Complaint: [redacted] I am rejecting this response because:1.Painting of the rails,spindles and stair stringersOriginally he gave me a proposal of $for spindles, rails and stringers There were only spindlesWhen he came to the house he told us he did not include the stair stringers and it would be an additional $Yet he did not discount the spindles he did not have to paintHis workers removed the varnishWe do not have a cleaning service and he is fabricating what my wife saidHis so call attempt to resolve the situation is not as he describesHe was rude from banging on the door, not ringing the bell, to avoiding conversation, not even telling us he was leavingThis is a pattern that he exhibited with another neighbor who is also upset with his workHe did not remove all the paint marks on the stairsHe left residue all over the floor, no attempt to clean it upHe had to fix the sink in the downstairs bathroom because he and his workers poured paint down itHe scaped paint resude off but the plunger still is not woking properlyHis reply is I did not install it but when at the house one of his workers jamed it and he had to free it with a plyers.it is still not working properly.3aI sent him text of work to be comple***He never responds, so I fixed it my self as well as drippings and nailsHe replies he intended to fix his work but his van broke downHe sent text picture of Van be towedWhy did I have to contact himHe should have contacted meAs for the showerHe did not save any tiles that were removed, which he told us upon taking the job he would be able to doThe tile he wanted to replace it with was shades darkerMy wife was not satisfied with the white saddleHis nasty response was this is what I haveIt will take me two weeks to get the beige saddleUnfortunately, we settled because he was extremely nastyI have text message that his cousin cost him money and more because of his workI have text where he accuses me of being upset because of the work he did for my neighbor across the street, ***I have text where he calls me crazyHis comments about us being happyYes we were until we looked closelyYes, I did refer my daughter but she fortunately did not select him as a contractor because he was extremely expensiveAs for my request for $1,I was so upset with him when he called me and proceed to be nasty and arrogrant, calling my crazy following up with a text resinding his offer and texting me that I am crazyI was blowing off steam with the $1,If he wants to give me 25% back for the total job he preformed that would be $(25% of $3,is $862.50)$refund is 5.79%My wife wanted to hold money back but I did not because he kept talking about his kids and being self employedHe knew I was self employed in the past and am very sensitive to the small business ownerI know cash flow is a problemHis response to you plays on his kids and being self employedAs for me wanting work for freeWe had conversations and he knows I do not want work for free, I just want it done rightI did not ask him for a proposal for possible workBoth were rejected because they were extremely highI am insulted by his accusations that I want work for free and I was trying to get as much from him as I couldI feel this confirms the type of person he is Regards, [redacted]

The total sta*** in the complaint was for jobs that were performed in his home over the course of a time period of days, Jan 29-Feb (the sales receipt was uploaded detailing each job that was comple*** with the exception of painting the bathroom, and certain amounts for specific jobs were
outlined in text messages) The paint he is talking about are minute spots on the underside of the stair edge on about stairs. Pics are attached of the shower pan, stairs and light fixture as well as ever single text correspondence that we had. The varnish removed was not done by myself or those working for me. *** wife sta*** when we were there yesterday Monday 4/that when "they" came to clean they could not get some of the spots off. My assumption was they had a cleaning service, I could have been mistaken. We came and attemp*** to resolve the issue while we were hired by another homeowner *** * *** *** ** * *** **) on the same street to do some repairs. We came in and attemp*** to remove the spots and were successful in some areas. We needed to return to the other homeowners house to finish the job we were hired to do that day. This was explained in the series of text messages, towards the end of the document.The molding and chair rail issue, I had agreed to fix but ran into Van trouble as sta*** in the text messages and was not able to make the hour drive away where *** house is loca***He took it upon himself to fix them before I could return to accomplish this. As far as his statement about not matching the tiles and saddle, please see Pages 26, & of the word document that has the text messages where this was discussed. They clearly state that I informed them of the color of the saddle and the tiles that were removed and could not be used again. I even offered him to use some tiles I had purchased for another job which he agreed to. There was no nasty comments made to him or his wife regarding the tile work, in fact, when we did the work the way we initially sugges*** and they agreed to, his wife did not like the look of it so we ripped out those end tiles and put in the tiles she liked better at no additional charge, even though it added hours onto the job. Once her request as fulfilled, she sta*** that she like our original way better. At the time the work was done and *** and his wife were very expressive on how happy they were with everything and how great it all looked. He even requested additional work from me and referred me to his daughter to do work for herThis info is all statedin the text message records that are in the word document. I am not a perfect individual however as a self employed contractor, it is my opinion that *** *** is attempting to get work done for free, as he is requesting a $1,refund on small traces of paint on stairs that only cost him a total of $to have pain*** as well as complaining about tile work that he agreed to and paint work in his bathroom that he was willing to fix. He asked for $back, I offered to give him $200, which in my opinion is sufficient for the small splatters of paint he is complaining about, and as a self employed husband and father of kids, that was all I can afford at this timeThat would have been a 25% refund of the total job amount for the stairsThen he quickly asked for $300, and at that point I knew he was not interes*** in any type of reconciliation or compensation for his perceived issues with the work, he was just looking to get as much money of out of me as he could, basically trying to get his work done for free. If he was unhappy with the way things were done, why didn't he mention anything while we were there, before he paid me the remaining balance? I believe it is because it is not the quality of my work that is in question, but the desire for him to get work done for free

I am rejecting this response because:1.Painting of the rails,spindles and stair stringers. Originally he gave me a proposal of $800.00 for 160 spindles, rails and stringers.  There were only 130 spindles. When he came to the house he told us he did not include the stair stringers and it would be an additional $300.00. Yet he did not discount the 30 spindles he did not have to paint.2. His workers removed the varnish. We do not have a cleaning service and he is fabricating what my wife said.3. His so call attempt to resolve the situation is not as he describes. He was rude from banging on the door, not ringing the bell, to avoiding conversation, not even telling us he was leaving. This is a pattern that he exhibited with another neighbor who is also upset with his work. He did not remove all the paint marks on the stairs. I was blowing off steam with the $1,000.00.10. If he wants to give me 25% back for the total job he preformed that would be $862.50 (25% of $3,450.00 is $862.50). $200 refund is 5.79%11. My wife wanted to hold money back but I did not because he kept talking about his kids and being self employed. He knew I was self employed in the past and am very sensitive to the small business owner. I know cash flow is a problem. His response to you plays on his kids and being self employed.12. As for me wanting work for free. We had conversations and he knows I do not want work for free, I just want it done right. 13. I did not ask him for a proposal for possible work. Both were rejected because they were extremely high.14. I am insulted by his accusations that I want work for free and I was trying to get as much from him as I could. I feel this confirms the type of person he is.
