In response to the complaint from [redacted] ***Her complaint was that she had found a puddle of water in the basement under the master bath after weeks of residency, but neglected to state the home inspector had found a loose toilet in the master bath and had recommended a licensed plumber for further check up and repairThe contract states to the buyer that these items should be corrected before purchase so the repair man can further evaluate the repairs that may be neededHome inspectors do not dismantle things in peoples houses, we are only performing a visual inspectionWe operate by an industry standard guideline ASHI standards INSPECTORS DO NOT REMOVE THE HOMES INSULATIONIINSPECTORE DO NOT REMOVE THE HOME OWNERS STORAGEThe damage was concealed during the inspection by insulation, the basement was also full of storage that the inspector disclosed in the report, he had to work around obstaclesThere was a visible stain that the inspector probedMost basement have some staining, but the visible area was solidHe noted structure not fully visible due to storage and insulationIt was a full disclosureAs listed in the contract things outside the scope of a home inspection are items not exposed to view, concealed or inaccessibleThese are not excuses this is the reality and limitations of an inspectors job, that's why all of our findings should be followed up with the buyer requiring repairs be made before purchaseThe inspector had listed items in total on the report to be followed up on evaluated and repaired before purchase, had theses items all been done a person doing repairs usually has to do some dismantling and may find concealed damage not seen during a visual inspectionAs for the windows [redacted] stated the inspector noted only one window in report, I have report in front of me it notes three, one in kitchen, one in living room and one in bedroom, three total documented in line item in reportAs with all properties we perform our inspections at the highest standard industry but there are limitations to what we can see and do during the home inspection, if something visual is found a follow up is always needed by a licensed tradesman
