This is a copy of the last e-mail that was sent to the property manager:

Good morning Brad & thanks for sending over the Notice of Intent to Move Out, the Rent Account Ledger, & the pictures. Upon reviewing everything that was sent, I have several issues that I need addressed:

1) All of the items listed on the Deposit Disposition dated 7/31/18 need to be removed. These items total $49.00. As I pointed out to you yesterday, Deedra Vines officially gave her notice to vacate Unit #1812 on 5/26/18 with a move-out date of 7/31/18. You acknowledged & accepted this notice the same day, 5/26/18. As promised, Ms. Vines vacated said unit before 8:00 p.m. on 7/31/18 & returned the keys & security card before 9:00 a.m. on 8/1/18.

2) The pet treatment charge of $75.00 listed on the Move Out Charges needs to be removed. You are already replacing the carpet & a pet deposit of $150 was already paid.

3) The charge of $35.00 for the removal of a TV needs to be removed. The TV was no longer needed, so we opted to leave it behind in hopes that someone else could use it. The saying of "Pay it Forwarded" clearly comes to mind.

Ms. Vines had issues with the unit from day #1. If you'll review the work orders that were submitted, you'll see that she requested maintenance on the dishwasher on numerous occasions. The appliance was never repaired or replaced. Ms. Vines also requested service on the AC in the back guest bedrooms on several occasions. Again, this was never corrected to her satisfaction. Lastly, she requested maintenance on the AC return in the master bathroom on several occasions as it was leaking onto the floor. This problem was never addressed as it continued to leak.

Ms. Vines is willing to pay $441.64 to finalize her bill. Should you accept this proposal, please respond to me & Ms. Vines via e-mail. Should you wish to discuss this matter further, feel free to contact me at the # below.

Basic maintenance were not completed, apartment failed to provide accurate final invoice and itemized invoice for additional charges after move.
Apartment completed very low quality repairs which violate the 2015 IRC Building code used in force for Dallas. IE: Broken door repaired with cheap foam instead of replacement or sealing exterior door. Apartments on creek side of property have a cockroach infestation behind drywall and in attic space and apartment only fumigated one time and would not schedule follow up. Two weeks before move out apartment started repairs to patio and crew boarded up patio door which is also a fire escape resulting in $1,000 couch to be left behind as well.
