Be careful of Housing Headquarter (Not a trusted company)
Housing Headquarters has been paying monthly rent for their client who is using our property for 6 months lease as his own got damaged. They made the first payment late than it should be and we forgave that without applying any penalties. Their tenant lease ended on 10/31/2023, but they requested to extend their lease until 11/5/2023. Many miscommunications and misleading on the price for the extra 5 days. First agreed on $400 for the period with the condition of advance payment. As of today, 11/3/2023 no payment was made so that agreement is no longer valid. I requested them to pay $900 for the extra 5 days as they failed to make timely payment, in addition our new tenant can't move until mid-November which causes us a loss of half month of rent (monthly rent is $1900). I requested several times to compensate us for that and pay $900 instead for the extra 5 days as it is unfair to help their tenant and lose money. Also gave them the option to evict our property and no commitment for the tenant to stay after 10/31/2023 if this amount is not approved. They ignored my emails and phone calls. They did not make any payment whatsover, and all I received from them an email saying the check was sent, but that is not true. After that no one is responding. It seems like they are allowing the tenant to stay for free and they are helping that tenant to cheat and violate his lease. The most unethical behavior I ever encountered with a business that supposidly have a reputation to protect. I also emailed them saying that there is late charge fee of $100/day on late payment, still no response. As of now, they owe $900 for the extra 5 days + $100 late fee per day. My contacts over there was Monica Esparza, misguided me to believe I am getting a check for $400/day for a long time. Also Susan Niles who promised she will contact insurance for approval, then never responded to my calls or emails, no update whatsoever as of today, 11/30/2023.

Housing Headquarters works with Insurance companies and their policyholders who have suffered the loss of their home We help them handle all of the details of temporary living arrangements while their home is being repaired We are not the tenants of the home, however, so we are not party to the residential leaseWe receive all payments for rental housing and furnishings from the insurance company, and then forward those payments out to the appropriate parties There are occasionally times payments become delayed, although these are rare In this specific situation, we were in contact with the Landlord throughout, and we let the Landlord’s representative know on 3/that rents were being mailed that day Rents were indeed mailed as indicated and are currently on their way to the Landlord We apologize for the inconvenience and do understand the difficulty of the situation
