Here at Idaho Falls Rentals we use professional vendors to perform the work needed in a property When we found out the time frame for the part to come in to repair the stove we contacted(11-4-2015) the tenant and let them know the information that we had gathered and let them know that we were also looking into every other option that we could in order to get the repair done as soon as possible Since the phone call yesterday we have been able to get confirmation that the part will be in with in days We have notified the tenant that the repair will be done with in those days or the owner has agreed to replace the stove The tenant was happy with this resolution when we contacted them this morning

I am sorry for the frustration that you are feeling with the move calculation I have to follow the terms of the lease that you signed when doing the walk through Page section 10-F "The leased premises must be left in good clean condition with all trash, debris, and tenants personal property removed The leased premises shall be left with all appliances and equipment in working order."page section 10-C "The security Deposit is intended to pay the cost of damages, cleaning, excessive wear and tear..."Page section 10-G "Landlords recovery of damages will not be limited to the amount of the security deposit."I have attached a few of the pictures that were taken during the move out walk through after the keys were turned into IF Rentals and the property was secured I can provide additional pictures of the damages done to the property and the lack of cleaning when the property was turned over specifically the "poop" left in the toilet, the back of the hallway closet that was knocked completely off, the drawer front that was knocked off, and general condition of the property All work was performed by professional companies as outlined in the move out packet that you were provided when Management of the property was taken over by IF Rentals All charges were documented on your move out calculation and if you would like to dispute any specific charges please provide that dispute in writing to our office at S Woodruff Idaho Falls, ID and we will review the charge and let you know the determination.Thank you for allowing us to provide you specific documentation on the terms of the lease that you signed and the move out process.Please let me know if you have any questions[redacted] Branch ManagerIF Rentals ###-###-####

We have been in touch with the tenant and worked out an acceptable resolution to the clerical error on the lease At IF Rentals we work hard to ensure that everything is processed correctly the first time and are always diligent in correcting mistakes when they are made IF BMG Rentals will be covering half of the water bill on this lease for the first year with a check paid directly to the tenant after the lease modification has been signed off on by the tenants and the property manager
