Without divulging the qualifications of the borrower the facts are as follows. Loan officer *** *** received a loan request via referral from another lender who was unable to approve their request as submitted. This referral was from the selling realtor because the “inhouse” lender
of that realty company could or would not approve the loan as requested.Based upon the information given at the time from the client and the referral source *** *** was confident he could complete the transaction. In the ensuing weeks however it became apparent that the client was either misrepresenting their intent to occupy or had other plans for her employment as the address of the home being purchased represented approximately mile commute one way to workThe borrower who was being represented by the same firm as the seller, PMZ, signed her counter offer on outlining conditions: Purchase price to be $All contingencies, except the loan approval, to be removed within daysThis means that the buyer is to order any inspections and the appraisal right away. The seller will not pay for any inspectionsdays after acceptance, the buyer is to increase their deposit to $Escrow to be with …….of …….Title CoEscrow to close in days or lessNeither Integrity First Financial Group or its loan officers made any intimation to release loan contingencies, if fact in the counter offer items listed above, loan contingency removal was not required Additionally, because the commute had not been addressed the appraisal had not been completed; something both agents were aware of because access to the home had to be through their PMZ agency as the house was vacant. Review of correspondence in mid-January from the selling realtor confirms she knew the appraisal was not complete. It is therefore hard to imagine the selling realtor would allow such removal of any contingency.At Integrity First Financial Group we strive to be as forthcoming with our communication as possible. Clearly in this case we did not meet the communication standards of the realtors pushing this deal forward. It however is not a loan or request we are willing to entertain and this loan is not one we can approve

I submitted documents in July with Ms. Pamela, which left on sabbatical leave. Then I was given the run-around for the next two months. Finally in December I was told I was approved for 100k but not to go over 115k. Yet, [redacted] wants me put down 15% for closing on a FHA loan...where do they do this at?
