See attached documentComplaint Number: [redacted] ***Dear Revdex.com,This is in response to [redacted] and his complaintHe is correct; we do take the 1st qualified applicant that has the rent and deposit.Our policy is as follows:If a property is on the market: It is required to put the full month's rent and deposit and sign a lease to get the property, The following month you would have a prorated portion.If a property is not on the market yet: You can secure a property by putting a full deposit downOnce the property becomes available on the market then you would be required to pay the entire month's rent and sign a leaseIf for whatever reason you do not like the property, we would refund the security depositThis is only for properties not yet on the market.If a property is on the market, but you don't want to move in for another weeks: You can put a security deposit down, but it doesn't hold the property, it will give you first call on the propertyIf someone else desires to move in and they have the full rent and deposit, we would call you immediately, You would be liable to pay the entire month's rent and pay the prorated portion the following monthAt that point, if you do not want to pay the rent or the prorated rent we would refund your deposit and move on to the next applicantAgain, it is our policy to take the first qualified applicant with the rent and deposit.I did reach out to [redacted] today to try and explain to him our policy.Thank you,Tabitha Property Manager

[redacted] again I would like to respond to the complaint from [redacted] *** We are a very ethical business, I can't speak for others that he addresses in his complaint, but I know that we at Property Management are very ethical in our business practices Again our policy is and we tell everyone this up front, a deposit doesn't take a house off the market We will call you if someone else comes around that has the 1st months rent and deposit and a good application, which is our policy of taking the property off the market If at that point you do not want to pay the rent for that month then we will return your deposit to you and move on to the next person, but your always given the chance to pay the rent and secure the house When you put a deposit down on the property we don't have you sign a lease only with the rent and deposit Most of the time someone doesn't want to pay for rent because maybe they don't want to move till the end of the month because they are at the end of their lease and once they sign the lease their rent (which again would be prorated) starts, and they normally don't want to pay that portion of rent so they will wait an see if anyone comes along As I said in the last response to [redacted] and I have not heard from him I am very sorry that [redacted] feel that way about our company, but if he would give us a try he would find that were an upstanding company, that has been in business for over years and we work very hard to do whatever we can to make any dealings with our company as pleasant as possible I hope this clears up any misunderstanding in this situation If [redacted] would like to contact me he can call [redacted] and ask for Tabitha

I wanted to respond to this complaint from [redacted] ***I went to see if maybe he had applied for a property at our company, and I am not finding that he has even applied with us Our policy is that we never take a property off the market without the rent and deposit Our Policy is we take the 1st Qualified applicant that has the rent and deposit Once a applicant has been approved we require that you get the utilities into your name and you are required to put down the 1st month's rent and the security deposit Then the following month your required to pay the prorated portion We know it can be challenging to pay rent deposit and prorated so we allow them to do that the next month I am very sorry that [redacted] feel that way about our company, but if he would give us a try he would find that were an upstanding company, that has been in business for over years and we work very hard to do whatever we can to make any dealings with our company as pleasant as possible I hope this clears up any misunderstanding in this situation If [redacted] would like to contact me he can call [redacted] and ask for Tabitha

The application fee was refunded due to the fee being applied before February 15, There was no intent to keep the application fee from the applicant and was fully refunded back to Credit Card on February 17, Sincerely- BBRents

How long does it take for a credit card application fee to be refunded?Refunds are initiated immediately in the system but may take 6-10 business days to complete at the bank level. Please call your bank and check with them on the status of this refund to see if it's pending and they have not posted it yet. [To assist us in bringing this matter to a close, we would like to know your view on the matter.]The issue here is one of ethical business practice and consumer protection and abuse.The business will not lock in a property with a signed lease, security and first months rent unless you start paying rent the day you sign the lease.So as a consumer, I have to give days notice to vacate my current residence but the business in question will not hold a property with a signed lease, first months rent and security unless you also pay rent between when you sign the release and move inThey demand to be paid from the day they lock in the lease or the rental isn't yours.The result is a renter is coerced into paying an additional 1-months rent to move on top of last months rent at existing residence.They are preying off of people and its consumer abuse

Nothing has changed since my initial complaint. There is serious consumer protection lacking in how this business and others operate. have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below with my bank acccount showing no refund issued. BBrents told us it is their policy no refunds and that our application only approves us for the amount the property was being rented for and not the actual property. It is first come first serve and that property was already rented.  Which is fine if they would have taken the listing down. You can't advertise a property for rent and let people apply for something that is not available and tell people they can't get a refund because it's already rented.
