Our cover letter to the application states that the application fee is non refundable. The original application was received 1-8-Additional information was requested on 1-9-18. An explanation letter was received on 1-11-but still needed copies of the applicants pay stubs which were
received from the applicant on 1-19-along with an offer of lower rent with the rent paid years in advance. This offer required additional documentation of copies of bank statements to prove the funds were available. The applicant did not want to provide copies of their bank statements so instead sent screen shots which is not acceptable documentation. During the processing of this application life situations changed for the owner of the property which caused them to remove the property from our available rental list. This property was removed due to the owner's situation and not something we did or did not do. The first I heard of the request from the applicants was on January 25, via an email forwarded to me stating the applicants were asking for a copy of the credit and background checks. This documentation is obtained for credit granting purposes only and we are not allowed to copy for the applicants or forward to other prospective landlords. They also stated they believe their application fee should be returned. As mentioned earlier it is disclosed at the time of application that credit application fees are non refundable. As we were in the process of moving the location of our business I was not able to respond to the email until this week. Credit application are good for up do days and should the applicants be interested in another property we have available we would be happy to review their application for a different location.Tell us why here

Review: Was quoted a price of $6,305.00 for work to be done. In addition while the work was being accomplished, another estimate for $400.00 for a garage door, and $200.00 for the installation of some blinds which would bring the total to $6,905.00

The final bill for the remodeling work was $9,629.29 for a difference of $2,724.29

I have not received the final bill for additional work that was done without my permission. The estimate of this work is around $800.00 according to a voice mail that I received. I expect that like the other bill that it is well in excess of this, but the fact remains that I did not agree to it in any way shape or form. I could very well have accomplished this task for $300.00 in my opinion, and therefor did not authorize it.

Many complaints have been made by myself, but Huber does not wish to realize their lack of communication and abuse of the terms outlined in the contract.Desired Settlement: The bill should be adjusted to reflect what was actually quoted. The company claims an outstanding balance of $4785.31. While I have not received the final bill for the heater, it is included in this total. That charge and the $2,724.29 should be eliminated from this balance. Bringing the total down to $2061.02 minus the cost of the heater (roughly 800.00) down to roughly $1261.02

We have tried many many times to explain the charges in question. These charges were for expense over and above the original bid. However,in order to settle this continuing dispute we will agree to eliminate the requested amount of $2724.29 from the current outstanding balance of $3,269.67, leaving a balance due to clear this account of $545.38.

Review: THERE ABOUTS 5 TO6 MONTHS AGO I LOOKED AT A APPARMENT THROUGH HUBER THEY SAID I HAD TO PAY$ 50.00 FOR A APPLICATION IT WOUD BE GOOD FOR 6 MONTHS SO I CALLED ON MARCH 10TH TO SEE IF MY OPPERTUNITY TO GET IN A PLACE HAD CHANGED SINCE I WAS DENIED AT FIRST SHE SAID I COULD COME IN AND FILL OUT ANOTHER APP.THEN SHE INFORMED ME THEY ONLY ARE GOOD FOR 6 WEEKS SO I SASID I WASLIED TO I AM NOT VEY HAPPY TO BE LIED TODesired Settlement: I WANT THEM TO LOOK INTO MY APP. AGAIN AND KEEP THERE WORD WHEN THEY SAY 6 MONTHS THEY SHOULD ANOUR IT NOT TO LIE

Our policy is and has always been that a credit application is good for 60 days. The reason behind this is that the credit reporting agencies usually update their information about every 60 - 90 days or sooner. An application that is 6 months old has outdated information. We would be happy to show the customer additional rental properties but if the credit application is over 60 days old he will need to complete a new application and pay the $50.00 application fee.

Review: When we vacated our rental property, we did a thorough cleaning of the residence. Yet, we are being charged as if we did not clean it at all. In fact, the only thing on the list from the cleaner that we did not complete was the moving of the range to clean under it. All items on the cleaners summary were completed by us. It appears to us that either the cleaner is lying to Huber about work performed, or Huber is lying to us about what cleaning was needed. Additionally, we were advised that the cleaning rate was $37.50 per hour, yet the receipt from the cleaner shows $15.00 per hour. Again, someone at Huber is not being truthful. It would have been appropriate for full disclosure, to have a walk through at the point of vacating the property, so that we could have been advised if any additional work were required. The response also stated that it is Hubers policy that the tenant is charged for the inspection at the time of vacancy. It would have also been proper to have included in our rental contract more specific details about what we would be charged for at the time of vacating the premises. It seems as if these details were deliberately omitted to allow Huber to overcharge their customers. Our response included several other questions which Huber failed to respond to. We would question why would not be given a full and accurate response to our inquiries. Again, it brings into question the integrity of the organization. As a homeowner, with a property being managed by a property management company, your treatment of customers is appalling, and contrary to the experience we have had for the last five years with other organizations. It is a sad way to conduct business. We want it on record that we disagree with the disposition statement that Huber provided to us. We paid balance that was indicated under protest. The amount is not relevant, but the principle of the matter is. While we expected to pay for carpet cleaning, the other charges are not justified.Desired Settlement: Huber to acknowledge that no cleaning required by them, as we completed the cleaning when vacating the property. We want a refund for $230 we were charged for cleaning. we want their contracts/procedures changed for future customers,clearly outlining what fees will be charged to a tenant, and what will be charged to a property owner. If the deposits on account will not be applied to any costs, the contract should say that. There should also be a walk thru at vacancy, for renter's protection.

Huber did contact us directly, months after we moved out of the home (and had filed the complaint)

While they did refund us $40, there were many other disputed charges, as well as issues with customer service, contract language, and failure to answer specific questions directed to them.

At this time, we do not request any further action, with exception of having the complaint on file, so that others may be aware of issues they may encounter when interacting with this business.
