1) We were 2 day away from closing and had to put a stop to that because we were unable to have access to the house. (I hope you know what we had to go through to get the money for closing and a down payment and the appraisal)

2) Stories kept changing with every email, phone call.

3) We still don't know why Hudson and Marshall put a house up for auction that had a eviction pending and we the buys were not informed of it until 2 days prior of closing not from you guys but from the appraiser.

4) The Covid crisis didn't hit until the first part of May so don't put that as an excuse. That's pure BS!!

5) We have signed 2 extensions that puts us over 90 days from the day of purchase. I'm sure in the contract states 45 days to close, but hey whos counting. Surely not you guys.

6) This is the worst experience we have ever had trying to buy a house or anything for that matter we have ever had. I guess I will make a complaint with Revdex.com.

7) I'm sure your supervisor can care less about this, it all about the money (right!), I'm sure 5th third bank would like to know how you treat people that uses your services (its making them look bad as well).

I have bought two properties with Hudson and Marshall with relatively good success. Only complaint is when they intimidate you into sending earnest money on their terms regardless to the length of time it takes them to get there paperwork done a recent property that I have under contract with them needed a name change on the documents that was a month ago. They refuse to return my phone calls I've spoke with a supervisor to no avail. I will not be buying through this company again

I have been bidding on property for several months. I have never met the reserve bid. I go by this property at least twice a month it has been vacant for about 7 yrs. It is in really bad shape. One jump over the starting bid TODAY would be a fair price not more. I have taken pictures of the property and they don't look anything that what is posted on the website. I was told I can't submit the pictures as a third party. They need to update the website, and the starting bid should be what the reserve is.
I just would like to say BUYER BEWARE!!!!!

Wish there was a way to put NO STARS. Worst company to deal with EVER!! We bidded on a house that you couldn't look at and was pretty much bidding against myself cause "seller" kept outbidding me. Then they re auctioned the house and I won auction. Well apparently they want $400 more then what the highest bid was cause my bid wasn't enough and they want all cash? SCAM SCAM SCAM!! STAY AWAY!!

I am disappointed in Hudson and Marshal of Dallas TX. They take on mortgages they should not, then leave the properties sit and blight neighborhoods. Then they keep re posting house for auction, no transaction because they are the highest bidder. So the blighted property sits

For well over a week I tried buying an auction home. Everything went well untill I had to sign the contract. After multiple calls emails and long hours of waiting with no I formation or returned calls with any help as to with the contract I was only given 24 hours to sign it in a Friday evening. I signed it along with my realtor. Only to have the the contract person say that she gave me and I signed the wrong contract and send me another totally different and 3 times longer saying it was an Occupied property. I called service link and talked to the closer who was extremely rude and said that I was on a occupied autions site which was a lie. I had photo proof the home was vacant. The contact then said I was a co-owner. Absolutely no help what's so ever. I had already sent and they received my earnest money's and they were pressuring me to sign the contract with in less than 20 hours and gave me no time to read over the 34 pages and have an attorney and my realtor read and review and go see if the house was indeed now Occupied. She told me after I sent the money after 6pm Texas time they were closed and after 9pm is where the home was. Giving me and my people anytime to discuss anything. Over night I found out the property was owned by the town and had dozens of new intricate laws and rules that would cost tens of thousands to even make it through closing and they all new it and all lied to me. After I pulled out and wanted my earnest money back, they acted like the reason it didn't close is because my bid was to high. That is an outright lie. They still haven't given my money back nor say the real reason. They made that up to cover they're *** so others won't see the real reason I pulled out before signing. Very rude, uniformed, liars, pushy, not honest company. They do this so people will sign then the bid team gets 5% of the home, all the hidden costs and end up making it impossible for you to close on the home and you list out on all your money and they keep it. Who knows how many times they do this to a person on one house over and over again. Sickening. Realtors that do this to people are nothing but theifs! Do not ever work with these people. And I better get my full complete money down to the penny back asap. You give me 24 hours for everything well it's past 24 hours for you now so step it up or u am sueing.

04/17/18, Honestly I would not waste my time with this auction company. I found a house on there website. The address was 696 Meadows Lane in Social Circle. I then drove to the property. it met my requirements as I buy and sell property. I then registered for the auction and on the day of the auction waited to the last 5 minutes to bid. There were no other bidders. I bid the price of the starting bid of 61,000. And yes this is an all cash offer. Immediately it stated I was outbid...By who? the system was on autopilot. It encouraged me to bid again. I was bidding against myself. after the auction it stated coming soon and relisted. I now know why no one was bidding. No one is going to put up with this...If you want to pay full price and bid against yourself in this so called auction. Go ahead and waste your money.....Not me I am done..

We have researched your issue with bidding on 696 Meadows Lane, Social Circle, GA 30025. We wanted to clarify that you were not bidding against yourself. Earlier in the auction, another customer had placed a Proxy Bid on the property you were interested in. Once that Proxy Bid was entered, the Starting Bid was immediately submitted at $60,060. Once you placed your bid at $61,100, the system immediately placed a Proxy Bid at the next bid increment on behalf of the other bidder. There were no other bids received during auction and no bids placed by the seller. If a bid is placed by the seller in any of our online auctions, the phrase "Bid Placed by Seller" will appear in red text next to the bid for full transparency. Please note that bids placed by a seller are meant to provide bid guidance to all active and potential bidders. This property was not sold at auction since the highest bid placed did not meet the seller's reserve, requiring the property be relisted in a future auction.

Thank you for your response. This issue has been resolved. This confusion began when with 5 minutes left in the auction. The house I was bidding on stated: "No bids." as I was about to bid. If there was a proxy bid in place. The website should of stated 1 bid at 60,060.00
and then I would of known there was another bidder. The end result was the bank rejected both offers and the house is going back on the auction block. I don't want to point out that nothing was stated during the auction that there was a reserved. I guess I know why now there isn't much interest from other bidders in this auction process. Just strange really. You don't know if there are other bidders, you don't know if there is a reserve. The bank can refuse the winning bidders bid. and then they tell you. Well we really wanted 100.000 for this house not the opening bid of 60,000. Could just started the price at 100,000. Either way, I don't think I will be using this website in the future.
