Tell us why hereAfter receipt of this complaint we interviewed our mortgage loan officer in regards to his interaction with *** ***. *** *** called Intercontinental Capital Group (ICG) about lowering her monthly FHA premium rate. During the phone call, the mortgage
professional clearly identified himself as a loan officer with Intercontinental Capital Group and discussed lowering *** *** mortgage payment through an FHA Streamline refinance mortgage program. During the call, *** *** and the mortgage loan officer discussed options for refinancing and *** *** provided the loan officer with her name, address and social security number and verbally authorized ICG to run a limited credit inquiry confirming only her mortgage history. A full credit report was not pulled

Intercontinental Capital Group communicated with *** *** as well as his current lender (who is servicing his loan) and the title company responsible for the closing of the loan We have not reached a resolution at this time, but are working to come to one on *** ***'s behalf.The
determination as to the amount of taxes to be escrowed and collected monthly, at the time of his loan consummation, was based on information provided to Intercontinental Capital Group by the title company We are hoping that they will cooperate and rectify their error

It is the policy of Intercontinental Capital Group, Incto always obtain authorization from an applicant in order to run credit. That is the basis for the request of the Mortgage Loan Originator and response by *** *** for her social security number. It is accurate that the proposed transaction was in order to reduce the FHA mortgage insurance through their streamline program

*** ***,First, I am sorry you had any trouble with InterContinental Capital Group, Inc We take pride in educating our consumers and ensuring that they are versed with regards to the issues surrounding our products That said, in your complaint, you mention that there is no mention as
to who the mailer came from or that we are not affiliated with *** This is not so, the cover of the letter clearly stated the name of the company, along with our licensing information and address Then on the actual letter, it says in clear font, in the letter that "ICG is not affiliated with the federal government nor associated with your current servicer." Further, within the letter there is clear information to explain that ICG is a *** approved lender and the ICG *** lender ID is clearly displayed All of this is within the letter. Additionally, it should be noted that the reason you got the letter is because the *** on your current loan is higher than the current *** being offered for *** borrowers Further, the only way to lower the *** is to streamline your current loan through a streamline refinance A streamline is like a regular refinance but without the fees and without the hassle of document verification associated with a regular refinance As it stands, the *** will not work directly with borrowers to reduce ***, the only way for this to be achieved is through a streamline with a *** approved lender, such as ICG If you do not wish to work with ICG, you should inquire with any other *** approved lender to see if streamlining makes sense for you, especially given the *** rate you have as your loan was originated prior to Jan of this year. Despite this, it is now clear that you are not interested in streamlining your loan with ICG at this time Therefore, despite you having faxed back the initial inquiry form, we will not be moving forward, and have discarded and destroyed any information received If you have any other questions related to this matter, please do not hesitate to contact us, we would like to help and we want to make sure all your questions go answered.Kindly,Dustin D***,President and CEOInterContinental Capital Group, Inc

advertisements are reviewed by counsel prior to distribution to ensure compliance with state and federal lawsSpecifically this advertisement was reviewed in consideration of Washington Administrative code *** and RCW ***With regards to this it should be noted that the advertisement clearly states the company’s NMLS number and locationThe letter also states, in the same size font as the rest of the letter, that "ICG is not affiliated with the current servicer of the subject note nor is ICG an agency of the federal government." In addition, the information in the letter is all factual, and the letter clearly contains the address, contact information for the company, as well as the HUD Lender ID as to fully disclose the company's license status.We are hopeful that this response clears up and confusion, and should you have any further inquiries - please do not hesitate to contact us.Finally, as you requested, we have removed your name from our mailing list.Respectfully, Dustin D***,President/CEOInterContinental Capital Group

In response to *** ***'s last communication we have created a "Do Not Mail" list and have added *** *** to it to ensure that he does not receive any future mailers from Intercontinental Capital Group. We would still welcome the opportunity to speak with *** *** as it is always the desire of the company to get direct feedback from consumers so that we may improve our services.Thank you

In response to *** *** complaint, our Director of Operations called *** *** She assured him that our SrManagement will handle this situation *** *** name has been added to our Do Not Contact list In addition, I did a search of our electronic records and do not
see any information stored regarding *** *** We will be drafting an apology letter to the client and his wife, as we are sorry to hear of this experience.We were able to trace the phone number provided in the complaint to one of our mortgage loan officer's phones We have contacted our Human Resources department who will be meeting with the loan officer who contacted *** ***, as soon as possible If, after his HR interview, it is deemed warranted, he will be issued a written warning that will posit that any further inappropriate behavior will result in his immediate dismissal from the company

ICG has contacted *** *** and apologized for the miscommunication, and assured him that the Loan Officer in question has been advised to avoid any mention of potential pur***rs of our loans*** *** also received some inaccurate information from Pacific Union Financial regarding an insurance
loss draftHis issue was resolved

We apologize for any confusion caused by the communications with *** *** regarding the credit she received at the closing of her loan. The remaining $was refunded to her and she should be in receipt of the check at this time. We believe that this resolves any issues raised
in the complaint. Thank you

I understand *** ***'s frustration and am trying to assistI also understand that he has been previously assured that an employee of ICG would get the inquiry removedThe three credit bureaus (*** *** *** ***) all have specific procedures for removing credit inquiriesIf ICG is to assist with this matter, then we will need the letter from *** *** that I have previously requestedWithout it, there is not a process for ICG to initiate an inquiry removal*** *** would have to contact the three bureaus individually and work with them directly

What proof do they have of them rejecting the deal? They made no effort to contact me, and they contacted my advisor in January 2016, after I filed a complaintThe deadline for the signing was December **, 2015. ID# [redacted], and have determined that my complaint has NOT been resolved because: I have already discussed it with Todd A[redacted] and he told me it was supposed to be removed.  That was months ago.  There should be no process.  I never gave permission to have my credit run in the first place.  Once it is removed you can have someone write me an apology for the months of inconvenience and hours I have spent working to keep my credit correct.sincerely, [redacted]

 They pulled my credit to see if I qualified for the loan. So yes it's on my credit report! Letter received in the mail and the loan officer had said NO CLOSING COST! Said that the company pays the closing cost, yes weird as I thought, but both had said and have it in writing!

Intercontinental Capital Group (ICG) has reviewed the events and documentation leading up to [redacted]'s complaint that was filed with the Revdex.com. The company takes all borrower opinions seriously, and does its best to resolve any complaint in a timely and professional manner....

In this instance, [redacted] was completing a refinance of her mortgage. The mortgage being paid off with the refinance included an escrow balance for taxes and insurance. In normal circumstances, escrow balances are released to the borrower by the prior lender in a reasonable amount of time after funding of the refinance. In an effort to reduce the amount of out of pocket expenses that [redacted] would have to contribute to closing the refinance, the company, at its sole discretion, offered to advance the escrow funds due to the borrower and include those funds in the closing of the new loan. On December *, 2016, [redacted] was provided with a letter of explanation of how this process would affect her required funds to close, and specifically disclosed that the advance was in effect a loan that was repayable by [redacted] once she received the refund from her prior lender (please see attached [redacted] EA Letter). [redacted] was also provided a Note at closing, which she signed, that provided the details of the repayment terms of the escrow advance (please see attached [redacted] EA Note). Lastly, [redacted] was provided a final Closing Disclosure which identified the funds as an "Escrow Advance" in the amount of $1,112.64, and which was signed by [redacted] on October **, 2016. ICG regrets any misunderstandings that [redacted] may have as a result of this loan.

We have attempted to contact [redacted] at the phone number referenced in the complaint to discuss his concerns about the content of Intercontinental Capital Group (ICG)’s mailer.  Unfortunately, [redacted] did not return the voice mail left for him.The assertions made by [redacted]...

are not accurate.  The “logo” he claims to be misleading is the Equal Housing Lender logo which is required on any mailer sent out by a mortgage banker.  It is not intended to indicate ICG is a governmental agency.  Further, the mailer clearly states  “ICG is not affiliated with the current servicer of the subject note nor is ICG an agency of the federal government”.  This language illustrates that it was never the intent of ICG to mislead a consumer. The complaint also mentions that the live chat feature on the company’s website is not functional.  However, the mailer in no way mentions any website nor is any link provided to go to a website.  Rather, the mailer only provides a call in phone number to contact the lender.  Additionally, the digital bar code is not meant to mislead but rather it is the only way that ICG can track the mailers it sends out.  It is for general marketing purposes only.  [redacted] is correct that the mailer was not delivered via [redacted].  This was ICG’s marketing company’s failure to change the mailer to indicate the proper method of delivery  and we have been ensured that this will not happen again.ICG takes any consumer complaint very seriously and we are sorry to hear that [redacted] thought the advertisement was misleading.  That was never ICG’s intent.  That being said, we were hoping to speak with [redacted] to get direct feedback to see if there is anything we can do differently in future mailers.Thank you.
