I am rejecting this response because: According to the two professionals who are repairing the attic and who have very safely walked around in the attic, a casual inspection would have revealed the corruption and damage caused by the bats, several piles of bat guano, the bats overhead, and should have been marked as a health hazardPlease see attached imagesWhat happens is that the problem to resolve this issue falls on the buyer when the inspector fails to discover the problems that we are paying him to find before escrow closesTo have this hazard removed from our house, we have to stay in a hotel for two nights, which is costing us more money and inconvenience (~$400.00)The mother in this house has Stage IV cancer has been on immunosuppressive medicines, and a twelve month old, six year old who was just released from the hospital with pneumonia, a nine year old, and their husband/father all live here, tooIn this circumstance the remedy costs several thousands of dollarsPlease be advised that we are requesting that Inspections by Doug Allen to cover or to contribute significantly toward this cost, and that he covers our hotel fee

Our home inspection done March 20th stated that a pest inspection be done immediately, noting rodent droppings in attic and crawl spaceEscrow closed May 7th If the appropriate inspections had been done prior to close of escrow and bats were present they would have been discovered and addressed prior to moving into the home. I inspected the attic from the hatch and as far into attic as I felt was safe. Doug Allen

What happens is that the problem to resolve this issue falls on the buyer when the inspector fails to discover the problems that we are paying him to find before escrow closes. To have this hazard removed from our house, we have to stay in a hotel for two nights, which is costing us more money and inconvenience (~$400.00). Home inspection was done on March 20 and sent on March 21. At time of inspection did not see evidence of bats. Did note "rodent droppings" in attic and recommended a pest inspection be done immediately. Pest inspection was done and did not see bats. Escrow closed May 7th and according to her letter...

it was approximately a week and a half later the bats were noted (almost two months after the home inspection). Ms. [redacted] has made no attempt to contact us to resolve issue. She did send an e-mail to the real estate agent May 24 which agent forwarded to us just putting us in the loop. Original e-mail states there were 50 bats now there are 200 bats. Sending copy of e-mail and copy of pages in report noting rodent droppings, foreign material, no attic ventilation ( this is not uncommon to homes in the San Bernardino mountain and was discussed with builder/owner and buyer) and trees to close to building.
