that CSAT does require at least a 30 day notice which had not been provided prior.I ([redacted]) reminded him that since the notice would go into July, July’s rent would be prorated to reflect that amount.[redacted] replied back that CSAT would not be receiving any portion of his rent and that the 30 days should not apply to him since he was on month-to month terms.I had [redacted] fill out a Notice of Intention to Vacate (please see attached) despite being adamant he would not give 30 days’ notice.[redacted] stated his original deposit should take care of it. His original deposit was less than what he would owe as he was on a month to month rental rate and due to the fact he did not give proper 30 day notice he was going to owe rent.[redacted] yelled and cursed that there was no way we were getting any other money from him and left my office. Jump to January 2017 Email prompt from [redacted] to reach out to former residents concerning past due balances. This included [redacted] (former) #[redacted]Called [redacted] on1/18/17 as instructed and [redacted] verified his listed forwarding address as his current address. I asked him about the balance on his account and gave him his options for payment.[redacted] became extremely hostile and yelled and cursed at me. I advised if his abusive language did not improve that I would need to hang up. It did not and I hang up. [redacted] repeatedly called every other minute for about an hour and left aggressive and abusive voicemails. After he was unable to contact me, he called HPMC and received [redacted]’s phone number.I had [redacted] listen to the several voicemails [redacted] had left.[redacted] spoke with [redacted] over the phone and during the course of their conversation was given the financial breakdown as to why he has a balance, his options for immediate remittance and penalties should he disregard.[redacted] and our corporate office verified [redacted]’s address on more than one occasion and sent him the requested statements that explain his balance due. No returned mail was received by our corporate office. January 19,2016-I ([redacted]) advised [redacted] he could make his payment in two payments and to mail it to Creekside. I explained to [redacted] that he gave notice 6/29, so we charged him for notice 7/6-7/29 since he moved out prior to the required 30 day notice. Since he moved out 7/5, he was charged rent thru 7/5 and then the rest was charged to notice to fulfill 30 days. [redacted]Regional ManagerHunt Pacific Management Corporation425-522-4024
