Association).  The Association is a residential townhomeassociation governed by a Board of Directors.  IMPAC is directed by the Board of Directors to address maintenance issues, owner’s requests, etc. and how they are to be addressed.  In response to [redacted]’ wants:1.      The Board of Directors is currently researching, with the Association’s attorney, the current law and what is necessary to be in place to allow solar panels to be installed at the Association.  [redacted] was informed at the meeting she attended that this request would have to be reviewed and could not be decided upon in a hasty manner. 2.      The Board of Directors is reviewing the placement of the shed belonging to [redacted] There is a possibility that the area may infringe upon wetlands and the Association’s attorney is researching this.  [redacted], at the meeting she attended, stated that she had spoken to people at various departments regarding the wetlands and was asked to providetheir response in written form or supply contact information so her statements could be verified.  The Association has not received a response to that request.3.      The request for sprinkler repair was forwarded to the irrigation contractor last year. As the system was already winterized, any necessary irrigation repairs are planned to be made in the spring when the system is again activated.  4.      The Association has not received a request from [redacted] for the count on the window poll. 5.      Her request for repair of the sidewalk by her unit was put out to bid and the Board has authorized the work to take place.  This will be done as soon as weather permits. It should be explained that [redacted], without the proper approval from the Association’s Board of Directors, changed the appearance of the exterior of the structure – adirect violation of the Association’s documents.  She removed a round shaped window and replaced it by installing a square shaped window where a round shaped windowhad existed.  The Association informed her of the proper procedure of first filing a property modification form and obtaining written approval from the Association.  The Board of Directors spent much time researching this issue.  The Board did not approve the square window but did approve a round window that opens.  [redacted] was provided with time to make the replacement.  On February 25, 2015, the Association extended the replacement deadline to March 15, 2015 due to the inclement weather this winter.  TheRevdex.com complaint was then received.Thank you,CJ T[redacted], Regional Manager

Review: Countless times over the past 2 years I have requested information, in person, in emails and in writing from both Impac and the Board of Directors.

I have asked 5 times for minutes from a meeting because they are not posted on the community web site. The web site that we are charged for but is poorly managed and is not updated in a timely fashion.

I have filled out property modification forms and repair requests that go unacknowledged.

We are being charged extra fees for a service we are not receiving. I have reported problems and get no reply or service.

I have asked and applied for;

1. Application for solar panels on my house, still no reply 4 months later.

2. Placement of shed behind my, still no reply, I have been requesting this for 18 months and still no reply.

3. Repair of sprinklers that never worked at the end of [redacted] Notified them in Aug and Sept, response in Sept was sent work order, it was never fixed.

4. Count on the vote on the window poll that was sent out and the minutes I have been asking for.

5. Repair on the sidewalk that has raised up due to the roots of the tree. I have tripped and fallen twice, the neighbor once and the [redacted] man once.Desired Settlement: I want the management company to step up to the plate and start taking care of things around here.

This is just a small sampling of the problems that go on in this development.

I have asked and applied for;

1. Application for solar panels on my house, still no reply 4 months later. I WANT A REPLY

2. Placement of shed behind my, still no reply, I have been requesting this for 18 months and still no reply. I WANT A REPLY

3. Repair of sprinklers that never worked at the end of [redacted] Notified them in Aug and Sept, response in Sept was sent work order, it was never fixed. I WANT A CREDIT AND SO DOES EVERYONE ELSE

4. Count on the vote on the window poll that was sent out and the minutes I have been asking for. I WANT THE INFORMATION THAT I HAVE REQUESTED

5. Repair on the sidewalk that has raised up due to the roots of the tree. I have tripped and fallen twice, the neighbor once and the [redacted] man once. I WANT THE SIDE WALK REPAIRE

Review: I am an owner at The [redacted] in [redacted], a development that is managed by IMPAC.I have had various repair issues, going back to May 2014, that I have brought to the attention of the on-site management team, via phone calls, emails and signature receipt postal letters. Repeated phone calls to the on-site Property Manager, [redacted] , while most taken by [redacted] (on-site Assist. Property Manager) have resulted in "0" returned phone calls. The one time I did reach [redacted] directly, he told me he would take a look at the damage done by their maintenance staff or outside vendors and get back to me. No returned status for the last 3 weeks. This maintenance staff has even gone as far as telling me that all prior repair paperwork around other repairs they have done for my unit have been lost/misplaced. Those prior (faulty window) repairs have again proved inadequate, and the staff tells me that I must have done the repairs previously on my own (replacement of a 2nd story large window pane)or done by previous owners (not possible...I am original owner).I have even gone as far as emailing the owner of IMPAC Property Management, [redacted] "[redacted]" [redacted]. No response to my email to date. Repeated disregard for the owners inquiries at this site is disgraceful and unprofessional. Clearly not in line with IMPAC's Code of Ethics and Guiding Principles posted on their website.Desired Settlement: Request that all appropriate repairs are taken care of on an EXPEDITED basis. I rent this unit and have lost prospective tenants due to these repairs not being taken care of. These unsightly, readily visible damages impact market rental rate and investment value.

PLEASE BE ADVISED THAT THIS IS THE FIRST TIME I AM RECEIVING THIS COMPLAINT. I CONTACTED BOTH [redacted] AND [redacted] TO DISCUSS THIS MATTER AND ITS STATUS. APPARENTLY [redacted] HAS DISCUSSED THIS WITH YOU AND GAVE YOU HIS OPINION BASED ON DISCUSSING THIS WITH THE ASSOCIATIONS COUNSEL. AFTER REVIEWING THE EMAIL CHAIN AND THE LETTER YOU SENT TO [redacted], I AM IN AGREEMENT THIS SHOULD BE THE ASSOCIATIONS RESPONSIBILTY IN MY OPINION. [redacted] EMAILED THE BOARD IN THE PAST AND APPARENTLY DID NOT GET AN APPROVAL TO MOVE FORWARD WITH YOUR REQUEST. NOW AFTER REVIEWING YOUR LETTER, I WILL PURSUE THIS FURTHER WITH THE BOARD AND THEIR ATTORNEY TO TRY AND GET APPROVAL FOR THIS REPAIR. SINCE YOU DID NOT INSTALL THE WINDOW AND THE ASSOCIATION DID, I WOULD AGREE WITH YOU IT SHOULD BE THEIR RESPONSIBILITY TO FIX IT. LET ME SEE WHAT I CAN DO.

I am rejecting this response because:[redacted] has NEVER personally contacted me directly regarding either of my ongoing issues (faulty window & bathroom hole in wall from attic). The one (1) response I DID receive from [redacted] was due to me calling her directly and asking for the status (per my detailed account). I would challenge either [redacted] or [redacted] to produce a copy of 1 email response or phone record showing an outgoing call to my number. NEVER happened...not once. If they did ever discuss with the Board of Directors, I never received an update on that either.I am sorry you are hearing this complaint for the 1st time. I sent an email to [redacted] "[redacted]" [redacted], Principal owner of IMPAC, and copied [redacted] (Board President @ The [redacted]) on Oct 31st @ 3:11 pm. I was hoping to get some kind of response from either before I resorted to filing a Revdex.com complaint, but did not receive one. Not a step I prefer doing.I very much DO appreciate your prompt response to my Revdex.com complaint, though I would appreciate the same type of service from your on-site [redacted] staff. I WILL gladly accept your Revdex.com response once I see some progress towards a resolution.

I am rejecting this response because, as I stated previously, acceptance will only occur when repairs are made. Also, this is the FIRST I'm hearing about a board meeting next week. Obviously, direct communication from IMPAC (company and [redacted] staff) is definitely a problem here.
