Review: I was billed wrongfully for 2 different things: 9 days of electrical service with [redacted] after I moved out of Oakwood Club Apts. I moved out on 5th of January 2014 and was billed until January 14, 2014. Naturally, I called [redacted] and tried to get their help but they're a lien something and simply told me anything unpaid eventually goes back to the landlord. But that solves nothing for me because then I would have an outstanding bill with Oakwood, which will affect my rental history with future landlords. Not only that, but it will affect my credit if it goes to a collection agency. I have no intention of shorting [redacted] what I truly owe them and have been making payments on my closed account. I might ask, what good does it do to inform a power company of your move-out date ahead, as they ask you do?Also, Oakwood billed me unfairly and against the WA state RCW law for a mice investigation conducted by the pest control service they use. This was in the amount of $86.72, after the Vice President said the matter would be handled at the property's expense (he did so in an email to me, which I still have to show you). I contacted the apt manager, [redacted], and objected. I received only $64.00 of that back. Too, I lost my whole security deposit, though I cleaned very thoroughly and took photos and a video to prove so. This is theft. What reputable business bills you for something you weren't even there to use, and ignores the RCW laws? I have proof of everything in writing and emails if you need it; though [redacted] is now telling me it's too late to go back and read the meter for January. I'm not accepting that excuse. Thank you, Revdex.com.Desired Settlement: I need Oakwood to pay [redacted] for those 9 days in which they were using heat and hot water while they painted my vacated apt. They also need to refund me $22.72 they still owe me for pest services; charges of which are entirely up to a landlord in a multi-family dwelling. I would add here that the mice problem was not caused by me; there were holes in the walls of my apt allowing the problem to happen when the weather turned cold this past autumn.

I billed [redacted] these charges upon her move out. See above attachments.

$20.00 cleaning fee: We had to do a wipe down in the apt, which is required so that it was been done by a professional before a new tenant has moved in. We also had use a smoke bomb to rid the apt of the ammonia and peppermint oil smell that was left after she vacated. This smell was due to the multiple caps of ammonia and peppermint oil and cotton balls she had placed around the apt to ward off mice.

$50.00 paint: We charge $10 per wall and we needed to paint 5 of them, after her stay of 3 years.

$65.00 carpet shampoo: Standard fee, that every resident who moves out will pay, unless they can provide me with an invoice stating that it was done by a professional carpet service. I informed her of this charge before she moved out.

$1.00 light bulb: If the resident leaves the apt with any light bulbs burned out we charge them for it.

As for the mice, I have attached a copy of the invoice from the pest control service to which no mice were found, I’ve also attached the copy of the email from the Vice president of our company stating that she would have to pay the service. After her constantly nagging us and fighting with us on this, we dropped the amount from her bill and she was not charged for the service whatsoever, this point is completely irrelevant to the situation.

Lastly I’ve included a statement from [redacted] stating what the usage was for the days until the new resident moved in. We refunded her the amount of $6.35 for the days that the unit sat vacant with no lights no, no heat on, and no one in there.

She owes us $0.00 money. I did end up having to get the carpet re-stretched which is $163.50, which I could have charged her for, but didn’t. She has a good rental reference from us. In fact she has emailed me on multiple occasions, telling me she wishes she could move back here.

I am not in agreement with this. If I was charged $86.72 for the pest person, I need to be refunded that. And you've seen for yourself the [redacted]. I wasn't nearly refunded what I am owed. I should have received the entire amount of [redacted] and the $22.16 for the 5 days of power after I vacated. I was also charged $5.50 by [redacted] for disputing the whole thing and not paying right up on that without question. Also, where is the extra $6.43 check Oakwood was supposed to send me? They failed on that promise, too. I will forward that email to you (possibly again if I already have). Thanks
