I responded to this client the day after the inspection as you will see by the attached emails and within hours of her calling in the complaint. She was upset that we could not get on her story townhouse to inspect the roof. Our company and most likely every other home
inspection company in the Washington DC area does not care ladders capable of accessing a roof of stories. 95% of the time this is not a problem because there is usually an access hatch inside the building, but not in this case. All ProTec inspections are done in accordance with industry, state and the Standards of The American Society of Home Inspectors (ASHI). In most instances in order to better servie our customers, we even go well beyond those standards and did so in this inspection as well. The standards require us to inspect all readily accessible areas of the building. Unfortunately, the roof was not readily accessible at the time of the inspection. Renting a ladder capable of getting to the roof of a story building is not part of any inspection. We have been in business for years and have never rented a ladder to view any roof. Had the roof been a story roof we would have been able to view it, but even that is beyond the requirements of all industry standards. I recommended that the client call a roofer and recommended they look at our website for several good ones. I suggested that the roof inspection will probably be free of charge because you need an estimate on replacement anyway The client told me that her last inspector would have gone on the roof and that we were not doing our job. I told her that I would pay $toward the cost of another inspector inspecting the roof, but that I doubt she could find one. I recommended that the client have a licensed roofer out to look at the roof, because we could see damage to the flashing that would warrant further evaluation by a licensed roofer and repairs done as needed. Since the seller reported the roof to be old I also suggested they get an estimate from a roofer on the cost to replace the roof since it was likely going to need replacement in the near future. Prior to the home inspection the client was asked to read and signed a pre-inspection agreement that clearly states the limitations of the home inspection. In that paragraph as well as others in the pre-inspection agreement the contract clearly states that the companies fee is based on a single visit, and that clients are responsible for additional fees in the event follow up visits are required. The agreement further states that the company will only be inspecting systems and components of the home that are readily accessible and or visually observable at the time of the inspection. In other words, if the hatch to the roof is sealed shut or there is 2' of snow on the roof we would not be able to observe it. It goes on to state that this inspection is done in accordance with the standards and practices adopted by the American Society of Home Inspectors and in accordance with all state laws and requirementsEven if I wanted to rent a ladder and send one of my guys up to look at the roof I would not be able to do so without voiding my insurance policyWe did everything within our power to give them all the information we could. We even performed a $infrared scan free of charge at the time of the inspection to see if there were any leaks evident. As for the time of the inspection, our photos are time stamped indicating the inspection was nearly hours in length, not hours as claimed. I do not know what time the client arrived so they may have only been there hours. Our inspector Phil P[redacted] was excellent and I can not recommend him and ProTec enough. He arrived early and set about conducting the inspection in a methodical and meticulous manner. Scott was EXTREMELY helpful and patient with our many questions, and he seemed to be very knowledgeable about the big picture on how important house-related systems work. That man deserves recognition for putting us at ease, being professional and simple being good to work with. I HIGHLY RECOMMEND HIM and this company!!
