I have lived here for seven years and this place as gone from good to worse. It has changed owners 3 times and just gets worse. The rent has gone up considerably from when my family first moved in. You would think with the increase in rent you would think they would improve the housing conditions here. My trailer that is owned by them and is falling apart. They have refused to do any upkeep to this trailer and takes a severe long time to do any type of work, we're talking weeks and sometimes months. We pay high hoa for lawn work and trash. The first lawn service they had was great an did a fantastic job. only takes one day for them to do the work now they got a different lawn service and takes them twice as long and does a horrible job.
Now the part that is making me move out of here the rent. The new owners will absoulutely not allow you to make partial payments or cash payments, or work you to pay late fees at a later date. If you late once or your check bounces you are force to pay them
by money order or cashiers check. My check bounced once on a technical issue with the bank and now I have to pay with a cashiers check/money order. One time I was late and didnt know they raised the late fee the refused to take my payment until I got the money order for the rest of the late fee. Refuseing my rent over 5$ I handed them a 5 dollar bill and they refused to take it.
So in short I wouldnt waste my time, keep looking for a better place. They may try to convince to of lower rent, just wait after the first year it will go up considerably.

My husband and I have been living in Indian Creek Overlook for about 5 years. I can truly say that we are well pleased. The staff is great and when ever we have any issues they work with us. The neighbors are nice and diverse cultures that live there as well. I am grateful to live somewhere where I am treated and respected..

My name is [redacted]. I have lived at Indian Creek Overlook since around Jan. 2011. I have always paid my rent on time and water bill on time. When I moved in they had a HOA but for whatever reason they sent out letters that they were trying to get away from that term HOA and just to continue to pay the same amount of money for lot rent. When I moved in we were on a community well and a while later they told us that we would be hooking into the city of Raleigh's water and then meters were put in. My bill is paid to [redacted] services [redacted] but they asked us to just write it to [redacted] and [redacted] and my bill went from about 30 to 50 a month to 130 to 140 per month. I kept having plumbers checking for leaks but they didn't find anything. I conserved water to the extent of skipping baths on my off days and not flushing unless I had to. I never wash cars or anything extra. This was way out of line to me. When ever I would ask up front I would be chastised for even mentioning the situation. The last time I ask them to help me check my meter because I finally got them to admit the meters are theirs they wouldn't come. Refused and threatened that I could be asked to leave if I even mention the situation again. At this time I knew it was time to move on. I put my double wide up for sale and sold it on March 23rd to a nice couple named [redacted] and [redacted] They bought it for their son and daughter to put on their on land. I had asked [redacted] who works at the front office and she said [redacted] normally wouldn't pay more than 6 or 7 thousand for a home so I knew not to bother with them. When I informed [redacted] that I was going to sell the home he immediately started trying to get me to sell it to him. I told him I had already shook hands and my mind was made up to sell it to the [redacted] who now own the home that is sitting on the lot here at [redacted] in [redacted] NC XXXXX. We all sat down and informed him and asked him the proper procedures of what was going to take place about moving the home from the lot. [redacted] and the [redacted] and [redacted] all heard the conversation of what was taking place at which time I stated that I would be moving out on April 30 and then they would be taking over the lot and the responsibility to move the home. I watched the [redacted] fill out the paper work for a temporary lease but they had a few items that they still hadn't sent and they told him they would fax them and they did indeed fax what they needed. [redacted] has been emailing back and forth trying to talk [redacted] out of moving the mobile home and kept trying to tell him he didn't know what all it would involve etc. [redacted] has experience and is well aware of what needs to be done but [redacted] is having a melt down since he offered both me and [redacted] more money and neither of us took it. On April 30th I went to drop off [redacted] lot rent for the month of May because this was the verbal agreement we all had and [redacted] came out of the office as I was placing her check in the box outside and was very angry and aggressive towards me and stated "You think you can just drop their check in the box and be done with it. You didn't give me a Written 30 days notice or pay me my 2,000 for the brick foundation ( in which [redacted] had already told him he was going to pay it because it is now his property and he is actually the one moving his property not me from this lot. I even told [redacted] I would pay him the 2,000 for the brick and to just leave me alone. He continued to not cash their check for the lot rent and not even inform them that he wasn't going to take the check and I happen to get [redacted] to see if the check had cleared her bank and she said no. She then called and asked them did they receive the check and they said yes but that I had to pay it. The lease states that as long as the lot rent is paid it doesn't matter buy who. Anyways..I got a friend to witness me put a check in their box tonight and we made a video of me putting it in the envelope and stating the date upon which it was placed in the drop box in case they throw it away like they did the faxes about them taking over the lease of the lot on which now their property sits. I was forced to write another final notice to satisfy [redacted] demands and placed one in his box and had another sent certified mail to be sure there were no further misunderstandings that he keeps making up. He was very aware of what the situation was and was polite as could be until he couldn't get what he wanted and that was for this mobile home to not leave his lot. He has demanded it must be left in the condition of which it was before the home was placed on the lot but will not furnish photo validation of what that may look like considering I am the 3rd person to live here and have no way of knowing what that condition was. I felt very threatened on the 30th when I tried to just put a check in a box that he didn't bother to inform anyone that he wasn't going to accept. I did give him the rent check but don't know if he will accept it or lose it like everything else. He is mad because he didn't get what he wanted and I have been trying to grant his every wish but this has gotten to the point someone needs to intervene. His practices as a landlord are outlandish. Im not the only one who feels this way. He also told the people in front of me if they move their home they have to pay 5000 for brick work. They also are pay 240.00 to 260.00 a month for water and we are dared to say anything about it. It seems he wants all the homes for his self to rent out and if he doesn't get what he wants he takes out leins and threats. I am going to pay the 2000 and did pay the rent and have put in my 2nd notice even though I did write on last months check final payment. He just wont stop. I feel very threatened and am scared he will sabotage or damage the home just for spite. He certainly seems like it's his way or we will all pay. Please help. I am willing to let you speak to anyone I have ever rented from. I always get my deposits back and am praised for the condition I have left the property. I have never been late on my rent payments or been evicted from anywhere in my life.Desired SettlementI want them to honor what was originally discussed with four people sitting at a table and they knew that I was leaving on April 30th and that the [redacted] were taking over control of the lot due to it is now their property on his lot. [redacted] is the one moving the mobile home and he told him he would pay him the 2000 for the brick under pinning that has to be torn down in order to move the home. My lease states that if I am moving the home I have to pay the 2000. I am not the one moving the home. I gave a verbal 30 day notice on March 23 in front of [redacted] and if he required it in writing he could have asked at that time. He was only concerned with trying to get one of us to sell him this home. Since that didn't occur he is sabotaging everything he can and trying to figure a way to put a lein on something.I feel they should be able to take control of what is now their property on his lot and stop trying to hold me accountable for everything to punish me for not selling to him. I finally in order to get them to take my check for the lot rent for the month of May was forced to give another 30 day written notice even though I had final payment written on Aprils check. I wrote 2nd final notice on the check for the month of May because he wouldn't cash the one the [redacted] gave him and stated it had to come from me. That's not true either. My lease only states that 410.00 be paid each month. I asked her at that time were there any special rules I needed to follow in order to sell. She stated that I could sell it my self or use a realtor but that they usually wouldn't sell them because the land isn't included. I was in no violation that I was aware of since I did inquire before hand. I also have pictures of the brick wall before I have constantly had to fix or repair this wall on a weekly basis and have spent well into 600.00 to up keep the wall. I also have spent 1600.00 to install a French drain on the opposite side of the home to stop water from leaking underneath and causing any mildew issues. I have been very vigilant about keeping my property safe from the deterating condition of the brick. I had offered to fix it my self but I would not pay the money if moved if I fixed it. They stated to me on several occasions that unless it fell down they would not fix it even though it was causing standing water under my home. The wall continued to fall the entire time I was there until I put the metal flashing and gorilla tape on it to keep water out. I had tried putting cement mortar but as the wall fell it kept separating and falling. With all this said. I am no longer the owner of the property on this lot. I have paid the lot rent and given notice for May 1st. I also paid 2000.00 for brick work to go with the first thousand I paid when lease was signed bringing the total paid for this deteriating foundation to 3000.00 dollars paid in full. If he needs something further from the new property owners then he needs to address them. He had no problems addressing them in my yard when he tried to steal the sale from me and get them to buy another house instead. [redacted] and his office manager were well aware of what was taking place and when. He is just being difficult. My lease exprires on May 31 and I have had my mail forwarded so if they have any final bills they will go to this address. End of story. I have fulfilled all my obligations. I intend to drop off my mail box keys on the 31st and I am done. If he needs anything from the owners of the property he obviously should be spending his time talking to them and stop harassing me. He also did come at me in a threatening manner or why would I have returned to address it with him. Thank you for your time. I do feel I deserve my deposit refunded to me since I was never late on my payments and always paid my water bill per my lease. I enjoyed the community but had two issues which have been discussed. I am happy with the decision and outcome and wish to close the case as well now that the owners of the property have now taken over the lease. My refund for my deposit and last water bill can be mailed to [redacted] NC XXXXX. This will conclude any further business between us. Thank you for your time and cooperation.
