I am rejecting this response because the home inspector either cannot read or is a blatant liar.  Please find attached the letters and emails that were sent to him that specifically address the ceiling fan issue.  I have placed asterisks by the pertinent sections.  He says in his response that this is the first he has heard of this issue and cannot evaluate it.  Per the attached, you can see he has been contacted about this at least three times in writing and I left a voicemail as well.  His contract which was attached in my last response is clear that he was supposed to inspect these items.  He did not.  Last, his brochure says he has a Money Back Guarantee with 100% Satisfaction (please see attached).  I am not satisfied with his service.  I would like my money back as he did not provide the service for which I retained him.  He is not making an offer of goodwill.  If he were making an offer of goodwill, he would provide a refund as he knows he is in breach of his contract.  He should honor his contract or his guarantee.  He is just trying to make money without performing a service.

Complaint # [redacted]It is clearly stated both verbally, standards of practice, agreement form & inspection report that a  home inspector does not operate water valves - because so many of them will leak after you leave the property & can cause sever water damage. Leaking water is a...

common occurance & can lead to sever damages. this was stated to the client at the time of inspection about items not covered in a home inspection. The buyer called some time after  moving in and stated she had a problem with a water valve & needed to be repaired. I stated that the inspection did  not cover the valves.I am sorry she had a concern, however HTI is not responsible. I stated I would be to offer for goodwill purposes to offer her $150 towards her repair, she refused offer. I stated the we were not responsible for this valve for multiple reasons. Her estimate according to her was for several repairs not related. Again we are talking about a water valve.I will offer again for goodwill purposes ONLY. A $150 payment to help her with her concern. If this is agreeable please advise. I will send a waiver to you to  fill out & a check will then be  forwarded to you. Please adviseRon###-###-####

Thank you so much for bringing this to my attention. This is the first time I have been notified of a plumbing leak concern. As with all my inspections we work very hard to make the buyer happy & safe. You are correct as a two man inspection team an average home takes about half the time to...

inspect. According to my computer we arrived at 847am and finished at 1021am. I mark the time when I turn on the computer at location & when the computer shuts down. I can not change the time. We where there for a total of 1 hour & 34 minuets.[redacted]In order for me to answer the two specific concerns. I need further information, What panel are we talking about – what was leaking, if you written paper work – receipts – work orders please forward them to me for my review. I will be happy to look over your issues to determine if this was reportable. In my inspection agreement attached to this letter it clearly states that if you have any questions – concerns – problems to please call me ASAP so I can take care of any issue that may arise. THIS IS THE FIRST TIME I AM HEARING OF YOUR CONCERN. The inspection was on 3/16/17 today is 5/27/17If you send me all information regarding the two issues I will respond like I always do & get back to you within 3 business daysI want you to be a happy satisfied client. However if you don’t call oe email me about any concerns its hard to keep you happy. I look forward to your responseThank you for your BusinessRon R[redacted]

First the picture does not show anything about a leak. this just shows bath tub plumbing pipes. The 2nd file does not open or there is nothing there. My time stamps cant be changed, my times start when the program is turned on st location & stops when I turn off computer program at location in the field. I was actually on location for about 5 to 15 minuets before I open computer & about 10 to 15 minuets before I finiish my review of the property with with client . I do not see any receipts - work orders or anything from a legal plumbing company that shows - states what the issue is, what was done to repair, what the cost was & how you paid for it.I do about 1,100 inspection a year & once every 6 months some has a concern. Ok I have no problem in helping out ever. I have a fantastic batting average. You had a written obligation to inform via phone - email - text to allow me to help out - fix at my expense. You have never contacted me - so how could I have helped out.You have failed on many issues to fulfill your responsibility's. However I do not want you to be happy about your concern. If you forward legitamate readable receipts, I will review & possible reimburse you as good will part or all your cost. All homes have issue that can start at any given time, things do break, leaks happen. thank you.
