We are in receipt of the complaint you sent us on September 18, We have reviewedthe information submitted by the prior resident, and have found the following:There were two pest control issues in the respective unitFirstly, residentscomplained about roachesTreatment for roaches was scheduled and given on multiple occasionsSecondly, about six months into the lease, residents complained about bed bugs in the unitUpon inspection, this was found to be accurateResidents were given information for prep work that needed to be doneWe were told by the resident that they would be moving out before the end of the month, so treatment was not scheduledResidents did not move out until the middle of the following month, further delaying treatmentAt the time of move in, the residents signed a standard Bedbug AddendumPartof this addendum states that "Resident agrees to hold Owner/Agent harmless from any claims, losses, damages and expenses caused by Bedbugs..." As such, payment for the treatment of bedbugs is the responsibility of the residentAs an added precaution, we paid to have all the units at the property inspectedThe only unit found to have bedbugs is the unit that the Resident in question occupiedResident's claim that the infestation came from another unit is unfoundedThe last part of the complaint is slanderous to our companyWe are a professional company that has been in business for plus yearsOur company is, above all else, a business that has shown the truthfulness of its actions over the yearsTo claim that we are trying to scam them and that we are not trustworthy is nothing more than a disgruntled customer lashing outBut this type of accusation can have detrimental effects on a company that gains and maintains business based on the honest keeping of books and fundsWe worked diligently with the Residents to address all maintenance issues as they were reportedWe also worked with them when they were unable to meet their rental obligations in a timely mannerincluding the waiver of late fee when they did not pay rent on time in JuneAfter reviewing the above information, we feel that we are within our rights to charge the Residents for the cost incurred to remediate the BedbugsWe have worked with Residents to set up a payment plan that would have the balance paid off by March of As a gesture of goodwill, we are willing to waive $of the treatment cost, so long as the balance is paid in full by December 15", 2017.Thank you for your correspondence and we hope that this situation can be completed to everyone's satisfaction.Sincerely, [redacted]

scheduled and given on multiple occasions. Secondly, about six months into the lease, residents complained about bed bugs in the unit. Upon inspection, this was found to be accurate. Residents were given information for prep work that needed to be done. We were told by the resident that they would be moving out before the end of the month, so treatment was not scheduled. Residents did not move out until the middle of the following month, further delaying treatment.. At the time of move in, the residents signed a standard Bedbug Addendum. After reviewing the above information, we feel that we are within our rights to charge the Residents for the cost incurred to remediate the Bedbugs.
