The written quote was presented to me by the foreman who arrived to start work Only one price had been quoted verbally, which was in a range of value $2,- $3,500, depending on damaged wood that needed replacement The second quote was for installation of vent fans under the houseI had understood from the verbal quote that the fans were included in the $2,- $3,verbal quote We re-negotiated the vent fans to only be labor to cut openings in the brick skirting ($350) The crew worked for a little over a day and a half When they were done, I was told that the house was not level, and that it would take about three months to settle, but that it would not be level even after that time I didn't quite understand why it could not be level with new sills and joists being installed When my contractor started working on the floors in the house, removing oak flooring, ceramic tile, and sub-floor, it was discovered that many rotted joists had not been changed, and sills had not been changed that were rotten The contractor contacted Affordable and they agreed to pay him for the work that was done in that particular area ($800) As the job went on and more floors were removed down the hall, living-room, and bathroom, additional sills (2) and more joists were rotten and needed changing When Affordable was contacted about these additional rotten areas that had not been changed out and the additional costs ($1,800), they refused to pay the contractor, so I paid the contractor and scheduled a meeting with Affordable to discuss it further I was told that even though the wood was rotten they didn't change it because it was not disturbed so therefore it would have been strong enough to hold up the house This made no sense He told me that most investors only want a band-aid type of fix on homes they fix up, and that's what they did I am not a band-aid type of investor, and he knew that from our conversation when I related my work for the past years as a Corporate Quality Manager for a worldwide manufacturing company He told me that I was "one in a million", because that is what all other investors want - cheap He refused to reimburse me for the additional money I spent on getting the foundation correct He said that he was licensed and bonded contractor and the profit$800) from my job paid for that certification, but then he bragged about how busy he was with another foundation job in Baton Rouge that was over $40, So I wonder if he tells his other clients the same story Bad Business Home was not level, nor even close to being level when they left, but I was supposed to wait months for results After my contractor changed more sills and joists and we added the new floors, my house is level
