I am rejecting this response because: this is completely false. First off, the Cutler employees who sealed these windows told us that with the new sealants this would last 10+ years. They bragged as to the quality of the new sealers. So on year 3, we are nowhere close to where they told us we would need to seal around windows. Secondly, homes on our street that had their stucco sealed - both by Cutler and private vendors- still have water issues. Sealing the stucco does not prevent water penetration if it is not coming in through the stucco. Also told to us by Cutler employees was to wait to see if our water issues resolved before sealing. Given the cost of having a stucco inspection, this is something we waited for to make sure we could identify any issues. This again goes back to the issue we have had since the day we bought our home. Over the years Cutler has tried different fixes but have not been successful. We are still waiting for our quality, non leaking home. We have endured mushrooms growing out the side of our home, odor in our walls, destruction of our molding and walls that have been patched by Cutler employees after their attempted repairs but never looked the same, and still we have a home with issues. In the EXACT spots that have been issues since day one! This has not been correctly fixed.

The home is 11 years old & over the last 11 years there was no homeowner maintenance. The warranty executed at settlement requires that the homeowners seal their stucco within the first year. This was not done.

contractor to remediate this home for $250,000.00,  The Cutler Group, Inc. will absorb half of the cost and do this work for the [redacted] home for $125,000.00.

Homeowners settled on 4/11/06. The home is 10 years old. This house had a zero history of leaks. This home is outside of our 2 year warranty period. This home had no signs of homeowners maintenance. Pursuant to our warranty, executed at settlement, the home must be...

painted, caulked and the stucco must be sealed to assure a home that will not give you problems and will last a long time. From our observation, absolutely no homeowner maintenance was ever performed on this home. At the time this home was built it was inspected to township codes in force at that time. At this time no further action is required by our firm as we feel that lack of homeowner maintenance caused the damage as shown.

I am rejecting this response because:
The township is only concerned about Safety!!!! Looking at electrical, gas etc they did not check the poor quality and application of stucco!!!!Please replace the poor quality and application of stucco. Toll Brothers is and people will remember how they provided excellent customer service. You know you did not have the stucco applied correctly now please just replace it. Thank you.

There are several homes in this community where buyers contracted The Cutler Group to remove their stucco and install siding. Buyers that have had repairs to their homes are now calling and want this replacement of stucco to siding at no charge.
It is our contention that the stucco...

repairs were done properly and the home does not have any water infiltration.
In the event that the buyer would like to contract our firm to do this stucco to siding work we would be more than happy to come out to the buyer's home and give them a below market price to perform this work. Our price would include a "good will factor" since the buyer had originally purchased the home from our company.

was built. 10 years later there are updated building codes and products. This customer wants to apply currant codes to a 10 year old home when those products were not installed in the current methods.
Bottom line...if this customer wants us to replace the window please have them contact us and we will order the window and schedule the work.
