I completed a home inspection at [redacted], Lakeville, MN in early April of 2015. The client called me...

in mid May. He indicated that there were some stains in insulation in the basement storage room. He also indicated that he saw some rodent feces at the bottom of the walls. He asked about my third party 90 day limited warranty. I indicated that he had a certificate with the coverage described. He said that he did not know where it was. So, I went to the file and read it and saw that it specifically exempted pest infestation. I explained the coverage to him. He became upset and said that I had no conscience and bad ethics because I did not notify him of this health hazard. He then hung up the telephone.
I was not able to even discuss the situation because the client hung up.
The room in question was full of storage items at the time of the inspection. As a home inspector I am not allowed to move home owner's belongings without express permission from them. It is not unusual for pink fiberglass insulation to have some dark stains. I just saw some on insulation in a basement this last week. It was not covered and it was not pest related. This insulation was covered with permanently installed translucent plastic. As a home inspector I am not allowed to deconstruct or do destructive testing on any component in a home without express written consent of the home owner. There were no obvious indications of pest infestation at the time of the inspection.
Pictures from the client indicate that there is less than four square feet of 3.5 inch thick insulation which is dark. The remedy would normally be to cut out the darkened insulation and clean the spaces with a bleach solution. Then allow it to thoroughly dry out and install new insulation. The materials should cost less than $30.
