I have reviewed the response submitted by the business and have determined that the response does not satisfy or resolve my issues and/or concerns in reference to complaint # ***Please add your rejection comments below.
Then why did *** at House Doctor (who scheduled the inspection) tell me over the telephone on two occasions that the owner had contacted their insurance company and that the owner would get back to me? A reputable company that stands by their product or service would not hesitate to have their insurance company view the damageThat's why you pay for insurance coverage Or perhaps it is that they are uninsured As for the windows, I stated that the inspector noted the issues in his report, however he did not specify which windows needed replacing (there are two in the living room and two in the bedroom) which is why I had to call him back to specify the affected ones In the telephone call the inspector said a "re-inspection" would be an additional charge to which I responded it was not He needed to point out the windows that needed replacing. The main issue here is the error and omission of the damage to the master bath The least they could do is return my $that I paid I began calling them on 7/18/and left my last message on 7/27/ They never answer their phone They call you back However, from 7/21/to 7/27/16, I left four messages and they never returned my call. [If you are rejecting the business's response please enter your rejection comments here.]Again, there was nothing blocking the water stained sill board The previous owner did not have anything stored under the area in question because that is where the small well water tank is located and there wasn't anything within five feet of said tank Had the water stained sill board been noted in the report, further investigation would have been taken The inspector missed it, plain and simple And again, why would *** tell me on two separate occasions that the owner was waiting for a response from their insurance company and call me back? Why have you not returned telephone calls? Have your so-called insurance company view the damage

In response to the complaint from [redacted]. Her complaint was that she had found a puddle of water in the basement under the master bath after 3 weeks of residency, but neglected to state the home inspector had found a loose toilet in the master bath and had recommended a licensed plumber for...

further check up and repair. The contract states to the buyer that these items should be corrected before purchase so the repair man can further evaluate the repairs that may be needed. Home inspectors do not dismantle things in peoples houses, we are only performing a visual inspection. We operate by an industry standard guideline ASHI standards 11.2 INSPECTORS DO NOT REMOVE THE HOMES INSULATION. 13.2 IINSPECTORE DO NOT REMOVE THE HOME OWNERS STORAGE. The damage was concealed during the inspection by insulation, the basement was also full of storage that the inspector disclosed in the report, he had to work around obstacles. There was a visible stain that the inspector probed. Most basement have some staining, but the visible area was solid. He noted structure not fully visible due to storage and insulation. It was a full disclosure. As listed in the contract things outside the scope of a home inspection are items not exposed to view, concealed or inaccessible. These are not excuses this is the reality and limitations of an inspectors job, that's why all of our findings should be followed up with the buyer requiring repairs be made before purchase. The inspector had listed 12 items in total on the report to be followed up on evaluated and repaired before purchase, had theses items all been done a person doing repairs usually has to do some dismantling and may find concealed damage not seen during a visual inspection. As for the windows [redacted] stated the inspector noted only one window in report, I have report in front of me it notes three, one in kitchen, one in living room and one in bedroom, three total documented in line item 7.1 in report. As with all properties we perform our inspections at the highest standard industry but there are limitations to what we can see and do during the home inspection, if something visual is found a follow up is always needed by a licensed tradesman.

As a small business owner we do our best to satisfy our customers and perform our work to the highest standards in our industry. We strive for 100% satisfaction but know that is not always achievable. That being stated our inspections have limitations to visible areas among other things that may not be fully understood by property owners, I stand by my original response to the complaint and wish no further troubles on Ms [redacted].
