Good day to all that this concerns.This is the second copy of this email that I am sending to this email addressI will mail this by postal service tomorrow as well.My name is *** *** *** in correspondence for *** ***,building owner of *** * *** *** at *** * *** *** ***
** ***am currently the property manager for the address.The tenant that is listed above with the ID # *** Mr*** *** had moved into our apartment complex on late evening on the whim of that they had no where to go or any family membersOur office was closed and we all were ready to go to bedThe wife of Mr***,***, had begged and pleaded with us to allow them to stay at least one month.The family consisted of older teenage sons and one adult son,Mrand Mrs***They had two adult dogs with themMrs*** begged and pleaded with me and my husband, ***, to allow them to stay for only month while a home was being finished up with last minute repairs.Not only did they not have the required amount of money for a deposit and the first months rent, but the did not have adequate information as to get their utilities turned onI reluctantly felt very sorrowful for the family and allowed them to move in on the notion that the remainder of the deposit and first month's rent payment will be made within the week.When I attempted to collect the remainder of the $which was the amount of $350, Mrs*** then complained that the air conditioning system was not working in the unitWhile 1, personally, cleaned that unit and was getting it prepared for the next tenant to move in, the air conditioning unit was working just fineI had no issues with it.Another week later,the family was still unable to pay the remaining balanceAt that time we had a professional by the name of Mr*** come in and check the AC unitThere was nothing wrong with itWe were responsible to pay a service fee of $at the time.Another couple of days went by and Mrs*** approached my husband who works as the maintenance for the propertyThe unit where the AC system sat and was now leaking*** took immediate action and replaced a drip pan with new hosesAGAIN,at this time,the family was not able to come up with the remainder of the depositBut the AC unit was then fixedThere was no more dripping water.The brand new smoke detectors were removed from the wallThe new thermostat had to be replaced three times.The same day the dry wall and vent cover was replacedThere was no sign of any other damages, like moldweak drywall,etcAt the time of the repair of the drip pan, there is NO reason for any type of wiring to be removed from the housing area above the drip pan area.So there were NO exposed wires from the unit.Two days later,I was approached by Mrs*** again, stating that she was being shocked by a loose wireI went to get *** to take a closer look at the unitMr*** *** was very upset that the wiring was pulled out of the wiring housing.There is NO reason for any kind of wiring to be removed or pulled out to fix the simple drip pan replacementI will enclose pictures of the wiring.At that time,it was a month that had come and gone.The remainder of the deposit and the current rent payment was finally up to dateWe did not have any problems or complaints from this family at allWe checked on them and made sure that they were a happy family.We do this to all of our tenants.By the third month that they decided that they wanted to continue renting the unit, they were half of the month's rent againI told the family that since the adult son and Mr*** were working,I know that they would be able to catch upSome where in the middle of that month, the AC unit began to make loud noises every night.*** and I then went to inspect the unit once moreWe were then told that Mr.,*** was a certified AC/Heating repairmanMrs*** went on to explain that smoke was coming out of the unitSo, another repairman,*** was able to stop by and state that a new AC motor would have to be put inAgain,the wires were hanging OUT of the housing above the drip panEach picture I am including are on separate occasions.A new motor was located and replaced in the apartment unitWhen I asked about the remainder of the rent,Mrs*** had decided to pay until the AC unit was fixedWe understood and tried to keep them happyThe AC unit was then fixed the same day and working wonderfullyNo wires were hanging out and the AC housing area was also completed.One week later,a few days before the next months rent was due, AGAIN, the unit was leaking and not coming on.The wires were hanging out of the AC housing area again.It was at this time we noticed that they burned out a brand new AC motor that was in over value of $plus repair costs.Imperial Arms has never had this much issues with any one unit or the AC unitsThe last month that they decided not to pay rent is when the family let me know that they filed a complaint about my employer,Ms.*** ***.It is in my belief that this AC unit and the unit of was destroyed due to the fact that the family was not able to pay the rentThe family did not want to pay the rent.An eviction hearing was then processed and the family were to move out on 06-90-But Mrs*** approached my employer,who is asoft hearted woman to ask to stay a couple days longer until the family could get their monthly money together and have another home to go toMy employer,Miss *** *** allowed them to stay.There was extensive damage to the apartment,plumbing, and bath tub but those will be able to be cleaned up with a little elbow greaseWe did not have any animosity towards this or any other familyI, myself, believe that I was duped into allowing this family to move in.The family has sinced moved out as of 07-02-2015.If you have any questions, please feel free to call any of us that helped this familyMr*** and myself* *** at ###-###-####Miss *** *** at ###-###-####Repair men-Mr*** at
