Review: Ideal Homes was contracted to finish our basement. The completed the basement and offered a standard builders warranty. At the end of 1 yr, I contacted [redacted]. ([redacted]) with a list of minor warranty items (loose trim, nail pops, loose stair rail, etc.). [redacted] agreed to come out to address these issues and was scheduled on 2 different occasions. He did not show either time. Now he is completely unresponsive to phone calls and texts.Desired Settlement: A visit to review and address warranty items.

Carpet abraision marks on every stair - I agree, probably an installation issue and nothing that can really be done about it. I looked at each step that the owner marked in tape, the carpeting seemed to be matted down from installation, nothing unusual. I followed up with this a few days after the install that took place March 31, 2012 via email to the owner.

Bathroom baseboard split? (pic sent) I followed up with this also, it seemed that there was some staining from the water from the owners taking shower, see pictures showing the water discoloration, regardless I did tell him I would touch that up and fill the area of concern.

Handrail on stairs - not "level" or consistent. Higher at the top than at the bottom as measured vertically from the stair directly underneath. And the middle is lower than a straight line between the top and bottom connection points I followed up with a few pictures and explanation of using the original holes in the wall from the original installation not done by us. The upper area of the stairs was not remodeled or improved, just the walls repainted and the fastener holes could still be seen after it was painted so we reinstalled the railing using those original holes. The job was inspected by the city and conformed with codes resulting in an occupancy permit being approved.

Baseboard coming loose at corner near landing I sent owner pictures of this area being normal and completed. I am not sure if one of his kids damaged this or if something happened to this area. If it is something that is coming loose without showing any damage to the wood, I will rescure to wall.

Baseboard white paint did not stick (bare wood) in a few places All the area’s were marked 2 different times by the owner for the punch list prior to final payment and completely touched up. I personally did all the touchups, white trim, drywall repairs and drywall paint touchups. I covered all the areas, if there is an area that was not marked, the owner does have the original paint that can be used for touch ups. Seeing so much time had passed, I am not sure if these areas were scuffed during cleaning, dusting, vacuuming or maybe the kids playing in the basement. It has been almost 2 yrs since we finished.

Hole in ceiling by light This may be simply movement by the can light trim to cover up any areas not completely hidden. Nothing was marked on the final punch list, possible first floor vibration caused the trim light cover over 2 years to slightly move as its held in by springs, if there is a hole within industry standards, I will repair, but nothing was ever marked on final punch list.
