The homeowner’s are at no risk with the 62% funded units have sold with no problems at all in the community.  On your second question: 2.  For the year ended 09/30/15, the financial statements list $64,008 in assessments received from homeowners.  If there are 43 residential units, and each unit was supposed to be due an assessment of $240/month last year, then it seems that the revenue from assessments should have been $123,840.  (I.e., 43 units x $240 x 12 months.)  Why was the amount collected so far below $123,840?If you look at the page 5 of the Statement of Revenue Expenses and Association Funds you will notice that yes $64,008 was collected on the assessments and you will also notice that this amount is under the Operating Fund on the other Colum you will notice the amount of $59,832 that is under the Replacement Fund these two amounts equal the total assessments collected for the amount of $123,840.00. The $64,008 went into the operating account to cover all the monthly expenses and the $59,832.00 was the amount that went into the reserves account. Both these amounts total the $123,840.00 collected in assessments. Please let me know if this answers your questions and concerns.
