In regards to the complaint submitted by [redacted] about the common entry coded door lock at [redacted] ***, while the lease does state that the residence has a locked entry, that would be the resident's private entry door which is in total working order and is his secured entryThe common entry door is not considered a secured entry because the multiple people residing in that building have access to the door codeThe common entry door was malfunctioning so we did dismantle it to prevent any further occurrences of anyone being locked outAnd, we are currently looking for replacements parts for the failed mechanismThe replacement parts are a special order and not readily available at most distributorsWe will complete the repair as soon as we locate, order, and receive the partsShould you have any further questions or concerns, please call Hunters Run at 297-Thank you Sincerely, Kelly E [redacted] Property Manager Hunters Run Apartments

There was never a notice sent out regarding loud music, the only reason that there were bugs that we had to get resolved were because the previous tenants that lived there before us had them and we weren't notified until after it was cleaned and taken care ofIn regardless of what, that shouldn't even be something that would be in our residential record because that's not validThere was never an eviction filed, we paid before the process even took placeTherefore the information that is said or place for our residential records are falseAgain, this is something that is effecting my apartment search and need to be corrected

I've submitted a few requests to have my dryer fixedIt takes forever for anyone to fix itMy dryer was replaced and that dryer does not work either
After emailing the property manager maintence was in the apartment replaced the dryerWhen I attempted to use the new dryer it does not workI emailed the propert manager but nothing has been doneI emailed her again today asking for a credit since it's been over two months and I'm tried of paying for something that does not workAny maintebce issues take forever to be resolved

I recieved a notice Monday March at pm that I had days to either pay an additional deposit of $or take out a renters insurance policy of 25,naming them as co-beneficiaryThey previously gave the notice in October but I never thought it was.legal to demand this as my lease allows them to keep my original deposit from my move in date of 4/It alows them to keep my deposiwhich they do not return and any damagesI consulted a lawyer and he said it wasn't legal and that the renters insurance nam8ng them as beneficiary was absulutely illegal, which is what I thoughtCan they evict me for not paying an additional depositI have numerous maintenance issues that haven't heen addressed and am not sure if this is retaliation for complaintsabilout air conditioning, washer and dryer, carpet and refridgeratorAll of these are original to the apartment except for a recent partial repair on air cnditionerAs of 3/3/the $charge was not posted on the resident portal web

I received a rental verification request from [redacted] Investment Corporation on June 2, 2015 and returned the verification the same day.
Rental verifications are completed honestly and returned back to the apartment community or landlord requesting the information. There is...

nothing on your rental verification stating that you currently owe money. However, this rental verification does show that you were late 5 times in your one year tenancy, had two evictions filed, had multiple complaints against your apartment including partying, loud music, trash on your balcony and bugs. In addition, it took five months to pay off the balance owed to Hunters Run which was noted on the rental verification.
In regards to you not receiving a copy your security deposit disposition, you did not give a forwarding address at the time of move out so the first copy of the security deposit disposition, along with following attempts, were sent to your apartment at Hunters Run with a forward service requested, along with copies sent to your cosigner. After speaking to your cosigner, and once a final notice” was sent before the account was sent to a collection agency, he paid the balance owed five months after move out.
In regards to your request to have these items removed from your rental history, they will not be as they are all legitimate. In regards to your request to have these items removed from your credit history, the judgements for the evictions will both show on your credit for up to 7 years as allowed by law, however, the balance owed on these judgements are reflected as 0.

In regards to a complaint at [redacted], just as was communicated to the resident when he...

made his complaint to the office prior to contacting your office, the work needed in that hallway was already scheduled for that following week. As of today's date, the repairs to the leak have been completed and the common hall carpet has been treated and cleaned. The common areas have also been treated by our pest control company. The repairs to the finishing of the drywall and painting in that hallway have been started and will be completed over the next couple of weeks.
As far as the issue with his air conditioning, he came to the office about 4:00 p.m. to report his service request. At that time, the temperature outside was below 80 degrees. In this case, a/c is not considered an emergency. Also, we have to take the tickets in the order they come in. Therefore there may have been a slight delay in completing his request. As a general guideline, we do not give monetary compensation on rent for a delay on work order completion especially when we can show we are working to complete it. Mr. Davison does show a few work orders for his A/C, but work has been completed and a new motor has been installed.
