DO NOT RENT FROM THIS COMPANY, PERIODCHARGED US FOR WEAR & TEAR AND FOR REPAIRS NOT CAUSED BY USeven though we have emails stating they would not We lived here for over yearsWe paid our rent on time, every timeWe fixed things ourselves (notifying them and receiving permission to do so) and treated the property like it was our ownWe left the property in better shape than when we moved in Rent was increased steadily while other tenants in the Rancho Bernardo Playmor complex enjoyed fixed rents with other companies or private owners, HUNDREDS LESS than we were payingThis is not FBS's fault however, it's at the discretion of the property owner I state this in fairness to FBS, ***RENTER BEWARE [redacted] the property owner that was represented by FBS, RAISED MY RENT THE MAXIMUM ALLOWED BY LAW EVERY SIX MONTHS through FBS If you haggle and push you can negotiate the price down a bitmonths term was the norm starting point for the tenants on both #Ashburton Road and #Fairlie Drive in the #Playmor #complex in #Rancho #Bernardo; but we were able to rent for a year at a time for the first two years, months terms ONLY after that So a small kudos to them for working with you on pricingbut that seems very distant when you get a 1/of your deposit back and the place is in as good of shape as when you moved in years ago Repairs were needed upon move in, they were NOT REPAIRED WHILE WE LIVED THERE and I WAS CHARGED FOR THEM UPON MOVE OUT You read that right, they were not repaired, I just paid to do so and lived there for YEARS with the "bad $window screen" that wasn't worthy of replacement upon move in, or during the years I lived there, (even though they did regular "inspections") CHARGED $FOR IT upon move out Garbage disposal UPON MOVE IN was so in need of repair that it shook the grout from the sinksWe called them out to repair it and they refused as long as the blades spun no matter how loud or how much vibration to the countersFinally replaced it after it refused to turn at all (even with the key tool) Then they CHARGED US "GROUT REPAIR" UPON MOVE OUTSo they wouldn't repair the disposal which ruined the grout and they just kept our deposit to pay for "grout repair" Are you noticing a trend here?!? I will call them to get the $in paint back, but I'm still out over three times that for NOTHINGI did NOT cause ANY damage to the property and have tons of charges for itCleaning the carpet? why!?! it was a loss, and needed to be replaced The place was falling apart when we moved in but it was SUPER cheapat first....so we overlooked the badly functioning dishwasher, the barely working garbage disposal, the barely working trash compactor (still shakes the counter tops), the drawers that were broken, the fact that it hadn't been painted and needed it, the fact that it had carpet that needed to be replacedwe overlooked a lotand WE PAID FOR IT! Let me just forewarn you that we have not used this property management company in many years, so if there have been staff changes, this may no longer be applicable I was not aware of the Revdex.com at the time but felt that the issues we had with this property management company were quite serious and warranted a rating Our property was inherited and was already under their management at the time of the inheritance They reported income for the new owner (us) for 2008, a year that we did not own it When we contacted them, they promptly retracted the income, for 2009! So now we had incorrect income for two tax years There were constant accounting errors When we tried to straighten them out, they wouldn't return calls There was an accident at our property FBS coordinated the repairs and should have billed the insurance company for everything But they charged us a "fee" of $to coordinate the repairs When I contacted them to ask them why, they said they would refund it to us, which they never did Our accountant could not believe all the fees that were charged to us ($a month to pay the landscaper, $for an end of the year statement) Yes, this was in the contract but unfortunately, we inherited them and didn't know better The staff was so rude C.Dwould never apologize for the transgressions but only make excuses about how busy they were In my last conversation with him, he told me to find another property management company (something that seems to be a common response for him based on other reviews here)This was the only good advice this man ever gave me He told me I would come crawling back because his company was the best Sorry buddy, we found better company with less of those nickel and dime fees FBS could use a lesson in customer service

This company treats their clients poorly They do not manage or take care of your property I am a former client and the tenants trashed the yard destroying the landscaping and this company stated that it was not their responsibility The tenants did over $5,worth of damage in which the property management company stuck me with the bill I am an out of state owner and FBS transferred the utilities into my name and didn't inform me or give SDG&E my address out of state so I have an overdue bill due to them and FBS is claiming that this is my fault and will not pay the bill due to their mistake Do not trust this company and they treat their clients and their properties poorly

We have been tenants with FBS for yearsAlways paid our rent on time and have taken care of the property as if it were our ownI would drive the check in every month to the Rancho Bernardo location which is about minutes from my propertyFBS has implemented a new system that allows renters to pay rent onlineI was ecstatic to not have to drive the rent in every monthI signed up and entered my bank info, it took it, and I paid my rent on time on the 1st of October A few days later I received a bill for $late fee and a $NSF (insufficient funds) noticeThere was plenty of $ in my account to cover the rentI called FBS in Rancho Bernardo and spoke to [redacted] to see what happenedHe said he wasn't familiar with the new system and said he couldn't help me find any info on the website as he wasn't familiar with the systemHe is the accounts payable person btwHe suggested we delete the account and start over because he didn't know what to doI said how about I drive my rent in the next day and we could navigate the system togetherWhen I went in the next day he said he would take off the late fee, (why thank you for not charging me a late fee for rent that isn't late, *sarcasm font*)But he couldn't remove the $penalty because it was one they assessed from the bankHe told me I entered the wrong routing #Even though I was sent a NSF notificationAny system I have ever made payments to online either bounce back saying invalid account or if it's a bank system does a test with $or some amount to make sure the account is validIf I did enter a wrong # in my routing # there was no profile area on this new payment system of theirs to look at or edit my account infoSo how could I even go into my account and edit the routing # to the correct one? Ok, so if it's something with the bank maybe realize there is a glitch with your payment system and change itFigure out a better solution with your system and the bankAdd a profile section so you can access your account infoAnd go to bat for your tenants If you "value" us so! Horrible! I'm a current tenant FBS is the property management to our home When we moved in the property was dirty the carpet were not clean the bathrooms had the old curtains from the previous tenants The Bath tubs was nasty dirty not clean Trash was left be hide, we had active wasp nest that were in are courtyard...HOW can you miss that There was major old debris in our patio..They made us contact their cleaning co and their pest control The apparently painted but did a poorly job

The lease in which Mr. [redacted] is currently under requires evidence of Renters insurance.  After repeated attempts to obtain the necessary documentation, we attached a policy offered to him, if he...

didn't have his own policy already in place.  If the policy documentation is not received in the office prior to the month our system automatically attaches a very reasonable policy in the interim. Mr. [redacted] brought in a policy on 10/19/15, that expires on 10/24/15. When advised that the policy does not cover the balance of the lease period, as well as all of October he became upset and file a complaint with Revdex.com.  FYI, we have already waived/ absorbed one month fee due to his delay submitting the policy, as a good will gesture.This is in response to being unhappy about the cost of living increase in his lease and while we understand the cost of living in San Diego is growing, the property owner has a right to request market rent for their property.

Hi [redacted]-     Thank you for your response, however this is still unacceptable. 
    The nail hole filler is the same flat white as the paint was over 5 years ago. To my knowledge they do not carry nail hole filler the same shade of "fade" as the neglected white paint that was on the walls. 
Your contract is flawed, you cannot "creatively" pass on the cost of normal wear and tear to the tenants. This cost is the property owners, not the tenants. We did NOT damage the walls, we simply hung pictures like everyone else has... and you failed to paint over the old nail holes before we moved in over 5 years ago. I think you are trying to say "if Mr Carmichael had never hung a picture we would have skipped painting the unit." Again I had been there over 5 years, you cannot charge me for normal wear and tear. You have to paint a rental property every 5 to 6 years, more if you have people moving in and out. You have had people moving in and out...
I was trying to figure out how you would be able to tell the old nail holes from the new nail holes, so I just filled them all.... and now you are charging me for it. I feel your contract is written in such a way that I am charged for paint regardless.
The carpet:
       Again there must be a mistake. 
I'm not concerned with what was seen 5 years ago, the carpet wears out over time. What does the latest inspection of the carpet say? What is the date of the last property inspection required in the contract?
The inspection reports taken before we moved out, while we were living there? I would like copies of those please.
Please include all 4 years inspection reports that were required per our contract. I would like to review what kind of assessment was made to the carpet over time. Was the wear the same upon each inspection?
This is NOT my investment property therefore I do NOT want to pay for it's upkeep.
I have yet to see pictures of the " carpet repair", you were kind enough to send a picture of the "repairs" to the faded white walls.... but neglected to send the pictures of the "repaired" carpet. 
Please send the pictures of the repaired carpet. 
Send a picture of downstairs where the connection from the dining room to the kitchen is as this is where we used to cut our feet on the carpet tack and was in the most need of repair.
The Keys returned:
I spoke to a blonde gal at the front desk. She was very nice and told me that I was good and my keys were signed in as received on the first. My wife and son were with me when we came by at lunch time.

As we have shared in the past, we are the agent for the property owner. We facilitate a required walk thru and move out inspection, documented with photo's and a written report and match against the move in documents.
The appropriate avenue for residents to dispute is first to put...

their concerns in writing and we will review for errors, in which did not occur, and then, their 2nd recourse is thru the Small Claims court which is set up to resolve such issues.

We have been tenants with FBS for 8 years. Always paid our rent on time and have taken care of the property as if it were our own. I would drive the check in every month to the Rancho Bernardo location which is about 15 minutes from my property. FBS has implemented a new system that allows renters to pay rent online. I was ecstatic to not have to drive the rent in every month. I signed up and entered my bank info, it took it, and I paid my rent on time on the 1st of October 2014. A few days later I received a bill for $65 late fee and a $50 NSF (insufficient funds) notice. There was plenty of $ in my account to cover the rent. I called FBS in Rancho Bernardo and spoke to [redacted] to see what happened. He said he wasn't familiar with the new system and said he couldn't help me find any info on the website as he wasn't familiar with the system. He is the accounts payable person btw.
