Review: After MULTIPLE emails and phone calls to try to communicate multiple construction issues this company caused, they will not reply or respond.

Beginning in mid-March 2013, we hired this company to complete various construction repairs and upgrades to a home we purchased, coordinated as part of a 203K home renovation loan. During every step of the process, we continually had to bring to their attention, shoddy work, unacceptable fixes, as well as wrong or incomplete fixes. Many were addressed by the company, but ONLY because we were frequently visiting the house during the renovation process to discover these items. A few examples of the work with issues are items such as: pest control deck work incomplete, dishwasher installed incorrectly, drywall work completed incorrectly leaving sub-standard results, toilets installed, handles broke instantly, deck parts nailed leaving split wood, tile partially painted and some of wrong color left in master bathroom, wrong finish paint used throughout house for touchups, installed gas line for laundry room left exposed, installed open shelving in kitchen put in using scrap materials and left rough and unfinished, gargbage disposal installed leaving no access for drawer, fridge ice-maker line left hanging from garage ceiling, crimped electrical wire left between house and deck.... They were paid in full for all work including extra payment from us, since some unexpected fixes came up along the way. The only time we continued to get responses from the owner, was during the time payments were still pending from us. Now that they have been paid in full, he will not respond at all.Desired Settlement: We are not expecting much from them at this point, however, at a bare minimum, a verbal or written response from the owner to bring closure to and address all of the issues, would seem the decent and professional course of action to take. He claimed he needed time to craft "an intelligent response" on June 19, 2013, but after NUMEROUS follow-up emails from us, as well as phone messages, he has yet to respond in any way.

The consumer wants to keep talking about issues that have been resolved or are already being addressed over and over. We have fixed all the issues except for two that have appeared within the past couple days. We still have an a/c issue where it's creating a power surge. We are going to take care of it by having a technician look at it. We will either fix it or replace it. The warranty company is currently addressing the dishwasher issue.

We did not, in fact, want to discuss old issues, but address new ones that continue to surface. We simply provided a comprehensive list ofall issues encountered up to this point for reference to the fact tht there may be a greater concern for Hybrid to consider since the pattern seems to indicate consistent, over-looked, "cutting-corners" type of work. Our primary concern was the incomplete, FHA-required repairs on our wood deck, for which Hybrid subcontracted out the work for, and subsequently negotiated some non-specific credits from the pest control company to compensate for work that was obviously left undone. We were never provided any explanation or clarification on how they came up with these dollar amounts, who was involved directly with BOTH companies to negotiate these, or what ever really was admitted to or transpired between these two companies to come up with these credits. OF MOST CONCERN was the issue of making sure what really DID need to be fixed, was fixed. We never received further answers regarding that issue. We arranged for meeting directly with the pest control company who performed the work and kept Hybrid updated with our discussions with them. On multiple occasions we asked Hybrid to be present for the meetings with the pest control company so we could all be clear on what work was done, what was NOT done, and what still needed to be done. We were also hoping to get some clarification as to how, where, and for specifically what these credits were supposed to be for. But unfortunately, while we received a very professional and prompt response from the pest control company directly, Hybrid failed to respond to us at all, and never attended any of our meetings with the pest control company to help facilitate a resolution and give their input, as they should have since they were the contractors who originally coordinated all the work. Again, the burden was on us to get to the bottom of what still needed repair, and also to discuss, coordinate, and have the repairs completed. All fine, except for there should have been a presence from Hybrid for this particular pest control issue, and at the very least, some kind of response from them to give input and provide explanations. - Disappointingly unprofessional. For other fixes (among MANY) such as poorly done drywall work, which we agreed to a fix of a ceiling fan installed: after waiting several weeks, the first attempt at installing the fan/light revealed that there were several, critical parts missing from the light kit, so the technician was unable to install it. Several weeks later, another attempt to install it revealed that it was able to be put in, but still, suspiciously missing the correct parts to allow the light to work properly. We can only guess we were given a used or "reclaimed" fan (never agreed to) that they installed - but we will never know as we don't get any responses from the owner who agreed to this fix. Just one small example of many issues.

Review: In the spring of 2012 we signed a contract with Hybrid Homes for them to provide $17,840 worth of upgrades and repairs to the home we purchased under an FHA 203k loan. Many of the upgrades went well; however, the wood stove hearth we had them construct and the electrical work were extremely poor. The electrical work was even not to code and could have burned our house down if I had not caught the problem myself nearly 8 months after the install. I have been communicating with the owner of Hybrid Homes, [redacted], throughout the year attempting to negotiate a settlement regarding the wood stove hearth; however, we have reached an impass as he is unwilling to reimburse us the amount we paid for them to dismantle the pre-existing hearth because he states that work was completed. The is true. That work was completed. However, in order to repair the poor workmanship in the new hearth, the new hearth will have to be completely dismantled. We are now in the process of seeking estimates to dismantle the new hearth as well as reconstruct the new hearth and repair all of the subcode electrical work that has left us without electrical in our family room for nearly 3 months.

We plan to take Hybrid Homes to court to seek damages for work to be redone. We're asking for a FULL refund of the amount paid for the demo of the pre-existing hearth and the construction of the new hearth. Total amount, $4,705. In addition we have an estimate from a qualified electrician for repairs to the known code violations of $325 plus another $150 to inspect the rest of the electrical work completed by Hybrid Homes. If we were to accept a settlement pre-trial we are asking for $6,500.

They help people trying to purchase distressed properties through FHA programs by providing renovation services. Their scope of work is always very defined. At the end of every job there is a quality work walk through that is signed off acknowledging 100% satisfaction. The bank then pays the consumer and the consumer in turn pays the contractor. Work is warrantied. There was some minor electrical work that needed repair. We agreed to pay the service charge for the consumer. Later on there were complaints from the husband regarding the hearth. We put an offer in writing that is still good. We have offered to refund the consumer a full refund of the hearth purchase price or to tear it out and completely do it over again. We believe this to be a very fair and reasonable offer.
