Used them on for a home inspection my mother was buying and our experience with Senior Inspector Adrian S [redacted] was wonderful Very information, and detailed individual, took time to explain everything to us, and so pleasant to interact with Highly recommend him!

Advantage Inspection works hard to maintain a good relationship with past clients and realtorsIn this instance, we could find no evidence of wrongdoing on our inspectors part during the original inspectionWe cannot warranty and predict future performance of a homes systemsWe understand the clients frustration upon having an issue with his home and as an act of goodwill we verbally offered to help pay for the cost of the interior ceiling repair up to the limits set forth in our signed inspection contract, which is $We also emailed that we would pay this costThe only price the client gave to us was much higher than what should be expected for this repair based on conversations with other contractors that were provided to the clientFor that reason we offered to refund the inspection cost of $to allow the client to arrange the ceiling repairs on his own termsThe client, via email, stated that the quoted price was high and that he would like a refundWhen we sent him a standard release form to refund the inspection payment the client refused and filed this claim against us

To whom it may concern,
Advantage Inspection performed an inspection for this client
on
8/13/We received a call from the client on 12/indicating a roof
issueWe returned his call within the hour and heard back a week later
on 12/As the owner of the company I went to his home the same day to
observe the problemClient had claimed a rubber boot on roof around a plumbing
vent had leakedDuring my walk on the roof it was clear and easy to see roofing compound
still present on the rubber boot which indicates that it had been sealed during
the original inspectionThree days prior to our original inspection on 8/13,
*** had historic rainfall (3-inches depending on the area of town),
any active leaks would have been visible with that amount of rainfall on the
roofNo active leaks were present during our original inspectionInspection
companies are governed by the South Carolina LLR boardWe are not a warranty company and inspect homes based on their current condition onlyWe spell
out in our inspection contract that inspections do not guarantee or insure durability of
items, future life and future performance of a home’s systemsWe have a
signed contract from this client spelling out our limits of liability and
inspection process that was signed prior to our inspectionThere was apparently
some deterioration around this rubber boot in the four months following our
inspectionThe client stated the roof started leaking on 12/23, which is over
four months after our inspectionI spelled out in writing that at this point
we had no liability after this amount of time especially with visible evidence
on the roof to confirm my findingsAfter numerous calls from the client to our
offices I decided as an act of goodwill to help fix only the damaged drywall
ceilingI informed the client that I had no knowledge of any drywall
contractors, I checked around and found a few names for him and spelled out in
the email that I had no knowledge of any of them and certainly never said any
of those had to be used and specifically told him that he should do his own
lookingAt one point he even asked me for additional contacts which I could not provideHe came back with a price that was very excessive for the small area
of damage that needed repairOne section only needed paint, another section
needed a small patch and paintThe client responded via email that he
agreed the price was too high and would take a refund and locate another
contractor to repair the ceilingHis realtor had provided a contractor (who
had performed previous work for this client) who said this was a $dollar
job maxAs a very generous offer, we offered him a refund ($275) so that he
could get the work done at his convenienceThe client refused saying he would
not sign a standard release form and filed a complaint with the Revdex.comWe have
gone above and beyond to try to satisfy this client many months after our
inspection for a problem that was not present during our original inspection
At this point our attempts at goodwill have been exhausted by this clientWe are not inclined to offer any additional assistance at this timePlease also find attached a copy of our inspection contract (the client signed copy is in my office and can be sent over if needed) which backs up our actionsI also have saved the email chain between the client and myself and would be happy to forward that to you as well if desired.Sincerely,

I forwarded to the Revdex.com emails where the owner agreed to pay for the repair. He has agreed to do so. It is in writing. So, I want this to be done. At a minimum, I deserve to get my refund back but I should not have to sigen the release that they are asking me to sign. This leak have been going on for awhile and should have been caught by the inspector who inspected my home. This is bad business.*** ***

I would like a refund.  I guess that would be my best case scenario.  Is the company still willing to refund?  I need the release that I sent to you scanned and emailed to me so that I can sign and fax to the company.  I would like to fax it to them today If they are still willing to refund the $275?  [redacted]
