This letter is in response to the recent complaint fil** by [redacted] against Integrity Realty & Management...

Professionals, Inc., ID # [redacted].Upon checking e-mail correspondence regarding her daughter, [redacted]’s lease at [redacted]
[redacted], I noted courteous and respectful conversations with [redacted], [redacted] father. However,there was never any correspondence with [redacted] regarding the lease, so it is confusing why she filed a claim againstIntegrity Realty.
The issue in question revolves around the fact that [redacted] and three other girls sign** a year lease on February 25, 2015 forthe unit cit** above, to begin June 1, 2015. From the time the girls sign** the lease to the days leading up to their move-indate, there was a falling out among them, and [redacted] decided to part ways with the other three girls.
[redacted] contacted Integrity Realty on May 4, 2015 and request** that she be released from her obligation of thelease. Although sympathetic to the situation, it was explain** that the lease was binding and that they were responsible tofind someone to sub-lease her portion of the lease.
** e-mailed again May 18 after [redacted] received information regarding paying her rent payment through the online rentpaying service. ** said he was more than happy to make the rent payments until a viable candidate was found to take[redacted] place on the lease, but he wanted to “exclude my daughter” from the lease.
We reiterated that we could not just take her off the lease and this is the day the complaint was filed. It seems to be anemotional response to the fact that the lease could not just be waived, and although it’s understandable why [redacted] didn’twant to live in a “toxic situation”, it still did not absolve her from the legal obligation of fulfilling her lease.
Fortunately, the situation has been resolved. [redacted] found a new tenant to take over her portion of the lease, and her formerfriends moved into their new apartment on June 1.
We pride ourselves in providing a good place for students and others to live. The lease we have protects both tenant andlandlord in situations that arise. We often encounter roommate issues. If the tenants were able to walk away every time theyhad a falling out with their roommates we would be in a world of hurt. Enforcing the lease in which the tenant is responsiblefor finding someone to take over the lease if they move, etc., is the only way the landlord has to protect himself from default.
Please advise if there is something else we need to do.
