On May 7, 2015, a late letter was sent to Ms [redacted] door warning that eviction proceedings would take place if rent was not received within days of receipt of letter On May 11, 2015, Ms [redacted] was called and left a message regarding her balance due and potential legal proceedings On May 13, 2015, the assistant manager personally knocked on her door without answer in an attempt to contact her before filling for eviction Ms [redacted] emailed the property manager on May 19, stating that she had tried to call us without an answer at 11:48am and disputed charges on her account for late fees and denied that she knew about the late notice letter On May 20, 2015, at 2:02pm the property manager emailed her back outlining when we had tried to contact her and outlining our late fees per her lease as well as the pending eviction and fees for eviction posted Evictions were processed for all residents on May 18, 2015, to give days from receipt of letter and legal/lawyer fees were assessed the same day Ms [redacted] responded back 2:22pm requesting a phone call She called the property at approximately 3:00pm and spoke with the assistant manager, requesting to have the manager call her back At 3:19pm, the property manager returned her phone call, at which point Ms [redacted] expressed her frustrations but had no further questions Ms [redacted] is a valued member of our community, and while we sympathize with her financial situation we are treating her in a fair and consistent manner to our other valued residents If you have questions or concerns, please feel free to contact me at 317-506- Thank you, Jenni Y [redacted] Jenni Y [redacted] , CPM | Regional VP | Property Management Herman & Kittle Properties, Inc| E 96th St #Indianapolis, IN P: | C: [redacted] | j [redacted] @hermankittle.com www.hermankittle.com | www.myfavoriteapartment.com | www.infiniteselfstorage.com

Overall, terrible customer service and questionable business practices I lived at the Landings at 56th, one of the properties that is owned by Herman & Kittle for years and things progressively got worse the longer I stayedOverall issues included: -Questionable business practices- myself and other tenants struggled to receive our packages that were delivered to the officeThey did not provide notifications to tenants when they received packages on behalf of the tenantAs such, it was three months before I received a piece of mail, containing my license plate and registration from the BMV that didn't fit in my mailboxWhen this issue was taken all the way to the property manager, their solution was to no longer accept packages for their residentsSo rather than do a better job, they decided to just eliminate this option for residents *It also should be noted that when calling in, there is never an option to speak directly to someoneYou either leave a message and they may or may not call you back (my experience was no call back the majority of time) or go into the leasing office and be the recipient of rude, aggressive, and truly awful attitudes of the staff -Disgraceful professionalism- the staff will either ignore you or they will be confrontational with you -Unreliable maintenance- My A/C broke times over the span of my residencyOn one occasion, when the temperature was in the high 80s, it took me hours of calling the "on-call" number in order to have someone come out and look at it -Thin walls- I heard and smelled everything my neighbors did (and smoked) -Bad Neighborhood- many, many public drunken disturbances that resulted in the police coming outI woke up to gunshots on two occasions while living there My experiences with the Landings at 56th were so terrible that I broke my lease earlyI notified them more than days in advance, requesting to not be held at-fault for terminating my lease early due to the list of issues that I endured as a residentI faxed this notification as well as emailed it to both the leasing office and the property management company, Herman & KittleI received no response from either entity so followed up with another faxed and emailed letterA month later, I received a notice on my door reminding me that it's almost time to renew my leaseI subsequently followed up with a certified letter to both the leasing office and property management, including executive staff from Herman & Kittle, and still didn't receive a response The Landings at 56th is not worth the amount paid in rentLiving there was as stressful as it was frustratingThis complex exhibits reprehensible business practices, appalling customer service, and zero indication that they are willing to make changes in order to improve as evidenced by the lack of communication from both The Landings at 56th and Herman & Kittle Properties

I lived at the Landings at 56th, one of the properties that is owned by Herman & Kittle for 2 years and things progressively got worse the longer I stayed. Overall issues included:

-Questionable business practices- myself and other tenants struggled to receive our packages that were delivered to the office. They did not provide notifications to tenants when they received packages on behalf of the tenant. As such, it was three months before I received a piece of mail, containing my license plate and registration from the BMV that didn't fit in my mailbox. When this issue was taken all the way to the property manager, their solution was to no longer accept packages for their residents. So rather than do a better job, they decided to just eliminate this option for residents.
*It also should be noted that when calling in, there is never an option to speak directly to someone. You either leave a message and they may or may not call you back (my experience was no call back the majority of time) or go into the leasing office and be the recipient of rude, aggressive, and truly awful attitudes of the staff.

-Unreliable maintenance- My A/C broke 4 times over the span of my residency. On one occasion, when the temperature was in the high 80s, it took me 72 hours of calling the "on-call" number in order to have someone come out and look at it.
-Thin walls- I heard and smelled everything my neighbors did (and smoked)
-Bad Neighborhood- many, many public drunken disturbances that resulted in the police coming out. I woke up to gunshots on two occasions while living there.

My experiences with the Landings at 56th were so terrible that I broke my lease early. I notified them more than 60 days in advance, requesting to not be held at-fault for terminating my lease early due to the list of issues that I endured as a resident. I faxed this notification as well as emailed it to both the leasing office and the property management company, Herman & Kittle. I received no response from either entity so followed up with another faxed and emailed letter. A month later, I received a notice on my door reminding me that it's almost time to renew my lease. I subsequently followed up with a certified letter to both the leasing office and property management, including executive staff from Herman & Kittle, and still didn't receive a response.

The Landings at 56th is not worth the amount paid in rent. Living there was as stressful as it was frustrating. This complex exhibits reprehensible business practices, appalling customer service, and zero indication that they are willing to make changes in order to improve as evidenced by the lack of communication from both The Landings at 56th and Herman & Kittle Properties.
