BEWARE- James B*** appeared to have inspected all parts of the house He told us we needed to replace the HVAC system , which we were prepared to budget for However he totally missed a sagging roof which was due to the fact that the rafters in the attic were not even attached to the joists! (the nails were inches away in mid air) This could have caused a roof collapseHe checked off satisfactory on the rafters and joists on the inspection sheet Despite the fact that he did not really look to see if they were connected to each otherWe contacted him, but he would not admit any faultDo NOT use this inspector
