The Revdex.com did not help create a new policy for American Property Management.? This property went through the process for closing out that all properties go through when the close out.? I am sorry Mr [redacted] feels the need to resort to name calling, etc.? We had a good relationship and performed many inspections at his property including the move out inspection which showed the property to be in good condition.? We gave Mr [redacted] the option to charge the former tenant for damages that he found to the former tenants security deposit.? He emailed us? a request for a? specific charge which was applied to the tenants deposit and which was included in the final disbursement sent to the owner at the time the account was closed.? American Property Management is not an insurance company and we do not pay for the damages that an owner claims to find.? Charges to the owners account and the tenants deposit were charged according to the contracts involved.? In turn, we find this complaint to be closed unless Mr [redacted] can prove otherwise

We are sorry that Mr [redacted] does not understand the statements sent to him.? The calculations and charges have been checked and are correct as per his contract.? We recommend that Mr [redacted] seek professional assistance reviewing the statement and contract

When a property is closing out and a contract has ended, it is our policy that the account go through a 30-day period of "no activity" so that we can be sure that no further invoices or utilities are due on the account.? This occurred as of the end of November and the final statement and final check were mailed out to Mr [redacted] on December 1st,

American Property Management has scheduled with a contractor to be out this coming week to make the repairs to the fence. Our contract has been behind and this is the soonest he could get to it. We apologize for the delay

because: American Property Management still owes me money $to be exact After days, they finally sent me a check for my tenant's security deposit It was supposed to be for $ The check they sent was for $970.00, $short In reading through the balance sheet they sent, I discovered that they had not only failed to return to me my cash balance of $on the account, but that they had also charged me management fees of $for April & May Therefore they deducted $from my tenant's security deposit, only leaving my tenant's with $970.00, This is ridiculous! My contract with American Property Management clearly ended on March 10, Charging me two extra months of management fees after our contract ended is fraud Then taking $out of my tenant's security deposit, money owed to them, not me, is unscrupulous I would like them to return my $cash balance, as well as the $they deducted from my client's security deposit, for a total of $160.00, and I want it returned ASAP This company has consistently refused to return phone calls, e-mails, and is generally unhelpful when I show up at their office I was told by both a David and Sabrina that it is ownership that will have to return my money and they can't do anything about it I have forwarded the same paperwork to ownership weeks ago, but have heard absolutely nothing back, which is not surprising considering how they have dealt with me all along I want my money back, and I want it now They are now past days delinquent I have included supporting documentation as attachments.By the way, Mr*** is neither my first, middle or last name I have no idea who they are referring to, though it does speak to their inability to understand their own balance sheets.

American property management never did any inspections including a walk through when tenants moved out
If so, They would of never sent me a email stating that my property was in the same condition before tenants moved in
MrH*** whenever I was able to contact him would not agree to pay for the mess left and damages that were done,and was hard to contact as usual, hence I just paid for repairs out of pocket, because I had a renter ready to go after firing H*** and his servicesHe tried to offer his worker to do repairs and me pay!
We never had a good relationship as claimed due to the fact that AMP was lazy and took me as a out of town owner and That I would never know the condition of my homeAnd they were very uncooperative throughout contract
The business experience that I had throughout the contract led me to this forum as I do not feel American Property Management would have paid me anything if I did not writeRegulation is what's needed in property Management field

Subject: Re: ID # ***- American Property Management/A.P.MInc.I reject American Property Management's explanation, as they continue to ignore my concerns and repay me the money they owe me.On March 10th, my contract with American Property Management ended At that time, they owed me a $security deposit for my tenants and a $balance that remained on my account The total for these two balances was for $ This began a two plus months of e-mailing, calling, and visiting their office to find out when my money would be returned Almost all of my inquiries went unanswered According to another complaint filed against them, I found out they required 30-days after the contract ends to pay back any outstanding money owed However, it took them days and a complaint filed with the Revdex.com for them to finally send me a check for $970, which was short by $ In reviewing the documentation that was sent with the check, I learned that they had billed me $in May 2017, for what they termed "management fees" The $was deducted from both my $balance, and my tenant's $security deposit Thus, leaving me with the $final check, which was $short of what was owed to me.I would like to know the following:1.) How they can bill me $for "management fees" in May 2017, when our contract clearly ended on March 10, 2017?2.) What did these "management fees" billed on May 16th, consist of?3.) How can they deduct $out of my tenant's $security deposit, to cover the wrongly applied "management fees" of May, 2017? The security deposit was only to cover damage to my rental property, and to be returned to my tenants at checkout, not to offset any fees charged to me two months after our contract ended.I also would like them to immediately pay me the $they still owe to me from the wrongly applied "management fees" of May

American Property Management apologizes for the delay. This should as of last week, now be taken care of. We had scheduled this with our arborist contractor at the time it happened and when we were notified. Unfortunately, our contractor had some family issues come up and he had to
put his scheduled jobs on hold for about days. If the neighbor to our property under management has any concerns, we welcome her phone call at 208-376-9898. Thank you

We at American Property Management are unsure why *** *** has not received her check and close out statementsWe were also unaware until we received notification from the Revdex.comInitially, her check and reports were sent out on October 5, 2017; we have now stopped payment on the initial
check and reissued her a new oneThe new check was mailed out on the 16th of January in the amount of $$5,It has been sent to the address we have on file which is: *** * *** *** *** *** ** ***Her reports will also be mailed on January 19, All deposits have been returned to her, per our policy and management agreementShe will have to ensure they are received by her new rental agency We wish *** *** the best and would like to thank her for the time she was with us at American Property Management

Complaint: ***I am rejecting this response because:Nice to hear that the Revdex.com forum helped create a new policy for American Property management.Utilities are automatically put back into my name when tenants move outI was the one who closed out and inspected and did all the work that American property management was suppose to do for me as they state their name as a property Managment companyAndy h*** who calls himself the VP of this establishment is lazy, a big liar and had no intention of paying me back anything until this was createdHis company owes me far more then his projected Statement closingAs he left my rented home in shambles and refused to pay for any damagesHe claimed my home was left in excellent condition in which it was nothe refused to give me the president of the companies name and contact informationJust a complete incompetant lazy man is all I can say about this person and Im not expecting the proper amount returned to me, so I am not satisfied with this companies response.
