Review: We bought a home from [redacted] which is now Integrated Construction back on May 23, 2014. We had been working with a lawyer, [redacted], out of Roanoke who sent numerous letters on our behalf to get warranty repair issues fixed within the first year on our brand new house which had holes in the walls and baseboards when we went for walk-thru last year that still have not been fixed along with cracks in tile grout, commodes that don't flush, holes in shoe molding that haven't been filled and painted, cracks in trim boards not fixed, etc. which you can see from the attachments. Integrated Construction sent a letter from their lawyer dated April 7, 2015 that they would fix/correct 13 items as a customer courtesy on our brand new house that we have communicated with their attorney, [redacted] that we would like the builder to contact us to make arrangements to get done but as of today, June 3, 2015 no contact has been made to get the repairs done as a courtesy. We are no longer being represented by Mr. [redacted] as our attorney and we are going to represent ourselves with any pending legal action on our brand new hardwood floors that were installed by ICI which have chips, cracks, dents, gouges, etc. in them and a [redacted] flooring distributor rep has already been out in July 2014 and stated it was not a material defect but the damage was done in construction of the home which a letter was sent to [redacted] which they have but will not give me a copy of it.Desired Settlement: I would like to have ICI contact me at ([redacted] to schedule the 13 items they stated they were going to repair/fix as a customer courtesy as soon as possible. I have contacted the builder, Integrated Construction, by phone message and email today on June 5th, 2015 and I want to make sure they are going to respond prior to my closing this complaint as I would like the 13 repairs done as a customer courtesy which should have been done at the walkthrough or before as most of these items were included on the walkthrough checklist with [redacted] that we spent 4 hours doing two days before closing on the mortgage loan. We had to have a long walkthrough as the builder did not allow time to view our new house prior to closing and many things needed to be fixed such as holes in the wall and baseboards among other things which we listed on our letter to [redacted], Roanoke County Building Supervisor, which I have attached. You can see the way that ICI's attorney is belittling our issues like we damaged our new home and haven't moved into it for some reason just to hire lawyers and complain to the Revdex.com to try and have ICI fix things that should have been done prior to our walkthrough but we are willing to have them done now if ICI will contact us to make the necessary customer courtesy repairs as they call it on our brand new home. We have a brand new home built by [redacted] and Integrated Construction which has several (13 which they will correct) minor deficiencies which even letters from a lawyer have not been able to get ICI to come and fix them as they just keep passing letters back and forth from my attorney to theirs and back. I have brand new hardwood floors also that I had added to my new home with an addendum to the original contract and paid $16,000 extra for which has been installed but has been damaged in construction of the home as stated below from an excerpt taken from the letter from [redacted] the manufacturer of the flooring who looked at it with the Vice President from [redacted] out of Roanoke, VA which I have attached. If the ICI and [redacted], their sub-contractor, don't want to do anything about our hardwood flooring issue then I will have no choice but to take Integrated Construction and [redacted] to small claims court for $25,000 filing pro se in General District Court with Roanoke County, Virginia where the house was built and where ICI's business is located.

If you are going to buy a house as a pre-sale from this builder, Integrated Construction, you want to ensure that everything is properly done and everything looks good to you before you get a lock-in date for the loan from the mortgage company to pay this builder whose website states they will treat you with excellent customer service and with white glove hands on treatment which is a joke.

For the Revdex.com's and ICI's reference, I have attached a letter from our lawyer, [redacted], which states he received our email requesting that we no longer needed his services and where he states that he was stopping work on our case effective May 18, 2015 for ICI to now be able to contact us directly to get the courtesy repairs done for the 13 items previously agreed to by ICI.

I have emailed and left a phone message with Mr. [redacted] for him to contact [redacted], ICI's attorney, but I have not gotten a response as I am assuming since he is no longer working on our case, he may or may not do that but I believe the attached letter from him to us should be sufficient for ICI to ascertain that we are now representing ourselves are not being represented by a lawyer, Mr. [redacted].

I am giving ICI until June 19th, 2015 which is one week from my response today in which to contact us by phone at ([redacted] to schedule a time to have the 13 courtesy repairs/fixes agreed to by ICI by April 7th, 2015 letter from their attorney, [redacted], or I will be filing a small claims court case for $25,000 with General District Court in Roanoke County to have the small repairs done and to have a judge decide what is going to be done about the damage to our hardwood floors done in construction of the house based on the letter provided in my last response from [redacted] the manufacturer of the hardwood flooring installed by [redacted] through ICI. I am tired of going back and forth with ICI as this is the way they do business on everything and I want the public to know that if they are going to buy a new house or have one built and pre-pay for it that they shouldn't use ICI as they are not customer service oriented and you will not be handled with white glove service like their ridiculous website attests to. They should use another builder such as [redacted] or anybody else as they would be 100 times better than ICI, [redacted] and Robert Fralin the President in dealing with issues you have on a brand new house which you had custom built by them.

I am giving them one week to respond favorably and contact us about the 13 courtesy repairs/fixes or they can respond to a subpoena and appear in General District Court in Roanoke County for a small claims case brought against them for the repairs along with the flooring.

Review: We entered into an Addendum to Purchase Agreement with Fralin Companies on Apríl 22,2013, for the construction of our home at [redacted]. The one-year builder's warranty will soon expire (November 13, 2014, I believe), and we are far from satisfied with the product with which you have left us. Accordingly, I am enclosing a summary of the items that need to be resolved by your company, many of which have previously been brought to your company's attention

either by ourselves or our realtor, [redacted]. The purpose of this letter is to request that you do what is necessary to satisfactorily resolve these remaining issues.

Review: My husband and I paid Integrated Construction, Inc. to build us a home in their "Oaks" neighborhood in [redacted]. Our house was completed in July 2014. A few weeks after our home was built, my husband and I kept smelling a "sulfur or sewage" type smell coming from the sinks in the half-bath on the main floor and from another sink in one of the full bathrooms on the second floor. The smell was faint at the time and we thought the smell would go away, but it has only gotten worse. I have not received good communication skills in the past with Integrated Construction, Inc. so I called the plumbing company that Integrated used to build our home and spoke with the owner. He scheduled an appt. and came to my home to fix some plumbing issues. After I showed the owner of the plumbing company the problem, he said the issue was not with the plumbing, instead the smell was coming from the town water. ,After the owner of the plumbing company left my home, I immediately called the water authority office with the Town of [redacted] and within a few hours there was a representative at my home to look into the problem. The rep. turned on the fire hydrant in my next door neighbor's yard to see if he could smell anything. He also checked the water pump where the pipes to my house and the pipes to the town connect. He didn't find a smell there either. The rep then came into our home and asked me to get a glass of water from those bathroom sinks, walk out of the rooms, and see if the smell was in the water. It wasn't. After the rep for the Town of [redacted] left my home, I called [redacted] at Integrated Construction Inc. and explained to him the situation my husband and I were having at our home and that the issue needed to be resolved. We should not be living in a brand new home and smelling a sulfur, sewage smell from our bathrooms nor should we be "ping ponged" back and forth between the town and the plumbing company. All of this happened on Friday, November 21, 2014. After talking to [redacted], he told me that he would look into the problem and get back with me. I gave him my phone number and waited to hear back. I never heard from [redacted] the week of November 24th through November 28th. Like I said before, we have had communication issues with Integrated Construction, Inc. so I called again the beginning of the week of December 1, 2014 and left a message to have [redacted] call me with a solution to our problem. I never heard back from [redacted] during the next couple of days, so my husband called [redacted] on Friday, December 5th and left another message saying that something needs to be done about our problem. This was getting ridiculous and we were getting frustrated that we were being ignored by Integrated. I finally heard back from [redacted] by email the same day my husband left the message. [redacted] never said he was going to be emailing me about the problem. I just so happen to check my emails that day. The email [redacted] sent was asking for a contact number for my husband and I (which I had already given to him during the first phone call. Then [redacted] asked me to confirm the problem and send him an email stating the problem. I felt like we were going in circles because once again, I had already given this information to [redacted] a few weeks prior. [redacted] then s[redacted]d in the email that he would contact another plumbing company to come to our house to look at the problem. It is Thursday, December 11, 2014 and I still have not heard from [redacted] nor another plumbing company about correcting the smell in my bathrooms.Desired Settlement: I would like to have a second plumbing company (like [redacted] from Integrated suggested) to come to my house at a time that's convenient for my husband and I (because I'm not taking time off from work) to fix the problem. There should be no cost to my husband and I because this is a warranty plumbing issue.

Mr. [redacted] told my husband and I that he would be sending another plumber to our house to fix the sewage sulfar smell in two of our bathrooms. They had scheduled for the plumber to come by today Monday, December 22, 2014. My husband took off work to be there when the plumber got to our house. After I got home from work and spoke with my husband I learned that the plumber that was sent to our house today to get an idea of what the problem was. The plumber was not sent to our house to fix the problem like we were told in the first place. I don't know why Integrated Construction, Inc. would send a plumber to our house to review the situation and not fix the problem. I called Mr. [redacted] and left him a message on his voicemail explaining that we were unhappy with this resolution because in fact it was no resolution at all but a waste of our afternoon from taking off from work. It has been almost a month since I first contacted Mr. [redacted] about this problem and it's very frustrating that the situation is still not resolved. I don't understand how difficult it is to have a plumber fix a plumbing problem!

Review: I purchased a new home from Fralin Homes, LLC in December 2015. There are items in the purchase contract that have not been addressed. There are warranty claims made four months ago that have not been addressed.

Repeated attempts to contact Fralin Homes, LLC have been ignored. Fralin homes will not respond to any inquiry regarding these issues. I have had to hire contractors to attempt to correct issues that should be covered under written warranty.Desired Settlement: I would like Fralin Homes, LLC to correct the drainage issue in my yard, which is noted in a signed addendum, punch list AND home inspection.

I would like to be reimbursed for expenses for hiring a plumber to locate source of knocking pipes. The plumber located the source of the knocking pipes, but due to time constraints, has not fixed the issue. I would like Fralin Homes, LLC to reimburse me to have my own plumber fix the issue. Fralin Homes, LLC has had ample opportunity to fix this themselves, but chose to ignore repeated requests.

The grading repair work could not be completed during the winter months and raining season. However, our company has committed to performing this work and will uphold its promises as agreed upon. Now that weather conditions are suitable for such work to be performed, it is on schedule to be completed within the next 10-14 business days. Review: Fralin Companies, which has now changed its name to Integrated Real Estate Corporation, has failed to complete callback requests in fulfillment of the 1-year warranty on the new home we purchased. I have met with the building superintendent (LJ) multiple times, as well as their President of Construction ([redacted]) and their VP of Sales ([redacted]). Each time they promise to take care of many issues, get one or two taken care of, and then are unresponsive about the rest.

At the latest meeting I had with [redacted] (on 5/20/2014), I was told the following would be fixed: (1) ceiling in living room will be repainted where area was patched multiple times due to water leak, (2) Master bath window that has had adhesive residue on the outside since purchase of the home will be cleaned, (3) wall in dining room is bowed 1/4" which requires repair under warranty, (4) wall in kitchen is 1/2" bowed which requires repair under warranty, (5) wall in foyer is out of plumb by 3/4" which requires repair under warranty, (6) light fixture in basement bathroom is not properly mounted and is in danger of falling out of the wall, and (7) door to the upstairs bathroom does not close after they have made 3 previous attempts to correct it.

These have been presented multiple times via email as specified by Fralin/Integrated Real Estate Company, in person to [redacted] and LJ, and over the phone at various times to LJ and [redacted].Desired Settlement: Repair of all 7 items as outlined above by 6/27/2014.

The customer closed in May 2013 and identified several repairs at that time. Our records show these items have been corrected. Several items did not warrant correction by the new-home warranty statute, but we agreed to them as a customer courtesy. Please see the statue on warranties for new homes:

In March 2014, the customer reported a list of new observations. Many of those items have been repaired by our company, and several of them went beyond the scope of the Virginia statute. Some items require correction by our own warranty guidelines and they are in progress. One item not listed in the March notice, but mentioned in this complaint, is the basement light fixture. An electrician was scheduled this week to assess and improve as required.

We do appreciate that everyone wants as much as they can get, and we try to deliver such. We offer management services but normally our homeowners take that upon themselves.

In summary, please let us know if there is anything covered by the Virginia statute in need of repair. We are more than willing to bend over backwards to immediately correct those issues should they be warranted by the statute. In the meantime, we will continue to offer warranty guidelines that exceed the statutory provisions to make our customers happy.

Item #2 is the only item that is not a warranty-related issue. We never received a copy of the walk-through list, but in the week after closing this item was noted and promise was made to clean the window. It has been partially cleaned, but was potentially cracked in the process. I am waiting for Fralin to come finish cleaning and evaluate whether the window was cracked.

Item #6 has been resolved.

The remaining items are all directly pertaining to the warranty given by Fralin, which is generally a 1-year coverage for most things. We made the claims at various points from October 2013 through March 2014. Even if all claims were initially made in March 2014, this is within the 1-year window of coverage offered by the Fralin warranty. Saying that anything has been resolved in a timely manner has been a joke, however. At no point in resolving any walk-through or warranty items has Fralin addressed anything in a timely manner.

I just sent a status update of all items to Fralin's representatives today. I will copy that text below:

(1) ceiling in living room will be repainted where area was patched multiple times due to water leak,

(2) Master bath window that has had adhesive residue on the outside since purchase of the home will be cleaned,

Was partially cleaned. Still some spots of residue left. Also, the window may have been chipped/cracked. I have tried to get a response from ** about sending people back to clean and to take a closer look at the window from outside, as I cannot tell definitively from inside whether the outer pane is cracked or not.

(3) wall in dining room is bowed 1/4" which requires repair under warranty,

They "fixed" from the chair rail up by slathering mud on it. However, they have not done anything to address the chair-rail down, which is clearly bowed. It is obvious because the chair rail is straight, but the wainscoting immediately below follows the contour of the wall, which is clearly bowed in.

(4) wall in kitchen is 1/2" bowed which requires repair under warranty,

They did a marginally acceptable job of closing the gap between the bowed wall and the back splash. Fixing it properly requires taking down the top cabinets and fixing the whole wall, because the face of the cabinets are still angled in due to the fact that they are mounted on a bowed wall. It is clear that they wanted to do as little as possible.

(5) wall in foyer is out of plumb by 3/4" which requires repair under warranty,

The wall curves outward. They said the only way to fix it was to take the drywall down and re-do it, but they said their boss ([redacted]) didn't want them to do that. I told them that's what [redacted] said had to be done and so that's what they need to do to fix it. Instead, they slathered mud on the wall to make a straight line, filling in the curve. Well the problem is now instead of the wall curving outward at the top, it now comes up somewhat straight from the floor about 3', at which point it makes a hard kink out and angles upward. IT LOOKS WORSE BECAUSE THEY DID NOT FIX IT AS INSTRUCTED.

(6) light fixture in basement bathroom is not properly mounted and is in danger of falling out of the wall, and

(7) door to the upstairs bathroom does not close after they have made 3 previous attempts to correct it.

I have not received any word of someone coming to address this.

They did a marginally acceptable job of closing the gap between the bowed wall and the back splash. Fixing it properly requires taking down the top cabinets and fixing the whole wall, because the face of the cabinets are still angled in due to the fact that they are mounted on a bowed wall. It is clear that they wanted to do as little as possible.

(5) wall in foyer is out of plumb by 3/4" which requires repair under warranty,

The wall curves outward. They said the only way to fix it was to take the drywall down and re-do it, but they said their boss (Rick) didn't want them to do that. I told them that's what Joe Frye said had to be done and so that's what they need to do to fix it. Instead, they slathered mud on the wall to make a straight line, filling in the curve. Well the problem is now instead of the wall curving outward at the top, it now comes up somewhat straight from the floor about 3', at which point it makes a hard kink out and angles upward. IT LOOKS WORSE BECAUSE THEY DID NOT FIX IT AS INSTRUCTED.

(6) light fixture in basement bathroom is not properly mounted and is in danger of falling out of the wall, and

(7) door to the upstairs bathroom does not close after they have made 3 previous attempts to correct it.

I have not received any word of someone coming to address this.

I am cutting ties with Fralin and "closing" the issue in a sense, but I wanted to file a final update that items #1 and 3-6 were completed, but the other two weren't.

#2: window was cleaned, but may have had the outer pane cracked in the process. Cannot tell from inside the house. The builder's superintendent, **, told me that he would personally get on a ladder and check out the window, but he has not.

#7: They have made no effort to address the door. This was identified on our original pre-purchase walk-through. They attempted to fix it twice last fall, but have messed something else up each time they work on it.

So basically I just wanted to say that this is the status and I am so sick of dealing with Fralin that I would rather pay someone else to fix these issues rather than hold Fralin accountable to what they have obligated themselves to do.

Several attempts to get housing items that were not complete during the closing of our home (2/28/15) still have not been resolved nearly 6 months later. Items submitted for warranty via their warranty procedure go unacknowledged and not repaired. Contacting their Executive VP of Sales has no net effect. He will send emails but nothing gets done. My contract provides for a one year warranty however they do not live up to that warranty. They are refusing to live up to their end of the contract or trying to wait me out so that they in effect shorten the warranty period by not fixing anything until right before the warranty expires.Desired Settlement: The items that I have submitted and future warranty related items need to be fixed immediately within reasonable amount of time of notification of repair/warranty via their contractual method of notification. Furthermore, all correspondence needs to be answered within a reasonable amount of time (i.e. two business days).

I should not have to take these measures to get them to perform their job. Some of the items that are outstanding are original build items not post move in warranty. Also [redacted] is exploiting the "state code" in that if the problem exists yet they don't fix it until right before the warranty expires then I'm not getting a years warranty as I am supposed to. I only get from the time they fix it to the one year anniversary date of closing. So if they hold off fixing it until just before the anniversary date, they can do just enough to make it look right and then let the warranty expire an then refuse all subsequent requests for correction/repair of the same item quoting that the warranty has now expired.I have attached the complete email chain for the subset that they sent you. From this you can see the issue getting them to live up to their end of the agreement.Also note that I do not accept their answer for some of the other items namely the back yard seeding and the front door weatherstripping. I even asked for documentation where the weatherstripping is not covered by warranty and they never responded.[redacted] is not acting responsibly as a business.
