Dear Representative of The Revdex.com,We at H&S Construction & Supply, LLC (HSCS) and H&S Enterprise, Inc(HSE) would like to respond to Complaint ID# ***.- HSE: Owners of the Land- HSCS: Builder of House - *** *** Mortgage: Mortgage Broker (For Complainant/Buyer) -
*** *** Real Estate: Real Estate Brokers (For Buyer and Seller)Complaint ID # 1773269, is in regards to the $(One Thousand Dollars) deposit for the purchase of a property Montclair Avenue Wilmington, DE 19808, built by HSCSThe Slis a deposit made by buyer (*** ***) is held in escrow with the buyer's real estate brokerThese funds assured the Seller (HSCS) of the buyer's good faith interest, and an Agreement of Sale was signed to take property off of the market.After Agreement of Sale (AOS) was signed 8/15/2016, the property was taken off the market and set to settle9/30/On 9/30/HSCS received a call that settlement was canceled, and notSure if transaction will go through.HSCS Protocol is to contact Mortgage Broker and Realtors involved to find out why this wasn't brought to our attention earlier, does buyer still want to purchase the house, and how we can help buyer with the transactionOur research showed that she didn't enclose the following to the mortgage brokerage firm:- Documentation of Amortizing Student Loan Payment (Per Deferment) - Documentation of Verified New Student Loan Payment - Documentation of Verified Over Time being mandatory or likely to continue - Documentation of Employment (Didn't match paystub gross earnings) - Documentation of Paying Off Revolving Credit AccountsBuyer (*** ***) was contacted by HSCS, and asked if we can help take care of these issues and assist on paying off Revolving Credit Accounts does she still want the houseBuyer's response was yes, and the seller (HSCS) had their representative from *** *** contact buyer and assist with contacting Student loan Organization and buyers's Employer, and assured buyer that Seller will assist with Revolving Credit AccountsStudent Loan Organization let us know that they have the documents buyer needs but the buyer had to ask for them.After receiving that information, we decided to contact Mortgage Broker again to ask if she's made an attempt to hand any of the information mentioned previouslyAccording to the Mortgage Brokers, buyer was asked several times for information and documentation and had not handed in the documentation, and refused to pay off Revolving Credit Accounts.After weeks of trying to make the transaction work, buyer called and said that she cannot buy the houseWe wished her luck, and havent heard from buyer since.Buyer contacted our Real Estate Agent and demanded her $deposit, which is being held in escrow with *** *** Real EstateOur agent let her know we don’t have the money, and that he wasn’t sure if seller wants to sign release' to the deposit because she violated her obligation on the Financing Contingency of the contracted Agreement of Sale and was in defaultThen the Buyer (*** ***) showed up at our open house and threatened our realtor.At this point we decided to ignore buyer's breach of contract, and return their deposit, for the rights to all inspections and the appraisal to share with prospective buyers and agentsBuyer refused to sign the Release to get the Sdeposit, and told my realtor that we’ll see you in courtNext, I received a troubling complaint from the Revdex.com on my desk on 10/27/2016.It’s a shame that the buyer (*** ***) felt the need to assassinate our company's character and take things this far when we’ve already sent a release for the money, that the buyer refused to signWe are not scam artist, and went over and beyond to try to help the buyer buy the house and get their deposit back.We know buying a home is stressful, and sometimes causes us to do irrational thingsWe wish Ms*** well, and are still willing to work with the buyer to help get the deposit.Thank You,Broderick H*** (CEO HSCS - President HSE)

After speaking with the Real Estate Brokerage Firm and trying to talk to the manager of *** *** Mortgage, her mortgage Brokerage Firm who ignored my calls and emails regarding the matter, I understand why Ms*** feels the way she doesAnd with that understanding I want to assist in getting her funds back so she doesn't have to deal with this issue anymore. My thoughts are sign the original document sent on 9/30/2016 and I would agree with you that the complaint be removed. But at this time your signature was required on 9/30/2016 why didn't you release the funds. The funds are in escrow due to you not signing.[redacted]
