Super folks to deal with

I hired Shelby Chunn, the owner of Inside Outside Living Spaces, Whitehouse, TX to procure and install all the tile, granite countertops, and hardwood flooring in my house which was built by *** in the ***, at ***, Tyler, TX.

KITCHEN ISLAND COUNTERTOPS
Prior to my move into the house (July 15, 2017), I noticed that it looked like something was spilled onto the kitchen island countertop, etching the finish on the granite. Shelby initially had one of her crew try to buff the etching/stain out of the granite to no avail. Then, about 2 weeks later, I met with Shelby and the provider of the granite, ***, the regional sales rep. from ***, Dallas, TX, to inspect the countertop. Shelby stated that she had someone who could possibly get the staining/etching out, but that turned into a dead end. Mr. agreed that if this person that Shelby was recommending could not get the stain/etching out, then he would be agreeable to replacing the countertop with the same granite. Mr. and I met then approximately 1 week later at *** in Dallas, TX. to pick out 2 granite slabs of granite that could be used to replace the kitchen island countertop. It was noted that this particular granite had micas inclusions which were present on both slabs of granite. These micas inclusions are inherent to this type of granite and are different than the staining/etching that were observed outside of the mica on the granite.

Then last week, Oct. 2, Shelby introduced using a quartzite instead of the granite to replace the kitchen island countertop. Her counter was that this quartzite would not have any mica inclusions. I asked about the price difference and she initially quoted me a figure of $1922.50 for the procurement and installation of the macobus fantasy quartzite. When I talked with her face-to-face about this and said that the agreement with *** was to replace the granite at no extra cost, Shelby said that she could procure and install this quartzite at no extra cost. I was concerned that the quartzite would not match the backsplash, so I requested a sample of the quartzite so that I could put it against the backsplash. I made special trips to Whitehouse last week( week of Oct.2) to get a sample, but the sample was never available. I asked if the sample could be dropped off at my house and it was promised multiple times with no success. So no sample of quartzite yet after 2 weeks of asking and promises.

HARDWOOD FLOORING
When I initially was procuring the hardwood floors, I emphasized to Shelby that I had 3 small dogs and that any hardwood floors procured, would have to be durable and "accident-proof" to the degree that hardwood floors can be. Shelby recommended ***, ***. I asked repeatedly about the floors standing up to the accidents and she assured me that this product would.

After my move into the house on July 15, 2017, I started noticing that in the majority of the house where the hardwood floors existed, that the finish on the hardwood floors was "marred' and looked like in places that something had been spilled onto it to "eat" the finish. I contacted Shelby immediately and she contacted the *** rep. with photos that showed the condition of the hardwood floors. He said that it looked like dog urine was the culprit. In a subsequent conversation with a *** rep., it was recommended that the floors be "worked" with WOCA oil soap and varathane to get the look of the wood correct again and then apply diamond oil and then lastly buff the floors. I countered to Shelby that these floors are advertised as finished floors, so why are we having to apply diamond oil to an already finished floor? She agreed and asked a local hardwood flooring expert, ***, to meet us at the house this past Tues., Oct. 10, to inspect the floors. He said that he didn't have much experience with these floors which are basically hardwood with oil - different than the polyurethane floors. The solution was to have *** take samples of the ***, ***, and see if he could strip, sand, color, and apply the needed polyurethane to the wood. Shelby promised to get the samples of wood to *** by Weds., Oct 11 but didn't deliver the samples to *** until Thurs., Oct 12. *** advertises this hardwood flooring as a finished floor but in reality it is not. To get the finished floor, you need to procure their polyurethane flooring. Not sure where we stand with *** completing the task of stripping, sanding, coloring, and applying the polyurethane coating to the sample. I talked to Shelby earlier this week face-to-face on just replacing the floors with polyurethane floors that *** sells. This would mean that a warranty would exist then for the hardwood flooring. Doing ***'s method would probably void any warranty.

Desired Outcome

GRANITE COUNTERTOPS If the quartzite matches the backsplash and is amenable to the owner, Deborah Szatkowski, and the cost to procure and install the quartzite is $0, then I would recommend procuring and installing the quartzite. If the quartzite doesn't match, owner (Deborah Szatkowski) to pick 1 of the 2 slabs at Longview to replace the kitchen island granite. Work to be completed NLT Oct 27. Cost to owner (Deborah Szatkowski) to procure and install granite is $0. HARDWOOD FLOORS The best solution is to have Regal Woods cover the cost of procuring and installing the polyurethane floors. This would be covered under Regal Woods' warranty based on the premise that their On the Nine hardwood flooring is a finished floor with the EMPHASIS ON FINISHED. If Regal Woods does not cover the cost of procuring and installing the polyurethane floors, then the cost to procure and install these floors would fall onto Shelby Chunn since she advised me that these floors were good for dogs prone to "accidents". If she had advised me that these floors would not stand up to "accidents" from dogs, I would have purchased another hardwood flooring that would have stood up to the "accidents" from the dogs. Work to be complete NLT Oct. 27th. Cost to owner (Deborah Szatkowski) to procure and install polyurethane hardwood flooring is $0.

I still have not heard from Shelby Chunn, the owner of Inside Outside Living Spaces. I did receive on my porch about 1 1/2 weeks ago, a piece of the quartzite, Macobus Fantasy. This quartzite would be amenable as long as there is zero cost for procurement and installation of not only the kitchen island countertop but also the other kitchen countertops (minimal). I would also want to ensure that there is no damage to the backsplash. If there is, Inside Outside Living Spaces would be responsible for fixing/replacing the backsplash. No word on the hardwood flooring either.
