th we had taken all the leave bags that get picked up on Wednesdays out to the curb and waited for our inspection. After our inspection was over and we easily passed the cleaning and damage inspection inside we were notified that the yard had failed inspection. We were then told before signing the inspection paper to be reviewed that the manager would look over it and get back to us. As of today December 3rd new tenants have already moved in and I had to call them to see if there was anything that needed to be done with the yard. I was then told that I would be charged $100-$160 to rake all the leaves. On the paper that I had signed I noted that I would like a phone call before any decisions were made so that I could possibly find someone cheaper to do the yard work. No such attempts were made.I also find it deplorable that it is November and leaves are everywhere! I can not physically stop leaves from falling off the tree. It was clearly evident that the leaves had been raked due to the bags at the curb. Also the fact that the front yard; that has no trees, was clean; while the back yard had a bit more leaves where the trees are located.Now the property manager will drone on and on about how yard work is listed in the lease ect. Yes why in fact it is, hence why we raked, mowed and edged the yard. If in fact I was such a terrible renter (which by the way I am not this will be the 4th rental I will be getting my full security deposit back) the inside of the home would not have passed inspection with flying colors. Desired SettlementIf in fact they do go through with the yard work, I would ask for my money back that they charged me. I feel it is an unrealistic and outlandish that anyone would charge $160 for only raking leaves. Business Response On Tuesday, November 26, 2013, the move out inspection was completed on the tenants home. The tenants were there at the inspection. As stated in their complaint, the inside of the home was just fine and no discrepancies were found. Once outside the inspector stated that the lawn needed to be completed because they did nothing to the back part of the yard and raked the leaves in front up under the shrubs. As always, the inspector gave the tenant the opportunity to take care of the lawn issues, which he elected not to do. The tenant refused to sign the paperwork and wrote on it "waiting to hear from manager about lawn care. Considering we raked lawn Saturday I will wait for her call." Once the inspector saw what she wrote, the inspector immediately called the Property Manager on the phone while the tenants were right there. The inspector told the tenants that we could charge them for the lawn and were informed that if they did not want to do it themselves that they would be charged. If they wanted to find someone themselves, all they had to do was let us know. Because the tenants gave the inspector such a hard time about it, when she got back to the office she asked our Property Manager to please go out with her to view the lawn. After viewing the property, the move in inspection, contacting the owner of the property and viewing all the pictures, they all agreed to charge the tenant for the lawn. We have never quoted a tenant a price without an estimate first so where they got $100-$160 we have no idea. The bill, which we just received, was $85.00In conclusion: It is a shame that we can not download pictures because, of course we as the managing company are always accused of taking advantage of people, but pictures show so much and can prove so much. If the tenants would have waited until the situation is resolved, there probably would not be a complaint. No one has ever stated that they were terrible renters and they certainly were not.If any further information is needed, please feel free to contact us anytime.

Entered my home without notice. Received incorrect and untrue late rent notice. Home was not clean on move in. Rude employees. These folks are some of the rudest I've ever dealt with. From move in, I paid double the security deposit because of their issues with my credit which I fully explained to them but really believe it was just discrimination. They have entered my home without proper notice. They have sent a late rent notice when my rent was never late in the two years I lived with them. I have filed a maintenance request that was never followed up on. I filed today to move out one month early because I have purchased a home and even offered to find a new long term tenant myself and they won't work with me. All around bad service and little respect for tenants. Desired SettlementSecurity Deposit Refund. Release from lease. We always notify tenants by e-mail but for some reason we did not. We apologized for this and thought all was fine and have sent notices ever since and have gotten a response from them each time which were either: "You may take a key" or "We will be home".They have never been late because we automatically draft their rent each month. If we sent them a late notice it was computer generated and was incorrect. I looked at their account and don't show it and can't see where they said anything to us so I will apologize if we did & I'm sure we would have done the same if it was our mistake at that time.The home was not as clean as we would have liked it to be. The owners left it that way. When they moved in, they agreed to be paid and they would clean it themselves. We wrote them a check immediately and the check was cashed. They also agreed to it in writing on their move in inspection so I don't see why this is even in the complaint or a problem with them.As for the maintenance request, at this time there are no maintenance issues and don't see anywhere that one was not completed. We even have an e-mail from them saying the contractor did an excellent job.We certainly take offence to the statement "but really believe it was just discrimination". This is absolutely a false statement. They paid a double deposit plus they have to stay on the Automatic Rent Withdrawal because their credit scores were so low. Because this is an issue with us, we leave it up to the owner as to whether they will accept this applicant or not. The owners agreed to them renting their home only with these stipulations and they agreed in their lease to this.As for giving notice for vacating the home to purchase a home, we certainly don't have a problem with that but that does not release them from their obligation of their lease which is until December 19, 2014. The tenant even agreed she knew this but said: "No, I'm getting someone to rent it". My administrative assistant said that we don't do that because she thought she wanted to sublease the home, not find a long term tenant for us. The tenant said that she had already spoken to our Property Manager and said that "we were the hardest people to work with". My assistant said she was sorry she felt that way and the tenant took her copy of the notice and stormed out the door.As always, we will be placing the home on the market for rent. If it's rented before their lease is up then they will no longer be responsible for rent and any rent paid that the new tenant pays, they will be reimbursed. They will be reimbursed the security deposit once the move out inspections is complete and all rents paid till the end of their lease. They will not be released from their lease.If there is any further information needed, please feel free to contact us.Consumer Response I've never been late on rent anywhere I've lived so why is it you assume that I've never been late because of the automatic withdrawal? When we can in to apply for the place your people..([redacted] and [redacted]) specifically were more than rude and yes it did feel like discrimination. I could give them a list of references to check but they were so stuck on just credit that I offered to pay double the security deposit and did. Furthermore, I just purchased a home so my credit score must be worth something. When I went to renew the lease they didn't even check my credit again so please don't publicly release my financial information based on two year old information. If you do a simple [redacted] serch you will see that you have very negative reviews from many people concerning your property management practices so these concerns aren't isolated. Stop spending so much time defending your staff and get them some cisomer service training. As for the matienance request I requested a work order from the floors bubling up from the AC an no one ever came. I will find some way to contact the owner myself and let them know how you all really do business. Final Business Response On May 22nd the air conditioner was repaired, on May 2*th we completed the floor work order with no problems reported & on Aug. 20th a Maintenance Inspection was completed with no problems stated about the floor. If there is still a problem with the floor, we will be happy to send someone else out. We have no problems with this tenant at all, so I don't understand the defamation of my former employees and company. That was 2 years ago when we did their credit background check which is what we do every time to everyone who is applying for a rental.

Had a move out home inspection scheduled for today at 1pm and no one showed up. The whole staff is rude and unprofessional. Even the owner was rude. Had a move out home inspection scheduled since Monday for today at 1pm and no one showed up and when I called to inquire they had simply moved it off the schedule instead because we were apparently supposed to come in and sign a confirmation of the time but we were not told this and they could have of at least called us back before taking us off the calendar to tell or "remind" me I needed to confirm. The whole staff is rude and unprofessional. Even the owner was rude. This one of many issues I've had with this company and they have been difficult all the way around. Desired SettlementAn apology would at least show some empathy.Business Response They had a move out inspection scheduled for the middle of November. She called on Monday to reschedule for that Thursday. As always, we inform them that they must come in and change it on their move out letter and initial before they can change it so that we all have record. They never came in so it was not put on the move out board and another move out was scheduled. The tenant even acknowledged (I have it recorded) we asked them to come in.I have apologized and have a recording of such. She came in yesterday to change the move out to this morning and said she was recording me. Of course, I had no problem with that. I know there is nothing on any recording that is rude from me. If asking her to stop yelling, can I talk, etc. is rude then that's their opinion. I certainly can't change their opinion.I will apologize again for any miscommunication on our part.Consumer Response The owner, Mrs. [redacted], continues to have selective hearing about why we are upset in the scheduling of our move out inspection. I called to reschedule and at first the secretary told me I had to come in but in the course of the conversation she said that it would be ok, implying, that I did not need to come in and that my appointment was Thursday at 1pm. I told the owner this several times over the phone yesterday and she actually suggested that I not come in an sign for the new time but I did anyway and recorded it. Was I upset over the phone? Yes! Very much so. Even so, I never cursed nor called the owner or any of the staff out of there name. My frustration with this company is based on the totality of my experience with them from the first time her employer told me "we don't rent to people like you" after if applied for the place and yesterday's experience falls in the same line. Had they taken the time to listen to my recounting of the complete initial conversation with [redacted] that I had to reschedule the move out inspection then my frustration might have been understood. [redacted] is not completely honest when I came in the office to fill out the move in paperwork the first time she gave Pam incorrect information too that I had to clear up afterwards. What is certain is that this company finally picked the wrong tenant to harass and discriminate against as I am aware of my options for recourse. I have passed the inspection and all my bills are paid at this point so I have no hidden agenda. What I experience from this company is wrong and no other tenant should be treated as such. It is not illegal to be a bad landlord but it is illegal to discriminate. I can be reached at anytime by anyone that has a question or similar experience at [redacted] Final Business Response As stated before, we have had no problems with them and they were there for 2 years and renewed their lease. They did not have to do that if we were that horrible as they stated. I never knew of any problems until they gave notice and we wouldn't just let them out of their lease to buy a home and then all the sudden we are the worst.
