See attachments.Dear Ms [redacted] ,I am in receipt of your complaint filed with the Revdex.com, Inc [redacted] has sent me your correspondence concerning this matter I am saddened to hear of this situation and the hard feeling you now have about your stay at Hurstbourne Grand It has never been our intention to mislead you in anyway There was obviously some sort of miscommunication concerning the pet fees at our community Hopefully I can shed some light on our policies and the lease agreement you signed concerning pets fees.As stated in your complaint, you paid a non-refundable pet fee when you moved in as well as monthly pet fees totally $per pet, per month After living in a community for two years, that would add up to a lot of pet rent Unfortunately, according to the lease agreement signed by you and Mr [redacted] , this is what you both agreed to do for your first lease agreement and your lease renewal term of twelve months On page and page of the lease agreement you signed and initialed as read it states under sectPets states that the Resident acknowledges and agrees that the pet fee is not a security deposit This is non-refundable fee and cannot be used to offset any damages to the leased premises It also further states that a $monthly fee per pet will be collected as rent for each pet I have attached the lease for your use so you can see the area where this is clearly stated in the Pet section of the signed leaseI do apologize if you feel we mislead you in some way We follow our lease agreement We have an obligation to hold all residents to do the same due to fair housing guidelines We expect wear and tear on apartment, but when damages go above the wear and tear we must replace or fix the damages and that cost must be passed back on those who damaged the property This is all explained in our lease agreement For your convenience I have attached pictures of damages, the breakdown of the charges for the carpet, the expert statement from the carpet cleaners and your moinspection form I assure you I do not like charging for damages I do not want to replace carpet when I don’t have to, it costs me a lot more in time and money, but when animals damage the carpet this badly, I have no choice You were not charged for full replacement, only the life left on the old carpet It was last replaced end of March I believe we acted in good faithful and ethically throughout your entire stay at herePlease feel free to contact me with any questions Thank you.Regards, [redacted] ***, Property Manager | Hurstbourne Grand Apartments [redacted] * [redacted] * [redacted] * [redacted] www.ntshurstbourne.com

Grand.  It has never been our intention to mislead you in anyway.   There was obviously some sort of miscommunication concerning the pet fees at our community.  Hopefully I can shed some light on our policies and the lease agreement you signed concerning pets fees.As stated in your complaint, you paid a non-refundable pet fee when you moved in as well as monthly pet fees totally $25 per pet, per month.  After living in a community for two years, that would add up to a lot of pet rent.  Unfortunately, according to the lease agreement signed by you and Mr. [redacted], this is what you both agreed to do for your first lease agreement and your lease renewal term of twelve months.  On page 8 and page 9 of the lease agreement you signed and initialed as read it states under sect. 30.
