Hi [redacted]
Thank...

you for speaking with me today. As per our phone conversation, I have attached the agreement to this email stating that we follow the Internachi standards of pratice. It appears that she only put a dash as a signature. It goes out as a docusign type email that they digitally sign and as long as they put something in the signature box it will accept it. I have also attached the second page of the report which again lets them know, in the 3rd paragraph, that we follow the Internachi SOP and encourage them to read it. I have also attached the Internachi SOP that I am referring to and if you read section 2.2 under Exclusions Sub section I it reads:
2.2. Exclusions:
 I. The inspector is not required to determine:
        A. property boundary lines or encroachments.
        B. the condition of any component or system that is not readily accessible.
        C. the service life expectancy of any component or system.
        D. the size, capacity, BTU, performance or efficiency of any component or system.
        E. the cause or reason of any condition.
        F. the cause for the need of correction, repair or replacement of any system or component.
        G. future conditions.
        H. compliance with codes or regulations.
         I. the presence of evidence of rodents, birds, animals, insects, or other pests.
So, unfortunately I am unable to help with this complaint since it is beyond the scope of a standard home inspection and I am not a pest inspector to determine the presence of rodents. If there is anything else you need please let me know. Thanks and have a great day.

Review: Purchased a home and had a home inspection done and was told that the inspection was going to be very thorough. When I got the report back, only minor repairs were recorded. After moving into the home, I found out that the attic insulation was severely infested in rodent feces, chewed wires, and chewed duct work. Rodent urine is seeping through the ceiling. after contacting the inspector, he informed me that he was training someone to do the job and he himself did not go into the attic. I had made an appointment with him to come back and talk to me about making an arrangement to fix the problem and he never showed up. He had told me that he was not going to fix it. was told that inhaling rat urine is very dangerous for your health.Desired Settlement: Remove all infested insulation, clean up attic, repair wiring, and replace duct work.
